Homebuilder stocks can diverge during a high-rate period because builders do not sell the same homes to the same buyers in the same markets. Mortgage rates raise the payment needed to qualify, but customer income and cash resources, home prices, incentives, cancellations, construction costs, geography and management execution determine how severely each builder is affected. A company serving more affluent or cash buyers may have lower relative payment exposure than an entry-level builder, but no builder is immune to rates.
Operating resilience and share-price performance are separate questions. The available 2026 operating data show broad housing pressure and different builder outcomes, but they do not provide a dated return series that can prove mortgage rates caused any particular stock divergence.
How do mortgage rates affect homebuilders?
Rates primarily affect the monthly payment a buyer must qualify for. When rates rise, a household may lower its budget, delay a purchase, choose a smaller home or leave the market. Builders then face changes in traffic, conversion, cancellations, orders and pricing power. Rates interact with employment, wages, home prices, available supply, construction costs and consumer confidence, so the same rate environment can produce different results by company and market.

The Federal Reserve’s July 2026 Monetary Policy Report described housing-market sentiment as weak and included housing starts and sentiment data through June, with June figures preliminary. That national backdrop does not identify which company will outperform; it establishes that demand conditions were difficult across housing.

Why does customer mix create different rate exposure?
Payment-constrained buyers feel a financing change sooner than buyers with higher incomes, substantial equity or cash available. A builder with a larger share of first-time or entry-level customers therefore has greater direct payment exposure than one selling more expensive homes to financially flexible households. This is a relative difference, not protection from a downturn.
An October 19, 2026 MarketBeat comparison reported that first-time buyers represented 65% of closings handled by D.R. Horton’s mortgage business. The same article reported Toll Brothers’ third-quarter net contracts up 5%, an average selling price of $996,400 and a 5.4% cancellation rate, while D.R. Horton’s cancellation rate was 20%. Those figures illustrate how buyer mix and demand quality can diverge, but they are secondary-source reports of company figures. Check the relevant issuer releases or filings, and do not treat the different fiscal definitions as a controlled comparison.
What do the latest 2026 housing indicators show?
The NAHB/Wells Fargo Housing Market Index (HMI) is a monthly 0–100 survey of builders’ current sales, six-month sales expectations and prospective-buyer traffic. A reading above 50 means a majority of builders are confident. In October 2026, the overall index fell three points to 29:

NAHB also reported that 43% of builders cut prices in October, the highest share recorded during 2020–2026, with an average cut of 6%. Sixty-five percent reported sales incentives. These are survey results, not company-specific margin data: a builder can maintain order volume with rate buydowns or closing-cost assistance while giving up gross margin.

Individual quarters show why a single order number is insufficient. Lennar’s fiscal third quarter ended August 31, 2026. Its release reported new orders down 9% year over year to 20,879 homes, deliveries down 3% to 20,840, home-sales gross margin of 15.8% and diluted earnings of $1.19 per share. Lennar Executive Chairman, CEO and President Stuart Miller said on September 16, 2026: “While our earnings of $1.19 per share were below expectations, they reflect the nature of the environment in which we are operating, which has deteriorated since our last earnings call.”

Average selling price is not a quality score by itself. It reflects product size, local land costs, community location and the mix of homes closed during a period.

Read the measures together and use each company’s own fiscal period and definitions.

Orders, cancellations and backlog
Net orders show demand after cancellations. A rising cancellation rate can make gross traffic or gross contracts look healthier than the number of homes likely to close. Backlog provides future deliveries, but its value depends on cancellation risk, pricing and the cost to complete those homes.

Deliveries and conversion
Deliveries show what reached revenue, while the relationship between traffic, contracts and deliveries indicates conversion. Compare the trend with the same builder’s prior periods rather than combining quarters from different companies.
Incentives, price cuts and margin
Rate buydowns, closing-cost assistance and discounts can preserve a community’s sales pace. They also reduce realized revenue or increase selling costs. Check home-sales gross margin and management’s stated drivers instead of treating stable volume as proof of economic strength.
Average selling price and product mix
ASP helps describe the homes being sold, but it is distorted by mix. Pair it with entry-level, move-up or luxury exposure, regional data and changes in home size.
Guidance and execution
Closing, revenue and margin guidance reveals management’s assumptions about rates, incentives, costs and demand. Compare the new outlook with prior guidance and then measure execution against it.

How do geography and product mix change exposure?
Affordability, resale supply, labor availability and land costs vary sharply by market. NAHB reported that single-family construction in non-rural areas declined 9.2% in the first quarter of 2026; core counties in large metropolitan areas contracted 16.0% year over year on a four-quarter moving-average basis. NAHB Chairman Bill Owens said on June 2, 2026: “Markets continue to shift single-family construction activity away from high-density population centers toward more affordable rural areas.”
Product type matters as well. NAHB’s February 17, 2026 forecast called for 940,000 single-family starts in 2026, up 1.0%, and 984,000 in 2027, up 5%. It forecast multifamily starts of 392,000 in 2026, down 5%, and 367,000 in 2027, down 6%. These are forecasts, not realized starts. NAHB Chief Economist Robert Dietz said on June 2, 2026: “Higher material and financing costs are acting as major headwinds to single-family production.”

No. A builder can protect orders better than peers yet have a stock that lags because investors already expected that result, the valuation is higher, earnings guidance changed, or unrelated market factors moved the shares. Conversely, a weak quarter can coincide with a rising stock if expectations were even lower.
A defensible stock comparison requires the same-date total returns, dividends, benchmark, currency and event window. The figures available here do not include an independent return series, so they cannot establish a mortgage-rate-caused performance spread.

How can you compare builders during a rate cycle?
- Define the period. Record each company’s fiscal quarter end and do not merge mismatched periods.
- Map the customer base. Note first-time-buyer share, price bands and disclosed cash-buyer exposure.
- Check demand quality. Compare net orders, cancellations, backlog and deliveries together.
- Measure affordability support. Identify rate buydowns, closing-cost help, incentives and outright price reductions.
- Test economics. Review average selling price, home-sales gross margin, costs and management’s explanation for changes.
- Separate mix effects. Break out geography, entry-level versus luxury communities and single-family versus multifamily exposure.
- Read guidance. Compare current closing and margin expectations with the prior outlook and actual execution.
- Analyze the shares separately. Use a dated total-return calculation and state the benchmark and event window before attributing a move.
