Crown Castle reported lower third-quarter 2026 revenue, net income and Adjusted EBITDA, but AFFO increased because lower interest expense and a smaller share count offset revenue pressure. Site-rental revenue was $966 million for the quarter ended September 30, down 5% year over year, while AFFO rose 8% to $530 million. The company raised its full-year 2026 outlook for Adjusted EBITDA and AFFO at the midpoint, citing higher straight-lined revenue, lower operating costs and additional land-buyout spending. Management still expects core leasing activity near the low end of its range and maintained its full-year organic billings contribution target.
What did Crown Castle report for Q3 2026?
Crown Castle issued its results on October 21, 2026. The company owns, operates and leases approximately 40,000 cell towers across the United States. Its third-quarter results show a split performance: reported revenue and GAAP earnings declined, while the cash-flow measure most closely watched by many REIT investors, AFFO, improved.

Why did AFFO rise when revenue fell?
AFFO increased because financing and per-share effects outweighed the decline in site-rental revenue. Interest expense fell after Crown Castle used proceeds from the sales of its Fiber and Small Cell businesses, and the share count also declined. Those changes partly offset the weaker revenue and lower Adjusted EBITDA.

Adjusted EBITDA, AFFO, FFO and organic-growth figures are non-GAAP measures. Crown Castle presents them as supplements to, not replacements for, GAAP results, and similarly named measures may not be comparable across companies.
What drove the change in site-rental revenue?
Underlying leasing contribution
Adjusted organic contribution to site-rental billings was $35 million, equal to 3.5% growth, after excluding $61 million of DISH terminations and $5 million of Sprint cancellations. On a further comparison that removes DISH effects from the prior-year base, organic growth was 3.8%, compared with 4.1% in the third quarter of 2025.
Accounting and contract effects
Reported site-rental revenue also included a $3 million year-over-year decrease in prepaid-rent amortization and a $14 million decrease in straight-lined revenue. Together with the customer termination effects and other changes, those items contributed to the $46 million decline from the prior-year quarter. Billings growth therefore gives a clearer view of current leasing activity than reported revenue alone, which also reflects accounting timing.

How much did Crown Castle spend and pay in dividends?
Capital expenditures were $66 million in the quarter, up 57% from $42 million of continuing-operations capex in the third quarter of 2025. The 2026 total comprised $58 million of discretionary spending and $8 million of sustaining spending. Land capex rose by $24 million and was the main reason for the increase.
Crown Castle paid approximately $452 million in common-stock dividends, equal to $1.0625 per share for the quarter.
Did Crown Castle raise its 2026 guidance?
Yes. Compared with the outlook issued on July 22, Crown Castle raised the midpoint of its full-year Adjusted EBITDA range by $25 million to $2.715 billion and raised midpoint AFFO by $5 million to $1.980 billion. The company did not describe the update as a broad increase in operating demand; management continues to expect core leasing activity near the bottom of its previously stated range.

The increase reflects a mix of revenue, cost and investment adjustments rather than a single leasing acceleration.

For the full year, Crown Castle continues to expect approximately $135 million of organic contribution to site-rental billings excluding DISH terminations and Sprint cancellations. That equals about 3.4% growth at the midpoint, or 3.6% when DISH is excluded from the prior-year billings base.
What is Crown Castle’s financial position?
Chief Financial Officer Sunit Patel said 97% of the company’s debt is fixed rate, the weighted-average debt maturity is approximately seven years, and revolver availability is approximately $3.9 billion. A largely fixed-rate debt structure limits the immediate effect of higher short-term interest rates, while the maturity profile gives the company time to plan refinancing. The revolver capacity provides liquidity for operations, capital projects and other corporate needs, although availability is not the same as cash on hand.

What should investors watch for in the rest of 2026?
- Leasing execution: Management’s expectation near the low end of the $60 million–$70 million core-leasing range leaves limited room for an upside surprise unless carrier activity improves.
- Customer termination effects: DISH and Sprint items distort year-over-year comparisons, so reported revenue and adjusted organic billings should be read together.
- Land-buyout returns: Higher discretionary capex is intended to reduce future ground-lease costs; the benefit depends on the economics and timing of each buyout.
- Cash conversion: AFFO growth despite lower revenue makes interest expense, share count and recurring capital requirements important in assessing dividend coverage.

Why can site-rental billings grow faster than reported revenue?
Billings reflect current contractual activity, while GAAP revenue can be shifted by straight-line rent, prepaid-rent amortization and contract-accounting adjustments. A quarter with favorable billings can therefore show weaker reported revenue if those accounting items move in the opposite direction.

What does Crown Castle’s fixed-rate debt mix mean for shareholders?
Most existing debt is insulated from an immediate rise in floating interest rates, which supports planning for recurring cash flow. Refinancing risk still remains when maturities arrive, and new borrowing would depend on market conditions at that time.

How should AFFO be used when evaluating a tower REIT?
AFFO is commonly used as a cash-flow proxy for recurring operations and dividend capacity, but it is not a GAAP profit measure. Investors should examine the company’s reconciliation and methodology and avoid treating one quarter’s AFFO change as a complete valuation signal.
What could make the full-year outlook move again?
A further update would most likely depend on carrier leasing activity, the timing of customer terminations, straight-line revenue from contract changes and the pace of land purchases. Changes in interest expense or the share count could also affect per-share AFFO even if operating revenue is unchanged.
