Bengaluru office parks usually protect tenants with several layers rather than one all-purpose backup system. BESCOM feeders supply the campus, transformers distribute the voltage, UPS units and batteries bridge the instant a fault occurs, and diesel generators sustain critical loads during a longer outage. Better-engineered sites add dual utility feeds, N+1 or N+2 equipment, separate electrical paths, multiple internet carriers and physically diverse fiber routes.

That design does not automatically make a building resilient. A failed transfer interlock, shared duct, depleted battery or common control-system fault can defeat apparently redundant equipment. Tenants should therefore verify current maintenance records, loaded generator tests, UPS runtime at their own load, carrier route diversity and outage procedures before treating a park as 24/7-ready.

What is the typical power path in a Bengaluru office park?

Power normally moves through five stages: utility intake, transformation, tenant distribution, an instantaneous UPS bridge and sustained generator backup. The exact arrangement varies by building, lease specification and the percentage of tenant load the landlord promises to support.

BESCOM intake and transformation

BESCOM feeders enter a campus and terminate at the site’s high-voltage substation. Transformers reduce that supply for low-voltage switchboards, risers and tenant floors. A site may have one feeder, dual feeders or separate substations. Ask whether “dual supply” means two genuinely independent BESCOM sources or two circuits that ultimately share a substation, duct or upstream line.

Tenant distribution

Switchboards divide power between normal office circuits and essential circuits. Lighting, lifts, cooling, fire systems, access control and tenant plug loads may be assigned different priorities. A lease can describe a whole-building generator, while the practical commitment may cover only emergency infrastructure or a stated connected-load allowance.

UPS bridge for sensitive equipment

Online UPS systems and batteries keep network, server and other sensitive loads within acceptable voltage and frequency limits while automatic-transfer equipment starts or accepts generator power. UPS capacity is commonly expressed in kVA, but usable runtime depends on the real kW load, battery age, temperature and the amount of reserve capacity. A UPS that protects a server room does not necessarily protect every workstation or the building’s cooling plant.

Generator supply

Diesel generator sets provide sustained backup after the transfer sequence. Their kVA rating is not the same as the amount available to every tenant: the landlord may reserve capacity for life-safety systems, cooling, pumps and common areas, then shed lower-priority loads. Fuel-tank volume, refuelling arrangements and load-shedding rules determine how long the site can operate.

Redundancy and maintainability

N+1 means the installed modules can lose one unit and still meet the required load. N+2 leaves two-unit failure tolerance. N+N generally describes two complete UPS or power trains, each able to carry the design load. These labels matter only when equipment is on separate distribution paths and can be maintained without disconnecting the protected load.

How does a park keep power on during a utility outage?

The sequence is automatic, but each stage has a different job and failure mode.

  1. Detection: switchgear senses loss or unacceptable quality on the BESCOM source.
  2. Bridge: UPS inverters and batteries carry their connected loads without waiting for a diesel engine.
  3. Start and transfer: automatic-transfer controls start generator sets and connect them when voltage and frequency are stable.
  4. Load management: the building controller connects critical feeders first and may shed non-essential loads to stay within generator capacity.
  5. Return: after utility power is stable for the configured period, controls transfer back, cool down the engines and recharge batteries.

Tenants should request the actual transfer sequence, generator start-time specification, bypass arrangements and outage communications plan. A single non-functional interlock can prevent an otherwise healthy generator from taking load.

How long will the generator run?

There is no Bengaluru-wide runtime figure. Runtime is a property-specific result of fuel stored, current load, generator efficiency, refuelling access and operating restrictions. A “four-day” tank statement may describe a design estimate at a particular load, not a guaranteed duration for every tenant.

These are the building’s stated specifications. Confirm current fuel, maintenance records, actual backed-up tenant load and the test conditions behind the four-day description.
Apollo Power Systems, Devanahalli R&D centre case study 1.6 MVA transformer; two 750 kVA DG sets; dual-source infrastructure; 1.1 km trenchless cable connection to BESCOM. An example of a new R&D facility engineering a redundant electrical backbone, not a specification for every office park.
Praja Infratech, Electronic City Phase 2 Five Perkins 4006D-23TAG2A engines totalling 3,750 kVA of standby power; engines described as meeting India’s CPCB II emissions standard. Standby nameplate capacity does not show how much is allocated to your floor or how much fuel is available.

Ask for the last loaded-bank or live-load test, fuel reconciliation, refuelling contract and the load percentage used to calculate autonomy. Also establish what happens when a prolonged outage requires refuelling while the site is occupied.

Are office parks protected by more than one BESCOM feed?

Some are, but “dual BESCOM supply” is not proof of end-to-end independence. Two incoming circuits can share upstream infrastructure, a transformer yard, a cable trench or a common switchboard. Request a single-line diagram showing each source, transformer, bus section and tie breaker, plus the maintenance history for those components.

NTT Bengaluru Data Center 3 describes express BESCOM feeders to a 66 kV substation, N+2 redundancy for transformers and generators, N+N UPS backed by batteries and automated changeover from the main feeder to diesel generation. Those are data-center controls and should be treated as a high-criticality benchmark rather than a claim about ordinary offices.

How is internet connectivity kept available?

Internet resilience depends on both provider choice and physical separation. A building can advertise several internet service providers while every circuit enters through one duct; one excavation or riser cut would then disconnect them all.

Carrier-neutral access

Carrier-neutral meet-me rooms let tenants order circuits from multiple telecom operators instead of being tied to a landlord’s preferred carrier. Ask which carriers can be installed today, how long cross-connects take and whether the room remains accessible during a building incident.

Physically diverse fiber

Resilient designs use separate building entry points, risers and street routes. NTT Bengaluru Data Center 3 documents three diverse fiber paths to meet-me rooms. Web Werks BLR-1 in Whitefield lists feasibility for all major telecom carriers, multiple redundant fiber paths and multiple entry points. Obtain route-diversity drawings or carrier letters; two circuits with the same street route are not independent for disaster purposes.

Logical failover inside the tenant

Dual-WAN routers, BGP or SD-WAN can move traffic between independent circuits. Configure health checks that test real reachability, not merely whether an Ethernet port is up, and decide which applications may use a lower-bandwidth backup. Logical failover cannot compensate for two providers sharing a conduit or upstream exchange.

Power the network itself

Keep core switches, firewalls, optical terminals, Wi-Fi controllers and the dual-WAN appliance on UPS-backed circuits. Otherwise a building power event can turn an available ISP circuit into an unusable service because the tenant’s own network equipment has shut down.

What do documented Bengaluru facilities reveal about real-world resilience?

Published specifications show the range of designs, while incident and audit records show why verification matters.

ITPB outage reported 7 March 2012 Bangalore Mirror reported an approximately three-hour outage across all six buildings despite a dedicated BESCOM line, a 12.5 MW captive power station and five diesel generators. This historical event illustrates common-mode failure risk; it is not a current outage-rate statistic.

What can make redundant systems fail together?

Common-mode failures defeat multiple nominally independent components at once. Typical examples include a shared upstream feeder, one flooded cable trench, a common switchgear bus, a control-system software fault, an incorrect transfer setting, insufficient fuel, or maintenance performed on both power trains simultaneously.

The ITPB incident is a useful warning: dedicated utility and substantial on-site generation did not prevent a multi-building outage. The July 2025 ABC Bangalore audit provides a more recent operational lesson, finding a non-functional DG interlock among its immediate-action items. Ask to see evidence that corrective actions were closed and retested, not merely logged.

  1. Map the electrical sources: obtain the single-line diagram, number of BESCOM feeds, transformer ratings, bus ties and the physical separation of each path.
  2. Define the backed-up load: identify whether your lease covers only emergency systems, a percentage of connected load or the entire tenant floor, including cooling.
  3. Check generator endurance: record installed kVA, fuel autonomy at the building’s stated load, refuelling arrangements, recent loaded-test results and the priority order for load shedding.
  4. Validate UPS protection: ask whether the topology is N, N+1 or N+N; record battery installation dates, tested runtime at your expected load, maintenance bypass design and replacement policy.
  5. Observe transfer testing: request the last automatic-transfer test, generator start result, interlock test and alarm report. Confirm how tenants are notified before planned tests.
  6. Audit internet diversity: list available carriers, meet-me-room access, building entry points, risers and street routes for each proposed circuit.
  7. Design tenant failover: specify dual-WAN or SD-WAN hardware, health-check targets, routing priorities, monitoring and escalation contacts.
  8. Review incident handling: obtain restoration targets, emergency contact numbers, outage communication channels, service-credit terms and the process for reporting a failed generator or fiber route.

What happens if BESCOM and the generators both fail?

UPS batteries become the final bridge for the loads connected to them. Their runtime is finite, so the tenant’s incident plan must define which servers remain on, when non-essential equipment is shut down, how data is saved and how an orderly stop is triggered. Internet circuits may remain physically live, but they are useful only while carrier equipment, building active equipment and the tenant’s own network stay powered.

For critical operations, keep an offline copy of escalation contacts, document manual bypass and shutdown procedures, and test recovery from a complete building power loss rather than only a simulated ISP failure. Confirm whether security, access control, lifts and cooling have separate emergency feeders before assuming staff can safely remain on site.

How should you compare two Bengaluru office parks?

Score each park against the same evidence rather than comparing marketing labels.

Comparison axis Questions to ask Evidence to request
Utility independence How many BESCOM sources exist, and where do they converge? Single-line diagram, source and transformer maintenance history.
Generator capacity What percentage of my actual load is backed up, and what is the tested fuel autonomy? Generator schedule, fuel records, loaded-test report and refuelling contract.
UPS resilience Is the topology N, N+1 or N+N, and what runtime is measured at my load? Battery age, discharge-test results, bypass diagram and replacement plan.
Automatic transfer How often are transfer controls and interlocks tested? Test logs, alarm history and corrective-action closure.
Fiber diversity Do circuits use different entries, risers and street routes? Carrier route maps and meet-me-room access terms.
Operations Who declares an incident and how quickly are tenants updated? Escalation matrix, restoration targets and communication procedure.

No comparable, current city-wide statistic establishes Bengaluru office-park outage frequency or ISP restoration time. Request those figures from each property manager and carrier instead of generalising from one building or one historical incident.

What maintenance proves that the design works?

Resilience is an operating discipline. Look for scheduled generator starts, periodic loaded tests, battery impedance or discharge testing, thermography of switchgear and busbars, alarm reviews, fuel-quality checks and documented interlock tests. Maintenance should include the automatic-transfer controls and the building-management-system points that report status; a generator that runs locally but cannot receive a start command is not available backup.

Ask how often each test occurs, whether tests are performed under realistic load, which findings remain open and who authorises return to service. Require notice of planned maintenance that removes one member of an N+1 or N+N arrangement, and confirm the temporary risk controls during that window.

What network design should a tenant deploy?

Use two circuits from genuinely different carriers where the workload justifies it, terminate them on separate power supplies, and connect both to a monitored dual-WAN edge. Place firewalls, switches and optical equipment on UPS-backed circuits, keep spare optics and patch leads on site, and document a manual routing fallback if the automated policy fails.

Test failover with the applications that matter: voice, VPN, cloud identity, payment systems and remote desktops may react differently to a short route change. Record the observed convergence time, user impact and restoration steps, then repeat after major carrier or building changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Is a high-criticality data-center design necessary for every office?

No. A normal office may accept a single utility path, limited generator coverage and one internet circuit if a short interruption is tolerable. A development lab, call centre, trading operation or server room may need dual power paths, tested UPS runtime and independent carriers. Match the design to the cost of downtime, legal obligations, safety requirements and the time needed to restore work, rather than paying for a label without verifying its underlying controls.

Frequently Asked Questions

Can a landlord guarantee 24/7 power backup in writing?

A lease can define backed-up loads, testing duties, notification and remedies, but no document can eliminate every common-mode failure. Ask for measurable commitments such as tested generator availability, maintenance notice periods and reporting obligations rather than an unqualified “24/7” phrase.

Does a second internet provider guarantee connectivity during an outage?

Only if the circuits are independent through their physical entry, riser, street route and relevant upstream infrastructure. Have both carriers confirm route diversity and test an intentional failover while normal traffic is running.

How often should a tenant test its own dual-WAN failover?

Test after installation, after any carrier or firewall change, and on a scheduled operational cadence agreed with your business owners. Include application-level checks and record the time to detect, switch, operate and restore the primary path.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Who pays for UPS batteries and network equipment in a leased office?

Responsibility depends on the lease and the demarcation point. Clarify whether the landlord maintains common UPS and generator systems, while the tenant owns rack UPS units, firewalls, switches, batteries and internal cabling.
