There is no universal “best” construction guarantee provider. For a UK new-build, the defensible choice is the exact warranty certificate and policy whose named insurer your mortgage lender accepts for your plot. Compare the insurer’s financial strength, the two phases of cover, sums insured, excesses or minimum claim values, exclusions, endorsements, transfer rules and complaints route—not a ten-year label or a consumer review score.
UK Finance states that “Individual lenders make their own assessment of whether a warranty provider and/or warranty is acceptable.” Confirm that assessment before exchange, then check the policy wording and certificate. The examples below are comparison starting points, not a league table.
At a glance
| Name | Best for | Key spec | Checked |
|---|---|---|---|
| NHBC Buildmark | Developments using NHBC’s 2026 policy wording, subject to lender approval | For plots registered from 1 April 2026: two-year builder warranty followed by eight years of defined insurance cover; pre-completion insolvency protection is described in the product information | Oct 2026 |
| LABC Warranty | Projects where the certificate identifies an insurer and policy accepted by the intended lender | LABC directs homeowners to their own certificate for the applicable insurer and wording; its guidance identifies a £1,000 minimum excess during the structural-insurance period for the relevant policy version | Oct 2026 |
| Premier Guarantee | Borrowers whose lender confirms this scheme for the specific property | Named by Accord among acceptable schemes; cover, insurer, limits and endorsements must be checked on the certificate | Oct 2026 |
| Build-Zone | Borrowers whose lender confirms this scheme for the specific property | Named by Accord among acceptable schemes; policy and underwriting details are project-specific | Oct 2026 |
| Checkmate/Castle 10 | Borrowers whose lender confirms this scheme for the specific property | Named by Accord among acceptable schemes; inspect the named insurer, policy edition and limits | Oct 2026 |
| Protek | Borrowers whose lender confirms this scheme for the specific property | Named by Accord among acceptable schemes; exact cover is determined by the issued certificate and policy | Oct 2026 |
| ICW | Borrowers whose lender confirms this scheme for the specific property | Named by Accord among acceptable schemes; verify insurer identity, financial rating and terms for the plot | Oct 2026 |
Accord’s list is not a guarantee that another lender will accept every product or project. Nationwide, for example, publishes additional conditions in some circumstances, including certain garages, outbuildings, flat roofs and historical underwriting. Always obtain written confirmation for the intended lender and property.

What does a UK construction guarantee cover?
“Construction guarantee”, “new-home warranty”, “structural warranty” and “latent-defects insurance” are often used interchangeably, but the legal documents differ. A new-build warranty normally combines a builder-liability period with insurance for specified structural defects later in the term. It is not a general promise that every snag, maintenance issue or workmanship complaint will be repaired.
UK Finance’s October 2025 guidance sets minimum expectations for months 0–24 and 25–120. The first phase generally makes the builder responsible under the warranty rules; the later phase responds only to insured defects that meet the policy’s definitions, thresholds and exclusions. Read the actual start date, completion date and activation conditions rather than assuming cover begins on reservation or lasts identically for ten years.
A warranty also does not replace ordinary buildings insurance. Fire, storm and other insured perils may be excluded from the structural policy and belong under buildings cover.
Which construction guarantee providers will my lender accept?
Acceptance is lender-specific and certificate-specific. A provider name on one bank’s list does not create universal approval, and a lender may impose extra conditions for the building type or the age of the warranty.
Check the lender before paying a reservation fee
- Ask the broker, conveyancer or lender for the current new-build warranty criteria, not an old developer brochure.
- Send the lender the proposed certificate, policy schedule, provider, named insurer, plot address and registration or activation dates.
- Ask whether the lender accepts the exact insurer and policy edition, including any retrospective cover, unusual construction, garage, outbuilding, flat roof or mixed-use element.
- Keep the written response with the mortgage file. “The provider is on a list” is not the same as approval of your plot.
UK Finance’s guidance expressly treats lender acceptance, limits, transferability, outbuildings and retrospective cover as matters to verify. Its summary is available in the New Build Warranty Guidance.
How do I assess the insurer’s financial rating?
Rate the named underwriting insurer, not merely the administrator or inspection brand. The certificate should identify the insurer or insurers. Record the rating agency, rating grade, date and legal entity, then check the latest published rating directly with that agency or insurer.
LABC’s guidance makes the practical point clearly: “For information on which insurer and which policy document applies to your home, please consult your own certificate of insurance.” A provider can administer inspections while a different regulated insurer bears the claims risk.

Do not substitute a star rating, review score or sales claim for a financial-strength rating. No current, like-for-like rating table for every provider named in lender lists is established here; the relevant comparison is the rating of the precise insurer underwriting your policy on the date you exchange contracts. Confirm regulatory status and the applicable complaints and compensation arrangements as part of the same check.
Is NHBC better than Premier Guarantee or another scheme?
There is no evidence-based universal winner. NHBC Buildmark is a defined policy with publicly available 2026 product information, while Premier Guarantee, Build-Zone, Checkmate, Protek and ICW appear in Accord’s acceptable-scheme list. Their suitability depends on the lender, project eligibility, named insurer, wording, limits and claims route for your home.
NHBC Buildmark
The Buildmark 2026 information document applies to plots registered from 1 April 2026. It describes a two-year builder warranty followed by eight years of defined insurance cover and includes protection if the builder becomes insolvent before completion, subject to the policy terms. It also lists exclusions such as wear and tear, neglect, later alterations, fire and severe weather. Check the policy’s definitions, financial limits and minimum-claim rules for the individual plot.
LABC Warranty
LABC publishes homeowner explanations but directs the homeowner’s certificate to the insurer and policy that actually apply. Its live guidance identifies a minimum £1,000 excess during the structural-insurance period for the relevant policy version. That amount must not be applied to every LABC certificate or to another provider; policy edition and period matter.

What should I compare in each policy?
Use the same questions for every quote. If a field is not stated, ask for the document rather than filling the gap with a marketing claim.
| Comparison point | What to record | Why it changes the decision |
|---|---|---|
| Exact product and edition | Product name, policy version, certificate number and plot-registration date | Terms and thresholds can change between editions |
| Named insurer | Legal entity, regulator status, rating agency, rating grade and rating date | The insurer, not just the administrator, carries the insured risk |
| Lender acceptance | Written confirmation for your lender, plot and construction type | Acceptance is not universal and may include conditions |
| Eligibility | New build, conversion, self-build, flat, mixed use, unusual materials and outbuildings | A scheme may accept one project type but exclude another |
| Start and activation | Registration, completion, certificate issue and activation dates | The ten-year period is not necessarily ten years from reservation |
| Phase structure | Builder-liability months and insurer-backed months | Responsibility and claim tests change after the first period |
| Covered defects | Structural elements, ingress, foundations and other listed causes | Only defects meeting the policy definition are insured |
| Exclusions | Wear, neglect, alterations, fire, severe weather and any project-specific exclusions | An apparently serious defect may still be outside cover |
| Financial limits | Per-home sum insured and separate block or shared-part limits | Apartment owners can face different limits for communal structures |
| Claim economics | Excess, minimum claim value, aggregation rules and homeowner contribution | A small repair may fall below a threshold; a valid larger repair may be paid without an excess |
| Endorsements | Garage, flat-roof, outbuilding, basement, retaining-wall and other endorsements | Special features can have restricted cover or separate limits |
| Transfer and resale | How cover transfers to a later owner and any notification requirement | Missing transfer steps can complicate a sale or mortgage |
| Inspection and claims | Inspection stages, notification deadlines, evidence required and escalation route | Following the process protects your claim |
| Consumer code | Applicable code, builder membership, complaints and redress body | Code remedies are separate from the insurer’s structural claim |
| Premium | Project-specific quotation and what the fee includes | Published cross-provider prices are not reliable substitutes for a quote |
What is the difference between an excess and a minimum claim value?
An excess is an amount the homeowner may have to contribute when a claim is accepted. A minimum claim value is a threshold below which the policy pays nothing; it is not automatically the same as an excess.

NHBC explains that a relevant repair below its minimum claim value is not paid, while a valid repair that reaches the threshold is paid without a homeowner contribution under the described terms. LABC’s homeowner guidance identifies a £1,000 minimum excess during its structural-insurance period for the applicable version. Compare the exact wording, period and defect category in your policy rather than copying an older provider table.

Does a 10-year warranty cover snags?
Usually not in the way buyers expect. Cosmetic snags, routine maintenance, damage caused by neglect and defects from later alterations can be excluded or handled through the builder’s after-sales process rather than the structural insurance section.
Before exchange, obtain the builder’s snagging and after-sales procedure. At completion, record defects in writing, keep photographs and retain every response. The structural policy remains relevant for insured defects, but it is not a substitute for documenting ordinary workmanship issues.
What protections apply before completion and at handover?
Where the Consumer Code for Home Builders applies, its fifth edition covers reservations from 1 January 2024 within its stated scope. It requires accurate warranty information at reservation and before exchange. At legal completion, the buyer should receive the warranty documents and a written opportunity for the buyer or a professional adviser to carry out a pre-completion inspection.
The code also addresses how the builder handles notified snags. Check that the specific builder and reservation fall within this code or another applicable code; it does not govern every new home. The code’s published text is at Consumer Code for Home Builders, fifth edition.

For retrospective cover, UK Finance describes typical lender expectations: comparable protection, completion certification and a risk-based assessment. That is not a promise that a particular lender accepts every retrospective policy. Send the proposed wording and evidence to the lender before relying on it, especially where the building is already occupied or lacks normal inspection records.
Questions for a self-build or conversion
- Is the scheme eligible for self-build, conversion, listed or non-standard construction?
- Which inspections were required during construction, and can missing stages be remedied?
- Are temporary works, retaining structures, basements, garages and shared access areas included?
- Will the completed certificate be accepted by the intended lender and transferable on resale?
How do I make a comparison decision?
- Collect primary documents. Obtain the certificate, full policy wording, key-facts document, endorsements, insurer details, inspection schedule and complaints procedure for the exact plot.
- Confirm the lender. Ask the intended lender to approve that insurer and policy in writing, including unusual features and the policy’s start date.
- Verify the insurer. Check the legal entity, regulatory status and latest independent financial-strength rating; note the agency and date.
- Map the cover. Mark the builder-liability period, insurer period, covered components, exclusions, per-home and shared-part limits.
- Calculate claim exposure. Compare the excess, minimum claim value, aggregation rules and endorsements. Model a plausible repair rather than comparing the headline term.
- Check handover rights. Confirm inspection opportunities, snagging deadlines, document delivery, transfer steps and code-based redress.
- Save an audit trail. Keep the lender’s acceptance, policy edition, rating evidence and every certificate with the conveyancing papers.
What are the common comparison mistakes?
- Treating ten years as uniform cover: the builder and insurer phases have different tests and remedies.
- Comparing administrators instead of insurers: the certificate identifies the underwriting entity that matters for financial strength.
- Assuming one lender’s list applies everywhere: each lender can set its own conditions.
- Reusing old excess tables: policy editions distinguish minimum claim values, first-period excesses and structural-period excesses.
- Ignoring shared structures: flats may have separate block or communal limits.
- Confusing a code complaint with an insurance claim: consumer-code redress and structural-defect cover are separate routes.
- Leaving endorsements unread: garages, flat roofs, outbuildings and unusual construction can have special terms.
- Waiting until completion to inspect: arrange the buyer or professional pre-completion inspection opportunity in writing.
How we picked the comparison criteria
The criteria follow UK Finance’s October 2025 lender guidance and the policy information and homeowner guidance linked above: lender acceptance, named insurer and rating, eligibility, phase structure, covered defects, exclusions, limits, claim thresholds, endorsements, transfer, inspection, complaints and project-specific pricing. The available evidence does not support a universal provider ranking or a current comparable premium table, so the article treats named schemes as examples to verify rather than winners.

Can I change warranty provider after reserving a new-build home?
Sometimes, but the developer, lender and scheme may require registration or inspection before construction milestones. Ask the lender whether a replacement policy is acceptable and whether missed inspections or a changed insurer affect cover; do not assume a later switch preserves the original completion timetable.
What documents should my conveyancer request for a new-build warranty?
Request the signed certificate, full policy wording, key-facts document, endorsements, insurer identity, registration and activation dates, inspection records, transfer instructions and complaints route. The conveyancer should also retain the lender’s written acceptance for the exact property.
Does a warranty cover defects in communal areas of a block of flats?
Only if the policy includes those structures and provides an applicable shared or block sum insured. Ask how liability is allocated between the individual apartment and communal parts, and whether the management company must notify or pursue the claim.
Where can I complain if a structural-warranty claim is rejected?
Follow the insurer’s internal complaints process and the escalation route stated in the policy. Separately, use any applicable consumer-code or approved-code redress process for builder conduct; that route does not automatically overturn an insurance coverage decision.
