Evaluate an AI infrastructure company by tracing every claim on cash to the projects and contracts expected to produce cash. Start with filings: rebuild gross debt to include leases, project financing, guarantees and commitments; identify unrestricted liquidity; then test operating cash flow after interest, principal, leases and the capital spending required before new capacity earns revenue. Finally, verify how much capacity is actually powered, commissioned, contracted and utilized, and model refinancing, construction, utilization and customer-credit stress. High growth or a large cash balance is not proof of credit strength, and there is no universal debt-to-EBITDA cutoff for this sector.
What does a filing-based evaluation of an AI infrastructure company measure?
The central question is whether the legal entities that owe money can keep paying it while funding data centers, GPUs, power equipment and network infrastructure. That requires connecting three views that are often presented separately:
- Obligations: principal, interest, leases, guarantees, maturities, covenants and project-level claims.
- Liquidity and cash generation: unrestricted cash, available revolvers, operating cash flow and free cash flow after necessary capex.
- Asset and contract delivery: power access, construction and commissioning progress, customer commitments, utilization, pricing and counterparty quality.
Use the latest annual and quarterly reports, debt footnotes, lease schedules, commitments and contingencies, liquidity notes and risk factors. Align every period, currency and reporting boundary before comparing issuers. A company can show strong accounting earnings while spending more cash than it generates, or announce substantial capacity that is not yet energized or revenue-producing.
Keep an evidence log with the filing date, reporting period, entity, currency and definition for every figure. A forecast, a one-time financing and a year-end balance are different kinds of evidence and should not be blended.

How do I reconstruct the company’s full debt and cash obligations?
Begin with the balance sheet, then expand the analysis using the notes. The headline “debt” line is only a starting point.
Build an obligation inventory
| Claim on cash | What to record | Why it can be missed |
|---|---|---|
| Bank loans, bonds and secured facilities | Principal, rate, maturity, security, covenants, guarantees and amortization | Current maturities and long-term borrowings may appear in separate notes. |
| Convertible notes and other hybrid instruments | Cash coupon, maturity, conversion terms, settlement options and potential dilution | Accounting classification can obscure the future cash or equity outcome. |
| Drawn revolvers and private-credit facilities | Amount drawn, borrowing-base rules, interest, unused fees, expiry and collateral | “Available” capacity may disappear when covenants or borrowing-base tests tighten. |
| Finance and operating leases | Current and long-term lease liabilities, payment schedule, renewal and purchase terms | Operating leases still require cash even when analysts exclude them from net debt. |
| Project or SPV debt | Borrower, lenders, collateral, recourse, reserve accounts and project cash-flow waterfall | Debt may sit outside the parent’s main balance-sheet presentation. |
| Guarantees and letters of credit | Beneficiary, maximum exposure, expiration and triggering events | A guarantee becomes a cash claim if a subsidiary or contractor defaults. |
| Supplier finance and equipment commitments | Amounts financed, payment dates, termination rights and liens | GPU, power and construction arrangements can create financing-like obligations. |
| Take-or-pay and other contracts | Minimum volumes or payments, term, termination charges and counterparty | These commitments can remain payable when utilization or customer demand falls. |
Separate gross debt from net debt. Subtract only cash, cash equivalents and investments that are liquid, unrestricted and available to the relevant debtor. Restricted cash, debt-service reserves, collateral accounts and cash trapped in a project subsidiary should remain visible rather than being treated as parent liquidity. Keep undrawn revolver capacity separate from cash and test the facility’s covenants, borrowing base and expiration.
For each instrument, map which entity owns the asset, which entity receives customer receipts and which entity must make the payment. A parent guarantee can turn supposedly ring-fenced project risk into a group obligation; absent a guarantee, lenders may have recourse only to the project’s assets and contracts.

State exactly what your free-cash-flow definition includes. Some issuers subtract all property-and-equipment additions; others present adjusted measures that exclude projects, acquisitions or restricted cash movements. Do not substitute EBITDA or accounting earnings for cash: neither automatically pays a bond coupon, a lease invoice or a construction bill.
Measure runway, not just a year-end balance
Model beginning unrestricted liquidity, expected operating cash flow, committed capex, debt service, lease payments, working-capital swings and new financing by quarter or by the company’s reporting period. Show the date on which liquidity would fall below a chosen minimum under the base case and under stress cases. A cash balance is a dated issuer-specific fact, not a sector-wide safety threshold.
Stress the assumptions that can break coverage
- Lower GPU rental rates, cloud prices or utilization.
- Delayed power delivery, permitting or grid interconnection.
- Construction-cost inflation, equipment delays or vendor failure.
- Customer deployment delays, cancellations or weaker customer credit.
- Refinancing that is unavailable, smaller than planned or more expensive.
- Restricted cash that cannot be transferred to the debt-paying entity.
Present both the amount and timing of the shortfall. A project can be profitable over its life yet create a near-term funding gap while construction spending precedes customer revenue.
What is the difference between corporate debt and project-level debt?
Corporate debt is generally supported by the issuer’s broad balance sheet and cash flows. Project-level debt is sized and protected around a defined asset, contract or special-purpose vehicle (SPV). Neither structure is automatically safer; the distinction determines who bears delays, cost overruns and utilization risk.
| Feature | Corporate financing | Project or SPV financing |
|---|---|---|
| Use of proceeds | May fund multiple projects, acquisitions or general purposes | Typically limited to a specified data center, power asset or equipment pool |
| Repayment source | Group-wide operating cash flow and asset sales | Defined project revenues, reserves and a contractual cash-flow waterfall |
| Recourse | Often reaches the issuer’s general assets; guarantees may extend further | Usually limited to pledged project assets unless the parent provides support |
| Lender protections | Issuer-level leverage, liens and financial covenants | Completion tests, reserve accounts, distribution blocks and step-in rights |
| Main analytical risk | Cash-flow dilution across projects and refinancing concentration | Construction, offtaker, technology and single-project concentration |
Trace each facility’s cash-flow waterfall: operating receipts may first pay taxes, vendors, maintenance, reserves and senior debt before any distribution to the parent. An off-balance-sheet presentation does not eliminate economic exposure if the company has guarantees, minimum funding obligations, residual-value risk or a commitment to support the project.

Check maturities and covenant headroom
Create a maturity ladder by quarter and year, including lease and project amortization. For each loan, record leverage, interest-coverage, minimum-liquidity and restricted-payment tests, then calculate headroom under the stress cases. A maturity wall can create refinancing risk even when annual interest coverage looks comfortable.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsHow much planned capacity is actually capable of producing revenue?
Do not treat an announced megawatt figure or a signed lease as operating capacity. Track every material project through a delivery chain:
- Announced: management has disclosed a plan, location or target size.
- Financed: debt, equity or committed funding is identified and available under conditions.
- Under construction: permits, equipment and contractors are in place, with milestones and remaining cost.
- Powered: utility connection and usable electrical capacity are delivered.
- Commissioned: systems, cooling, networking and GPUs pass acceptance tests.
- Customer-deployed: contracted customers have installed or reserved equipment under an enforceable arrangement.
- Utilized: workloads generate billable revenue at a measured utilization and price.
For each stage, record megawatts, GPU count where disclosed, remaining capex, expected energization date, customer start date and the source of funding. Review transmission availability, permits, water and cooling constraints, equipment lead times and construction counterparties. A power reservation without a completed interconnection is not equivalent to revenue capacity.
Examine contract quality, not just contract volume
- Term, renewal and termination rights.
- Minimum payment or take-or-pay provisions and remedies for non-delivery.
- Customer credit, security deposits and parent guarantees.
- Concentration by customer, geography and workload type.
- Who bears electricity-price, utilization, obsolescence and downtime risk.
A long lease or customer contract improves demand visibility but does not remove construction, counterparty or utilization risk. Compare contracted megawatts with powered, commissioned and actually used megawatts, and explain the time and spending gap between them.
How should I compare two AI infrastructure companies?
Compare like with like: fiscal year and quarter, currency, consolidation boundary, capex definition, lease treatment and debt recourse must match. Use a scorecard rather than a single leverage ratio.

| Comparison axis | Questions to answer |
|---|---|
| Liquidity and cash generation | How much unrestricted cash exists, where is it held, and does operating cash flow cover cash interest and required spending? |
| Debt and lease burden | What is gross debt including leases, when do principal and lease payments mature, and what assets secure them? |
| Post-capex cash flow | What remains after maintenance and growth capex needed to energize contracted capacity? |
| Funding dependence | How much relies on equity issuance, asset sales, revolver draws, project financing or refinancing? |
| Contract and customer quality | Are contracts binding, long-term and creditworthy, and how concentrated are receipts? |
| Delivery and utilization | What share is powered, commissioned and utilized, and what milestones remain? |
A diversified hyperscaler may use established business cash flows to fund expansion, while a specialized operator may depend more directly on new-project delivery and customer utilization. That business-model difference changes the appropriate stress assumptions; it does not determine credit quality by itself.

Microsoft: large cash flow alongside rising investment
Microsoft’s FY2026 annual report states that cash, cash equivalents and short-term investments totaled $76.8 billion at June 30, 2026. It reported $182.9 billion of operating cash flow for the fiscal year and a $51.4 billion year-over-year increase in additions to property and equipment. Those figures describe one issuer’s reported period; they do not establish a safe cash threshold. Test how much of that liquidity is unrestricted, what debt and lease payments are due, and how much capex is needed before new capacity contributes cash. See the Microsoft 2026 Annual Report.
Tesla: debt, leases and a forward capex plan
Tesla’s 2025 annual report reported $8.18 billion of aggregate principal indebtedness and $7.96 billion in total minimum lease payments at December 31, 2025. Management expected 2026 capital expenditures to exceed $20 billion, including AI initiatives. The capex amount is a forward-looking expectation, not a settled result; compare it with subsequent spending, cash generation, maturities and funding actions. The figures are in the Tesla 2025 Annual Report.
IREN and Riot: project delivery and funding details matter
IREN’s FY2026 filing identifies data-center development and GPU purchases as primary cash requirements and names capital-market access, execution, GPU rental rates and counterparties as liquidity risks. Riot Platforms’ Q2 2026 materials describe a 191 MW, 20-year lease, with an initial 25 MW delivery in May 2026; they also describe Bitcoin inventory sales as a funding source for the equity component of data-center capex. These disclosures show why a debt total must be read beside delivery milestones, contract terms and the source of equity funding. Review the IREN FY2026 filing and Riot Platforms Q2 2026 earnings materials.

On February 1, 2026, Oracle announced a plan to raise $45–50 billion in gross proceeds during calendar 2026 to expand OCI capacity for contracted demand. The announcement explains management’s rationale and intended use; it does not prove that all proceeds were raised or that all planned capacity became operational. In your model, mark each financing tranche and project milestone as pending until a filing or subsequent announcement confirms it.

What do sector financing data tell an analyst—and what do they not tell one?
Market statistics provide context, not an issuer-specific credit conclusion. J.P. Morgan estimated $697 billion of 2026 capex for the five largest U.S. hyperscalers, a forecast rather than realized industry spending. In its August 10, 2026 article, J.P. Morgan identified John Servidea as Global Co-Head of Investment Grade Finance and quoted him: “AI financing is the biggest secular theme in our professional lifetimes.” That is a market perspective, not evidence that any borrower is creditworthy. See J.P. Morgan’s financing analysis.
The International Monetary Fund’s April 2026 online annex estimated around $3 trillion through 2029 in future hyperscaler capex. The estimate is forward-looking and sector-wide. The Bank for International Settlements’ 2026 bulletin found average loan sizes of $169 million for AI-related companies versus $90 million for other companies in its analyzed dataset; average maturities were 4.7 versus 4.8 years, and average spreads were 6.2 versus 6.1 percentage points. Those are sample averages, not pricing or maturity benchmarks for a particular issuer. Sources: the IMF April 2026 GFSR online annex and the BIS Bulletin.
What warning signs should trigger deeper work?
- Net debt falls sharply only because restricted, pledged or project-level cash is netted against it.
- Capex guidance rises while operating cash flow, utilization or customer deposits do not.
- Large announced capacity has no disclosed power date, remaining cost or binding customer commitment.
- A maturity wall depends on an uncommitted equity raise, asset sale or refinancing.
- Project debt is described as non-recourse, but parent guarantees, completion support or minimum funding commitments exist.
- One customer, one cloud workload or one power provider accounts for a material share of expected receipts.
- Adjusted free cash flow excludes recurring equipment purchases, lease payments or capitalized interest.
- Contracts permit termination or repricing before the company recovers construction spending.
Each warning sign is a prompt to read the underlying note and quantify exposure; none is a standalone verdict.

How do I produce a repeatable investment or credit memo?
- Download the latest annual and quarterly filings and extract debt, leases, commitments, contingencies, liquidity and risk-factor disclosures.
- Build an instrument-by-instrument debt and lease schedule with entity, principal, rate, maturity, security, covenant and recourse.
- Classify cash as unrestricted, restricted, pledged or trapped, and keep undrawn facilities separate.
- Construct a period-matched cash bridge from operating cash flow to cash after interest, principal, leases and required capex.
- Map each project from announcement through utilization, recording power, permits, construction, commissioning, customers and remaining spend.
- Stress utilization, pricing, energization, construction cost, customer credit and refinancing assumptions.
- Compare the issuer with peers using consistent definitions and explain business-model differences.
- Update the memo after every filing, debt issuance, project milestone, customer change or funding announcement; preserve the prior assumptions so changes are visible.
Conclude with the specific obligations that must be paid, the cash sources that can pay them, the milestones required to unlock revenue and the earliest plausible funding gap. Avoid declaring a company solvent or distressed without current issuer-specific evidence.
Frequently Asked Questions
How should restricted cash be treated when calculating net debt?
Leave restricted, pledged or debt-service-reserve cash out of readily available liquidity unless the relevant debt documents clearly permit its release. Identify the account, restriction, releasing condition and entity that controls it; cash trapped in an SPV may not help the parent meet obligations.
Is there a good debt-to-EBITDA ratio for an AI infrastructure company?
No supported universal cutoff exists. Ratios vary with lease treatment, project recourse, contract durability, utilization, growth capex and refinancing access, so pair leverage with cash interest coverage, maturities and post-capex cash flow.
How often should an AI infrastructure debt model be updated?
Refresh it at every annual and quarterly filing, and sooner after a debt issuance, equity raise, major contract, project delay or acquisition. Keep a dated assumptions sheet so a change in reported cash is not confused with a change in forecast spending.
How do take-or-pay contracts affect a downside case?
They can support baseline revenue, but they may also impose minimum payments or volume commitments when a customer underuses capacity. Read termination charges, credit support, force-majeure language, price resets and the counterparty’s ability to perform before treating the contract as dependable cash flow.
