Yes—one reported cold-outreach workflow found a potential real-estate angle the brokers had not asked it to look for. In an August 21, 2026 case study, Asian Efficiency author Thanh Pham describes connecting a spreadsheet of hundreds of prospects to a Lindy agent, which used Perplexity to research each person and company and draft a personalized LinkedIn or email message. One draft suggested that a building appeared to be physician-owned and might present a sale-leaseback opportunity. The case shows how research and contextual interpretation can add value beyond inserting a prospect’s name into a template—but it does not establish that the ownership inference was verified or that the process will perform the same way on other lists.

What did the AI agent find that the brokers had not requested?

In the case study, the unexpected angle was that a medical-office building appeared to be physician-owned, which led the agent to suggest a possible sale-leaseback opportunity. The brokers had not specified physician ownership as a filter or instructed the agent to look for sale-leaseback prospects.

The source describes commercial real-estate brokers Seth Gilford and Steve Leathers, who specialize in medical-office buildings. They supplied a spreadsheet with hundreds of rows containing names, companies, properties and phone numbers. The assignment was to personalize cold outreach for those contacts. During the resulting work session, a draft raised the ownership angle that prompted Gilford to ask, “How did it know this building was physician-owned?” He also said, “We didn’t even specify that the list had physician owners and real estate owners. We just gave you a list.”

That distinction matters: the agent was not merely filling in a known detail from the spreadsheet. According to the case study, it researched the building, found information suggesting physician ownership, connected that possibility to a commercial real-estate use case, and put the idea into a draft message. The source characterizes the building as apparently physician-owned; it does not establish that the ownership was confirmed or that a sale-leaseback transaction was available.

How did the cold-outreach workflow work?

The reported setup combined a spreadsheet, Lindy for agent orchestration and Perplexity for research. It used each row to research a person and company, then produced a personalized LinkedIn or email message for that prospect.

  1. Update the prospect spreadsheet. Add the new contacts and the available identifying details. In the reported list, those included names, companies, properties and phone numbers.
  2. Run the agent. The case study says the connected workflow used Perplexity to research each person and company, then drafted outreach based on that research.
  3. Review and edit the drafts. The brokers checked the generated messages and tweaked any that needed adjustment. This is where a user can catch a mistaken identity, unsupported ownership claim, awkward wording or an angle that is not appropriate to raise.
  4. Send the approved messages. The workflow described is not “generate and automatically send.” Its stated process puts human review between drafting and sending.

Pham reports that the whole batch took under 30 minutes. That is the author’s account of this particular session, not an independently tested benchmark: the case study gives the list size only as “hundreds of rows” and does not state an exact count, error rate, message-delivery result or time per prospect.

Why is this more than automated text personalization?

Basic mail-merge personalization uses known fields—such as a name, organization or property—in a fixed message. The reported agent workflow added research and an attempt to interpret why a fact might matter to these brokers. Its notable output was not simply a greeting with the prospect’s name; it was a possible commercial angle tied to the property.

That is also where the value and the risk meet. A useful outreach message can show that the sender understands a prospect’s situation, but a confident-sounding inference can be wrong, outdated or too sensitive to introduce in a first contact. “Appears to be physician-owned” is not equivalent to verified ownership, and a possible sale-leaseback angle is not evidence that the owner wants to sell or that a deal is feasible. The case supports the narrower claim that the agent surfaced a potentially relevant lead for human consideration.

For an agent to contribute this kind of value, the steps are conceptually different: gather information, relate it to the user’s business context, and formulate a reason to contact the prospect. The case study documents the outcome and tools, but it does not disclose the precise prompts, research sources consulted for that building, how source quality was assessed, or how the ownership inference was checked. Do not assume those details—or a reusable recipe—are established by the story.

What should a team verify before sending an AI-researched message?

Treat each draft as a lead for review, not as a fact-checked record. The review step described in the case is important because an outreach error can damage trust, particularly when the message makes claims about property ownership or a possible transaction.

Check identity and property matching

Confirm that the research concerns the intended person, company and building. Similar company names, incomplete property details or changes in ownership can cause a draft to combine information about different entities. The case study does not report how often such matching problems occurred.

Separate evidence from inference

Ask what supports each factual statement and whether the draft signals uncertainty appropriately. A public clue that suggests physician ownership should not be rewritten as a definitive statement unless it has been independently confirmed. Likewise, a sale-leaseback suggestion is an opening hypothesis, not a promise or a conclusion about the owner’s plans.

Check whether the angle belongs in the first message

Even a relevant insight can sound intrusive or presumptuous if it is presented too strongly. A reviewer should decide whether to remove it, soften it, or ask an open question that lets the recipient correct the premise. The brokers in the case reviewed and adjusted drafts before sending; the source does not give a specific approval checklist or a rule for which claims to omit.

Keep the approval boundary explicit

The documented sequence ends with human review and then sending. A team adopting a similar approach should decide who is authorized to approve claims and messages, and should not treat generated text as approved simply because it is personalized. The case study offers no evidence about automatic sending, approval controls in the products, or how those controls were configured.

What does this case establish—and what does it leave unknown?

The story is useful as a concrete example, but its evidence has a defined scope. It is a first-person case study by Thanh Pham, updated August 21, 2026, about one working session involving two brokers and a list described as containing hundreds of rows.

Question What the case study says What it does not establish
Which tools were involved? Lindy was used for the agent workflow, with Perplexity used for research. Exact configuration, prompts, model versions or product settings.
What went into the workflow? A spreadsheet with hundreds of rows, including names, companies, properties and phone numbers. An exact row count or whether every row had complete, consistent data.
What came out? Personalized LinkedIn or email drafts; one draft raised apparent physician ownership and possible sale-leaseback potential. Whether the ownership inference was independently verified, or whether any recipient responded or transacted.
How long did it take? Pham reports that the entire batch took under 30 minutes. A controlled comparison, average time per prospect, repeatability or an independently verified benchmark.
How accurate or effective was it? The account describes draft review and editing before sending. Error rate, conversion rate, deliverability, comparative message quality or independent performance scores.
What did it cost? Not stated in the case study. Product pricing, usage costs or the total cost per prospect.

This is why the “under 30 minutes” result should be read as a report about one batch, not a general promise. The source gives no comparison against a human-researched baseline, and it does not quantify the time brokers spent reviewing or editing the drafts. It also provides no outcome data that would show whether the outreach generated meetings, replies or business.

How can a business evaluate a similar AI prospect-research agent?

Judge a workflow on more than the number of drafts it can produce. The useful question is whether it can deliver relevant, defensible messages with a review burden low enough to make the process worthwhile.

  • Research depth and traceability: Can reviewers see what information supports a claim, and can they distinguish a source-backed fact from an inference? The case does not specify how source traceability worked.
  • Spreadsheet batch handling: Can the workflow process the fields the team actually has, flag incomplete rows and avoid mixing prospects or properties? The story describes a spreadsheet batch but does not explain its data validation or exception handling.
  • Personalization quality and control: Does each message explain a plausible reason for contact without overstating facts? Can a reviewer adjust tone and remove a weak angle?
  • Output fit: Does the team need LinkedIn messages, email, or both? The case describes drafts for LinkedIn or email, but gives no channel-by-channel quality comparison.
  • Human approval: Can the team ensure that a person checks sensitive claims before sending? In this case, drafts were reviewed and edited.
  • Total effort per prospect: Measure setup, research, exception handling, review, editing and sending—not just the time until text appears. The case reports a batch time but does not provide these separate measurements.

A practical pilot would use a clearly bounded list, define which claims need human verification, and track both time and correction needs. Compare the full workflow with the team’s normal process on a consistent basis. That creates evidence for your own list and use case rather than treating a single reported session as a universal benchmark.

What is the practical lesson for real-estate cold outreach?

The case suggests that an AI agent can sometimes find a useful prospect angle that was not spelled out as an input rule, when it combines contact research with context about the sender’s business. For the brokers in this story, apparent physician ownership suggested a possible sale-leaseback conversation worth examining.

The reliable operating pattern is narrower than “let AI find and send leads”: provide structured prospect information, use the agent to research and draft, have a person verify the substance and fit, and send only after approval. The reported discovery is a promising example of research-assisted personalization, not proof of confirmed ownership, deal intent, outreach success or repeatable performance.

Frequently Asked Questions

Can an AI agent find a new prospect angle without being told what to search for?

It can surface an angle that was not specified as a rule, as the case study’s apparent-ownership observation illustrates. Whether that angle is correct or commercially useful still depends on checking the underlying evidence and the recipient’s context.

Did the brokers confirm that the building was physician-owned?

The case study describes information suggesting physician ownership and reports the brokers’ surprise at the finding. It does not say that ownership was independently confirmed.

Did the outreach produce replies or a sale-leaseback deal?

The case study provides no reply, conversion or transaction results. The sale-leaseback idea appears as a potential angle in a draft, not as a reported completed deal.

Does the story show that AI prospect research is cheaper than hiring a researcher?

No cost comparison is reported. The account gives a time figure for one batch but does not state product charges, labor costs, or the time spent reviewing and editing.
