RESO describes RETS as deprecated and unsupported, and ended RETS certification in 2018. A particular MLS may still operate a RETS feed during a transition, so confirm that provider’s Web API, data mapping, access terms and migration schedule before scoping work.
Why Web API is the right target for new MLS integrations
RESO’s Web API is the current transport standard for requesting and exchanging MLS data. RESO describes its approach as RESTful and based on JSON, OAuth and OData, using widely supported web technologies. Its stated aim is interoperability among MLSs, brokers, agents and technology systems. RESO’s Web API overview explains the standard and its role.
RETS is a legacy transport. RESO calls it deprecated and unsupported and says it discontinued RETS certification in 2018. Historical RETS specifications remain available, but their availability does not make RETS the recommended choice for a new integration. If an existing feed still depends on RETS, treat that as a provider-specific transition constraint and ask the MLS for its actual sunset plan. RESO’s certification page describes current certification and RETS status.
Web API and the Data Dictionary solve different problems
The Web API defines how a client requests and receives data; it does not, by itself, guarantee that every MLS uses identical field names or exposes identical data. The RESO Data Dictionary provides a shared vocabulary and structure for resources, fields and lookup values. Resources include Property, Member, Office and Media.

RESO identifies Data Dictionary 2.0 as current and reports an inventory of more than 1,700 fields and 3,100 lookups. It does not expect most organizations to adopt the entire inventory, and full adoption is not required for certification. Local market fields can be represented. For an integration, establish which resources and fields the MLS actually exposes, how they map to standardized fields, and how local fields and lookup values are delivered. Certification verifies that a system processes standardized requests and returns data in the expected standardized format; it does not establish that every MLS exposes the same fields, grants every developer access, or provides identical operational terms. RESO lists Web API Core 2.0.0, Data Dictionary 2.0 and RESO Common Format among its current certification offerings, alongside testing tools, a client SDK and a reference implementation. How widely MLSs have adopted Web API
RESO’s live certification page, accessed October 4, 2026, reports that at least 90% of MLSs have certified Web API services. The page’s displayed update context says “Data updated 10/02/2026”; these are RESO-reported figures, not an independently audited count. RESO certification page
RESO’s live Web API Transition Leaderboard, accessed October 4, 2026, reports Web API feeds converted for 62.4% of U.S. subscribers and feeds committed to conversion for 76.4% of U.S. subscribers. Plan a RETS-to-Web-API migration around the provider
RESO’s Web API Transition Guide, published May 24, 2023, frames conversion as preparation, communication, scheduling and execution with the MLS’s technology vendor and affected customers. The exact implementation plan depends on the feed provider; the standard alone does not specify migration dates, costs, rate limits, uptime or sunset deadlines. Read RESO’s Web API Transition Guide.
- Inventory dependencies. List applications, vendors and downstream processes that currently use RETS or another MLS feed mechanism.
- Confirm the target service. Ask the MLS and its technology provider which Web API and Data Dictionary versions, resources, standardized fields, local fields and lookup values are available.
- Set up authorized access. Confirm credentials, authorization, production entitlements, applicable terms and whether a parallel-running period is possible.
- Test the actual endpoint. Validate parsing, pagination and filtering, data updates, media links and error handling against the provider’s documentation. Check assumptions specific to your workload rather than assuming all MLS implementations behave alike.
- Agree on cutover controls. Coordinate stakeholder communications, schedule, monitoring and rollback arrangements with the MLS and vendor. Get provider-specific answers for operational limits and the RETS sunset date.
Where MLS listing data and development access come from
RESO creates standards; it does not provide MLS listing data. For production data, contact the relevant MLS and obtain its credentials, permissions and terms. RESO notes that MLSs owned by REALTOR® associations are required by NAR policy to provide production-level access through Web API, but developers still need to arrange access with the individual MLS. For development, RESO’s FAQ points to the Web API Developer Reference Server, a collaboration involving Austin Board of REALTORS®, RESO and Zillow’s Bridge Interactive API service.
