Before buying an AI-infrastructure or data-center stock, verify that its promised capacity can become profitable, cash-generating capacity. Start with signed contracts and collected revenue, then confirm power and grid interconnection, permits and construction milestones, funding capacity, hardware economics, customer concentration and a valuation that still works if projects slip. Announced megawatts, a large order pipeline or a bullish AI-demand forecast is not the same as delivered capacity or shareholder returns.
The practical test is whether the company can finance, build, power and fill each facility before its equipment loses economic value. The checklist below shows the documents, numbers and downside cases to examine.
What does an AI-infrastructure stock actually own?
“AI infrastructure” covers several businesses that earn money in different ways. A chip designer sells hardware; a data-center operator leases powered space or sells compute; a utility builds generation and transmission; and a developer may own land, permits and a future project but have little operating revenue. Compare companies only after identifying which assets produce today’s cash flow and which are still proposals.
| Business type | Primary revenue driver | Critical evidence | Main failure mode |
|---|---|---|---|
| Accelerator or server supplier | Chip, system and software sales | Segment revenue, customer orders, product mix and inventory | Demand pauses, pricing pressure or rapid product obsolescence |
| Colocation or compute operator | Hosting fees, leases or usage-based compute | Contracted megawatts, utilization, pricing, term and counterparty credit | Power or construction delays leave expensive equipment idle |
| Data-center developer | Lease-up, asset sales or future operating income | Land control, permits, interconnection and funding commitments | Pipeline never reaches commercial operation |
| Electric utility | Regulated or market electricity sales | Load commitments, generation, transmission and approvals | Demand exceeds available supply or regulators reject recovery of costs |
A stock can benefit from AI growth while still destroying value if the cost and timing of the required build-out outrun revenue. Keep operating assets, signed backlog and speculative pipeline in separate columns in your notes.

How can I prove that demand is real?
Use a revenue-quality ladder: cash-backed operating revenue is strongest, signed and financeable contracts come next, and management’s pipeline or memorandum of understanding is weakest. A high-level customer announcement should not be counted as revenue until the agreement, delivery conditions and payment obligations are clear.
Read the revenue and backlog footnotes
- Separate reported revenue from bookings, remaining performance obligations, backlog, letters of intent and capacity reserved for internal use.
- Check whether a contract is take-or-pay, has minimum volume, or allows termination without a meaningful payment.
- Look for renewal dates, price-reset clauses, power pass-throughs and penalties for delayed delivery.
- Test customer credit and the customer’s ability to finance its own servers, power and facilities.
Advanced Micro Devices reported $16.6 billion of Data Center revenue in 2025, up 32% from $12.6 billion in 2024. Those are reported segment figures for those fiscal years, not a forecast for every infrastructure company. AMD also warns that customers may lack data-center capacity, energy or capital, which can delay orders even when underlying AI demand remains strong.
Map concentration before accepting a growth story
Calculate the share of revenue, receivables and committed capacity tied to each customer. Applied Digital identifies dependence on principal customers and access to financing as key risks. A large contract can reduce near-term sales risk while increasing the damage caused by one cancellation, delayed deployment or renegotiation.

Power is often the gating constraint. Confirm that the company has a documented path to energized megawatts, not merely a headline capacity target. A preliminary arrangement with a utility or landowner does not guarantee delivery.
Verify the power chain
- Contracted quantity: Record the megawatts, delivery date, term, escalation formula and conditions precedent.
- Interconnection status: Identify the utility, queue position, study stage, required transmission work and who pays for upgrades.
- Permits and site readiness: Match the electrical schedule to zoning, environmental approvals, water rights and building permits.
- Price exposure: Determine whether electricity is fixed, indexed, passed through to customers or exposed to spot markets.
- Reliability plan: Review redundancy, backup generation, fuel logistics, outage procedures and service-level credits.
- Collateral: Check deposits, letters of credit and other security the utility can require before construction or energization.
Hut 8 describes a “power first” process that evaluates power availability, grid capacity, interconnection feasibility, permitting, timelines and commercial terms before significant development capital is committed. It also cautions that preliminary arrangements do not guarantee delivery. CoreWeave identifies power shortages, outages, transmission limits and regulatory conditions as material risks.

Distinguish announced capacity from delivered capacity
Create three separate figures: megawatts announced, megawatts under binding contract and megawatts energized and available for customer use. Only the last figure can support current utilization. A project can have land and a public launch date while still waiting for transmission upgrades or a final interconnection agreement.
Can the company build on schedule?
Construction timing determines when spending turns into revenue. J.P. Morgan reports that data-center construction cycles typically run 18–30 months. Labor shortages, permitting, equipment lead times and rising costs can extend that window while interest and overhead continue.
Use a milestone-to-revenue test
| Milestone | What to verify | Investor implication |
|---|---|---|
| Site control | Owned or leased land, term, expansion rights and termination conditions | No site control means the capacity is aspirational |
| Permitting | Building, environmental, water, zoning and utility approvals | Unapproved work cannot support a reliable in-service date |
| Procurement | Transformers, switchgear, cooling systems, generators and servers ordered | Long-lead items can move the schedule even after financing closes |
| Construction | Foundation, shell, electrical fit-out and commissioning progress | Compare reported percentage complete with cash spent |
| Energization and acceptance | Utility delivery, testing, customer acceptance and service-level sign-off | Revenue should begin only after usable capacity is accepted |
Ask management to reconcile its claimed in-service date with each milestone. If the date assumes flawless permitting, immediate transformer delivery and full customer acceptance, model a later date rather than treating the schedule as a fact.
How much capital will growth consume?
AI infrastructure is capital intensive. Model growth capital expenditure, maintenance capital expenditure, working capital, interest, debt maturities, required deposits and possible equity issuance separately. IREN warns that it may need additional capital for hardware and facilities. J.P. Morgan reports that AI-capital financing has broadened toward both debt and equity issuance.
Build a 24-month funding bridge
- Start with unrestricted cash and committed undrawn facilities.
- Subtract maintenance capex, contractual deposits, scheduled debt repayment and expected operating losses.
- Add only financing that is legally committed, not a proposed facility or management intention.
- Model the cash needed to finish each project before it produces revenue.
- Calculate shares issued and interest expense under base, delayed and cost-overrun cases.
Compare capex per delivered megawatt, not merely total announced spending. Two operators can announce the same capacity while one requires substantially more transmission, cooling or site work. A low headline capex number may simply exclude customer-owned equipment or future upgrades.

Watch the financing terms
- List debt maturity dates, floating-rate exposure, covenants and collateral pledged to lenders.
- Check whether project debt is recourse to the parent company or isolated in a subsidiary.
- Read equity-sale programs and preferred securities for potential dilution.
- Identify minimum cash, debt-service and construction-completion tests that can force new capital.
Growth creates value only when the incremental return on a completed facility exceeds the all-in cost of capital after delays, dilution and operating reserves.
How quickly can GPUs and servers become obsolete?
Hardware economics depend on refresh speed, utilization, cooling and residual value. J.P. Morgan notes that rapidly advancing chips and systems can make older equipment lose economic value faster than conventional equipment.
Stress the equipment model
- Set a useful life and a shorter economic life for a downside case.
- Test utilization below management’s target during customer ramp-up and maintenance outages.
- Separate revenue per accelerator from revenue per rack or megawatt; power and networking can limit sellable compute.
- Estimate resale value if a customer changes architecture or a newer generation delivers more performance per watt.
- Check who bears replacement cost: the operator, the customer or a financing partner.
A long customer contract does not automatically protect returns if the operator must replace hardware before the contract ends. Review upgrade obligations, performance guarantees and any right for a customer to substitute newer systems.
What utility risks and opportunities should I examine?
Utilities can gain a large load customer, but they must add generation and transmission while satisfying regulators and existing customers. FirstEnergy says data-center obligations in its territory could reach 16,985 MW through 2035 and warns that demand exceeding supply could harm results.
Questions for a utility investment
- Is the load obligation a signed contract, an interconnection request or a forecast?
- What generation, transmission and distribution projects are required, and when can they enter rate base?
- Who pays if the data center cancels or arrives late?
- Can regulators recover construction costs and financing expense from customers?
- What happens to reliability and prices if data-center demand outpaces supply?
Large-load growth can improve utilization of existing assets, yet it can also trigger political, environmental and regulatory disputes. Treat projected load as a scenario until contracts, approvals and construction schedules align.

How should I compare two AI-infrastructure stocks?
Use identical definitions and dates. A company reporting gross pipeline megawatts is not directly comparable with one reporting energized, revenue-producing megawatts.
| Comparison axis | What to place side by side | Why it matters |
|---|---|---|
| Capacity quality | Contracted, energized and speculative megawatts | Shows how much can produce revenue now |
| Power certainty | Power price, utility, interconnection stage and upgrade obligations | Determines operating cost and schedule risk |
| Customer quality | Concentration, credit, contract length, termination rights and take-or-pay terms | Measures revenue durability |
| Build economics | Capex per delivered megawatt and construction stage | Reveals hidden funding needs |
| Funding | Cash, debt maturities, interest exposure and dilution potential | Shows whether growth can be completed without distress |
| Hardware plan | Utilization, refresh schedule, cooling design and residual assumptions | Tests whether assets remain productive |
| Regulation | Permits, utility approvals and market exposure | Highlights non-technical delays |
| Downside value | Valuation after delay, customer loss, higher power cost and lower utilization | Prevents a growth-only comparison |
How do I value an AI-infrastructure stock without relying on a headline forecast?
Build a base, upside and downside case from company-specific operating drivers. Industry growth forecasts can describe a market opportunity, but they do not prove that one company will win contracts, obtain power, fund construction or earn an acceptable margin.
Set operating assumptions
- Utilization: Ramp energized capacity gradually instead of assuming full use on day one.
- Pricing: Apply customer discounts, power pass-throughs and contract resets.
- Timing: Delay revenue when permits, transmission or equipment are not complete.
- Costs: Include electricity, labor, maintenance, cooling, insurance, land and network charges.
- Capital: Add replacement hardware, deposits, interest during construction and working capital.
- Terminal value: Use conservative residual values for equipment that may be surpassed by a new generation.
J.P. Morgan strategist Dubravko Lakos-Bujas summarized the market’s assumption this way: “In effect, the Street appears to be underwriting the AI data center monetization case: elevated capex today should ultimately translate into higher revenue, stronger margins and expanding cash flow.” Your model should test whether that translation occurs for the specific issuer, not for the sector in general.
Run explicit downside cases
| Scenario | Change to model | What to inspect |
|---|---|---|
| Delayed project | Push energization and customer revenue out while retaining interest and overhead | Cash runway and covenant headroom |
| Power shock | Raise electricity cost or reduce available hours | Gross margin and contract pass-through |
| Customer loss | Remove the largest customer and extend replacement time | Concentration damage and stranded equipment |
| Higher financing cost | Increase interest rates and reduce refinancing availability | Debt service and dilution |
| Hardware refresh | Shorten useful life and lower residual value | Replacement capex and asset write-down risk |
Use the resulting cash flow and balance-sheet outcomes to judge valuation. No universally valid target price, expected return or portfolio allocation applies to every investor; those depend on market conditions, risk tolerance and the assumptions you can defend.
What documents should I read before placing an order?
Start with the latest annual and quarterly filings, then reconcile investor presentations to the filed numbers. Read risk factors for power, customers, financing, construction and hardware rather than treating them as boilerplate.

What are the most common mistakes when buying these stocks?
- Counting pipeline as revenue: A memorandum or capacity target is not a binding, financeable contract.
- Ignoring the grid: Land and a server order cannot produce sales without delivered power and transmission.
- Using one construction date: Model delays because revenue often starts only after testing and customer acceptance.
- Underestimating dilution: A fast-growing balance sheet may require equity before projects generate cash.
- Assuming GPUs last like buildings: New generations can reduce the value and pricing power of older systems.
- Overlooking concentration: One customer’s financing problem can become the operator’s utilization problem.
- Applying sector multiples blindly: Compare cash flow after capex and financing, not only projected revenue growth.
What is a practical pre-purchase checklist?
Complete this checklist for the issuer and save the source date beside every figure.
- ☐ Operating revenue, signed backlog and speculative pipeline are separated.
- ☐ Top customers, credit quality, renewal terms and termination rights are identified.
- ☐ Contracted, energized and announced megawatts are reported separately.
- ☐ Utility, interconnection stage, transmission upgrades, delivery date and power-price formula are documented.
- ☐ Permits, land control, procurement and construction milestones support the claimed in-service date.
- ☐ Growth and maintenance capex, debt maturities, interest and dilution are modeled.
- ☐ GPU refresh, utilization, cooling and residual-value assumptions survive a downside case.
- ☐ Utility obligations, regulatory approvals and supply constraints are included where relevant.
- ☐ Base, upside and downside valuations use company-specific earnings and cash-flow assumptions.
- ☐ The investment still fits your own risk tolerance after a project delay or major customer loss.
Frequently Asked Questions
Should I compare an AI data-center operator with a chip company using the same metrics?
No. Chip companies are usually assessed through product cycles, gross margin and inventory, while operators depend on megawatt delivery, utilization, power cost and financing. Normalize the comparison around free cash flow after the capital each business must continually reinvest.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Which filing language can reveal a contract is less firm than it sounds?
Look for phrases such as non-binding, subject to interconnection, contingent on financing, customer option, or termination for convenience. Also check whether the counterparty has posted deposits or whether the company can enforce a minimum payment.
How often should I refresh an infrastructure-stock checklist?
Review it after every quarterly filing and after events that can change capacity or funding, such as a utility decision, debt refinancing, major customer announcement, equipment order or construction delay. Keep the original assumptions so you can see which changed and why.
Can a project be commercially viable even if it has no long-term customer contract?
It can, but the model must carry merchant-price, utilization and refinancing risk instead of treating future demand as secured. Require a larger liquidity cushion and a valuation that does not depend on immediate full occupancy.
