The most practical open-source alternatives are Home Assistant, openHAB, and Domoticz—but they are smart-home controllers with different ways for voice assistants or AI agents to connect, not equivalent, turnkey multi-agent orchestration suites. Choose based on your devices, how much you want to keep local, and the agent or voice interface you actually plan to use.
What does “multi-agent smart-home system” mean?
A useful setup has two layers: a controller that represents your devices and runs actions, and one or more conversational or autonomous agents that request information or actions from that controller. The distinction matters: an integration that lets an AI client control devices does not, by itself, provide a complete system for coordinating multiple agents.
Home Assistant has the clearest documented path among these options for combining its Assist interface with configurable AI-agent integrations. openHAB offers a component-based voice pipeline and LLM interpreters. Domoticz documents an MCP endpoint for AI clients. The documentation does not establish any of the three as a complete, built-in multi-agent supervisor.

There is no like-for-like performance or reliability benchmark in the available project documentation, so these options cannot be ranked objectively on speed, privacy, reliability, or ease of setup. Check the integrations and protocols your devices require, then confirm that the controller and the specific agent path support them.

Can an AI agent control your devices safely?
Home Assistant: Assist intents as the boundary
Home Assistant describes Assist as an open voice interface that can work locally and can also use large language models for more conversational requests. Its June 7, 2024 announcement about the 2024.6 release described integrations for agents including Google Gemini, OpenAI ChatGPT, and Ollama at that time. It said the API was based on Assist intents, with the aim of controlling devices and answering questions rather than granting broad administrative access. Those provider examples are historical, not a current model, availability, or pricing comparison.
The project warns that language models can hallucinate and may respond slowly. As a practical safeguard, expose only the entities an agent needs, require confirmation for consequential actions, and use ordinary deterministic automations for safety-critical behavior. Do not rely on an LLM as the sole control for hazards such as heating, locks, or alarms.

openHAB: compose the voice pipeline
In openHAB, voice is a chain of components: an audio source, keyword spotter, speech-to-text service, one or more interpreters, text-to-speech service, and audio sink. An LLM-based Human Language Interpreter can send natural-language requests to an LLM and support multi-turn conversation. The resulting experience depends on which components you select. The documentation says one server can run multiple voice assistants, but only one for a given audio source.
Domoticz: connect through MCP
Domoticz documents MCP as a way for AI assistants and LLM clients to monitor and control home automation through the /mcp endpoint. The documented operations include device discovery and control, plus access to sensor history. Treat this as an agent-to-controller interface, not evidence of an autonomous planning system or an orchestration layer for multiple agents.

Can you run the system locally?
Home Assistant says Assist can work locally, while also allowing integrations with LLMs. Whether a complete conversation or control request stays on your network depends on the voice components, agent integration, and model you choose. Its 2024 announcement discussed both cloud and local LLM options; it should not be read as current pricing or as a present-day comparison of model quality or speed.
openHAB states that it runs on user hardware, does not require a cloud service to work, keeps data at home, and communicates directly with local devices when possible. That describes the base platform, not every installation: a cloud-backed device binding, hosted speech service, or external LLM may still send data outside your home.

A local controller also cannot make a cloud-dependent device fully local. Home Assistant’s FAQ notes that an integration relying on a vendor’s cloud cannot reach that device when the internet is down. Check each device’s integration and dependencies rather than assuming that open-source software alone guarantees local control.

Host the controller
Home Assistant’s hardware FAQ recommends Home Assistant Green for most people as a plug-and-play hub with Home Assistant installed. A Raspberry Pi, mini PC, NUC, or virtual machine can also be suitable, depending on the hardware you already own and how much system administration you want to handle. A dedicated purchase is not required if your existing computer is appropriate.

Add radios only if your devices need them
For Home Assistant, the project lists Home Assistant Connect ZBT-2 for Zigbee, Thread, and Matter. Whether you need an adapter depends on the protocols used by your devices and the capabilities of your host. Confirm compatibility before buying.
Choose a voice endpoint
Home Assistant lists Voice Preview Edition for local voice control. Its Assist documentation also describes ESPHome-based voice satellites built with ESP32 microcontrollers and an experimental Linux Voice Assistant for x64 or ARM64 hardware capable of local audio processing. These are different approaches: a dedicated device, a DIY satellite, or a Linux-capable endpoint. The project page includes a tutorial with a $13 price in its publication or crawl context; that is not a guaranteed current parts cost.
How to choose for your home
- Start with device compatibility. List your devices and their protocols, then verify the controller integrations and any required radios.
- Decide what must work offline. Identify cloud-dependent devices and decide whether the selected voice and model services are allowed to use the internet.
- Define agent permissions. Choose which entities an agent may see or control, and decide which actions need confirmation.
- Check voice requirements. For openHAB especially, account for the separate audio, wake-word, speech recognition, interpreter, and speech synthesis components.
- Match the host to your maintenance appetite. A ready-to-run hub is simpler to begin with; an existing computer or virtual machine may be a better fit if you are comfortable managing it.
Home Assistant is the clearest documented choice here for an AI-agent path tied to voice intents. openHAB suits a composable voice setup, while Domoticz provides a documented MCP route for AI clients. The best fit depends on the devices and services you will actually connect—not on an unsupported assumption that one is universally more private, reliable, or capable.
