Short answer: The best AI tool depends on where your brokerage loses time. Use Capitalize for broad commercial real-estate (CRE) loan-record prospecting and lender intelligence; Circlemark for maturity-led owner outreach in its covered US markets; Lev when lender matching and deal workflow matter as much as lead discovery; and Corlen when document intake, guideline checks and lender packaging are the bottleneck. Enaia is a broader CRE CRM and insights product whose stated audience is occupier and landlord representatives, so debt brokers should validate fit before making it a primary system.
These are vendor-positioning conclusions, not independent product-test results. Coverage, data provenance, integrations, pricing and performance claims can change. Treat AI output as research assistance that requires a broker’s review against lending criteria, contact rules and data-handling obligations.
Which AI tools match a commercial mortgage broker’s job?
Commercial mortgage software falls into two different categories: tools that identify a borrower or refinancing opportunity, and tools that process a deal after the opportunity exists. Mixing those categories is the fastest way to buy the wrong product. The table below maps the principal options to their stated use, evidence and limitations.

Adjacent products may solve narrower problems. Toplight describes automated SMS screening for mortgage brokers, but the available material does not establish commercial-mortgage suitability. Relip combines an investment-mortgage CRM, AI follow-up, loan-origination system, Deal Radar and programs such as commercial DSCR, making it closer to investor lending than broad commercial brokerage. Proximitty targets lender and bank operations such as document handling, financial spreading, covenant monitoring and servicing. Lenlia offers a lending CRM, lead finding, campaigns and an LOS, but the reviewed information does not establish specific commercial-mortgage coverage.

What does Capitalize provide for prospecting?
Capitalize is the broadest stated prospect-discovery option in this shortlist. Its vendor page says brokers can search nationwide loan records, identify active borrowers, examine lenders and loan comparables, build owner contact records, draft outreach sequences and track execution after a lead becomes a deal. That combination is useful when a broker wants one research surface rather than separate property, ownership and lender searches.
The page reports 100K+ lenders, 650K+ lender contacts, 2M+ sponsors profiled and 500+ models and agents (vendor figures, undated page accessed in 2026). None of those counts has independent verification, and a large database does not guarantee current phone numbers, complete county coverage or a usable match for a particular asset class. Ask to see how often records are refreshed, which fields come from recorded instruments, and whether exports include source dates.
Capitalize also hosts a testimonial from Jordan Y., senior associate at SRS, saying: “Capitalize has been a breath of fresh air. I love that I am able to easily search nationwide lenders and loans for free. It has really helped me get a clear picture of what is going on in the commercial real estate debt landscape. Not to mention, I can even access contacts at each lender directly from Capitalize.” This is a customer statement presented by the vendor, not an independent result. Use a representative search in your own markets before relying on the workflow.

When is Circlemark the better choice?
Circlemark is designed around a specific trigger: a commercial loan approaching maturity, already matured or showing distress. The service says it links those loan records to owners behind limited-liability companies and rechecks records weekly. It also distinguishes maturity dates taken from records from dates that are estimates, an essential distinction when a broker’s outreach depends on a precise refinance window.
The public page displays 125,111 active commercial loans, 13,089 maturing in 12 months and $29.9 billion in stated maturities over the next 12 months (Circlemark, undated page accessed in 2026). These are displayed vendor figures, not a market census or an independently audited forecast. The page names New York City, Dallas–Fort Worth, Houston, Austin and San Antonio and says expansion toward the 50 largest US metros is underway. A team in another metro should obtain a county-level sample and confirm the property types included before subscribing.
During a demonstration, require the vendor to show the source record for a maturity, the date it was last checked, the owner-resolution method and the label used when a date is estimated. A maturity list without that provenance can produce premature or late outreach, especially when an assignment, modification or refinance has changed the original obligation.

How does Lev support lender search and deal workflow?
Lev’s current product overview lists Lender Search, Lev Match, Lev Memo and Lev Agent. Together, those products are positioned as a workflow from sourcing and lender discovery through matching, memo preparation and closing support. Lev can therefore make sense when a brokerage needs both a lender-facing research layer and a place to move an active opportunity forward.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesAn older Lev page described access to programs and criteria from 4,000+ lenders. Because the current overview does not present a comparable, dated network count, treat that number as potentially stale. Ask which lenders are active now, when each guideline was last confirmed, how exceptions are represented and whether a match explains the criteria that drove it. The current page does not provide comparable pricing or measured broker-prospecting outcomes.
For a pure lead-generation purchase, Lev may be more workflow than you need. For a team that repeatedly loses qualified prospects while searching for a lender, the matching and memo steps could reduce handoffs. Test it with the loan sizes, property types, recourse preferences and timing constraints that your producers actually handle.
What problem does Corlen solve after a lead is found?
Corlen focuses on intake and operations rather than discovering a new pool of borrowers. Its description includes a borrower pipeline, automated guideline checks, packaging one deal for multiple lenders, and follow-up that requests or rechecks documents. That is relevant when producers spend more time chasing tax returns, rent rolls and entity documents than finding the next conversation.
Corlen advertises “90% Less manual document chasing,” “<5 min To review a borrower package” and “10 min To go live on your guidelines.” These are vendor-stated performance claims, not independently confirmed benchmarks. During evaluation, measure your own baseline: minutes per package, percentage of incomplete submissions, number of follow-up touches and time from intake to a lender-ready file. Ask whether the clock starts with clean, standardized files or with the messy uploads a broker normally receives.

The vendor describes encrypted storage, role-based access, tenant separation and audit logs, and says customer workflow data is not used to train external models. Those descriptions are not a substitute for contractual review. Confirm encryption scope, administrator controls, retention and deletion, incident notification, subprocessor disclosures and the exact boundary between your data and any model service.

Is Enaia suitable for a debt-broker CRM?
Enaia describes prospect and deal management, contact information, news and insights, and a Claude connection to a brokerage’s CRM data. Its stated audience is occupier and landlord representatives, not specifically commercial mortgage brokers. That makes it an adjacent option for a firm whose work spans leasing, ownership representation and debt, but not an automatic fit for a debt-only practice.
The listed price is $129 per month or $1,299 per year on the undated page accessed in 2026. Verify the current price, number of users, included records, AI usage limits, CRM connectors and cancellation terms. Before adopting it for lending, test whether fields support loan maturity, debt yield, lender constraints, guarantor information and the audit history your process requires.
How should you compare AI prospecting tools?
Use a written scorecard and weight it to your revenue process. A polished demonstration can hide gaps in data provenance or workflow ownership.
1. Lead source and geographic coverage
- Is the database nationwide, metro-specific or limited to named counties?
- Which property types, loan sizes and lien positions are represented?
- Is a maturity taken from a recorded instrument, inferred from another field or estimated?
- How frequently are records rechecked, and can you see the last-refresh date?
- Can the vendor show a source document or source identifier for an owner and maturity?
2. Prospecting workflow
- Can you resolve an LLC to a decision-maker without merging unrelated entities?
- Are maturity, distress, property and ownership filters combined in one search?
- Can leads be assigned to producers, deduplicated and exported with source dates?
- Are email or SMS sequences editable, logged and subject to your consent rules?
3. Lender intelligence
- How many lenders are active in your asset classes, and when were criteria last checked?
- Does a match show the criteria and exceptions behind its recommendation?
- Are comparable loans actual transactions, modeled estimates or user-entered examples?
- Can the system provide a current lender contact and preserve the verification date?
4. Execution and integrations
- Can a qualified prospect move into your CRM without rekeying?
- Does it connect to your loan-origination system, email, calendar or document portal?
- Can one package be prepared for several lenders while preserving version history?
- Are guideline checks explainable and reviewable by a human?
5. Risk, governance and economics
- What roles, permissions, audit logs, retention controls and deletion processes are provided?
- Is your data used to train external models, and what does the contract say?
- What are the subscription, seat, data, export, onboarding and usage charges?
- Will the vendor provide commercial-debt references and a pilot using your criteria?
How can a brokerage run a practical AI-assisted prospecting workflow?
The following sequence keeps prospect discovery separate from underwriting judgment and creates an audit trail for every contact.
- Define the target. Write down metros or counties, property types, typical balances, maturity horizon, recourse policy and minimum borrower profile. A vague target makes database coverage impossible to evaluate.
- Validate the data sample. Give each vendor a small list of known loans or owners. Check entity resolution, maturity date, property address, lender and contact fields against records your team already trusts.
- Label certainty. Preserve whether each maturity is recorded or estimated, the source date, and the confidence or rationale supplied by the system. Do not let an AI-generated score overwrite the source field.
- Prioritize prospects. Use transparent rules such as maturity within 12 months, a property type your lenders serve and an identifiable owner contact. Have a producer approve the list before outreach.
- Research the lender side. For each approved lead, identify lenders whose current programs fit the asset, size, leverage and timing. Record the guideline date and any unresolved exception.
- Draft, then review outreach. Let the system suggest a message, but verify the borrower name, property facts, relationship history, opt-out language and applicable contact rules. A human should approve every send.
- Capture the response. Log replies, consent, requested documents and next actions in the CRM. Remove duplicates and mark wrong-party or stale records so the next refresh does not repeat the mistake.
- Move qualified files into operations. Use an intake workflow such as Corlen’s described process only after the opportunity is real. Compare requested documents with lender guidelines, package versions and retain an audit trail.
- Measure outcomes. Track valid contacts, conversations, qualified opportunities, lender submissions, term sheets, closed loans, time per file and opt-outs. Compare the pilot with your previous process rather than with a vendor headline.
What do these tools cost, and what should you ask vendors to prove?
Comparable pricing is not published for the principal prospecting and workflow products, so a single “cheapest” ranking would be misleading. Enaia is the only listed price in the available material: $129 monthly or $1,299 annually, with scope to be confirmed. Ask every vendor for a written total-cost view.
| Cost item | Questions to ask |
|---|---|
| Subscription or seats | Is billing per user, team, market or record volume? Are read-only users charged? |
| Data access | Are exports, contact details, historical records or additional metros metered? |
| AI usage | Are searches, generated messages, document checks or agent runs capped? |
| Implementation | Are CRM mapping, data migration, guideline setup and training included? |
| Integrations | Do API, LOS, email, SMS or document connectors carry separate fees? |
| Exit and proof | Can you export your records and audit history if you cancel? Will the vendor support a measured pilot? |
Require a demonstration using your own representative market and loan type. Ask the vendor to show uncertain fields, duplicate handling, source records, failed matches, contact suppression and the exact handoff into your CRM or LOS. Independent head-to-head tests and validated conversion results were not established for these products, so your pilot data is the most relevant evidence.

What security and compliance checks should a broker complete?
Commercial-loan files contain financial statements, tax information, ownership documents and personally identifiable information. Before uploading production data, request security documentation and contract language that covers:
- Encryption in transit and at rest, key management and backup protection.
- Role-based access, single sign-on or multifactor options, administrator separation and session controls.
- Tenant isolation, audit-log retention, exportability and deletion after termination.
- Subprocessors, model providers, geographic storage and incident-notification deadlines.
- Whether prompts, uploaded documents, contact records or workflow data train any external model.
- Human approval controls for generated outreach, extracted facts, guideline decisions and lender matches.
Also document your legal basis and suppression process for outreach. An AI system can find a likely owner, but it does not decide whether that person may be contacted, whether a message is accurate or whether a lender’s fair-lending and privacy obligations have been met.
What are the most common buying mistakes?
Choosing a maturity database for a non-covered market
A strong maturity workflow is not useful if your counties or property types are absent. Confirm coverage with a sample before treating displayed loan totals as relevant to your territory.
Treating estimated dates as facts
Estimated maturities can be useful for prioritization, but they should not be presented to a borrower as a confirmed contractual date. Keep the estimate label and source visible in every export.
Buying lender matching without checking freshness
A lender program can change faster than a static directory. Require the last-confirmed date, exception process and an explanation of why a match was returned.
Automating outreach without review
Generated messages can contain a wrong property, entity or maturity. Use approval queues, suppression lists and a correction path before enabling sequences.

Counting vendor speed claims as your business result
Statements such as Corlen’s “90% less manual document chasing” describe the vendor’s claim, not a guaranteed outcome for your team. Establish baseline measurements and test with normal, incomplete borrower packages.
Ignoring the handoff between prospecting and operations
A lead tool and a file-automation tool can create duplicate records and missing context if ownership is unclear. Define the exact trigger that moves a prospect into intake, and preserve source data during that handoff.
How should you run a 30-day evaluation?
- Days 1–5: Select one market, one property segment and a fixed sample of known loans. Define success measures such as verified contacts, qualified conversations and minutes per package.
- Days 6–12: Test search coverage, owner resolution, maturity certainty, lender criteria and export formats. Record every missing or incorrect field.
- Days 13–20: Run a controlled outreach batch with human approval. Log deliverability, opt-outs, wrong-party records and responses.
- Days 21–26: Put a small number of real opportunities through lender matching, memo creation or document intake. Compare rekeying, review time and exception handling with your current workflow.
- Days 27–30: Calculate cost per verified prospect, cost per qualified opportunity, staff hours saved and unresolved risks. Decide whether to expand, renegotiate, keep a narrower license or stop.
For most brokerages, the buying decision is clearer when separated into two questions: “Can this system reliably identify the borrowers and lenders I care about?” and “Can it reduce work after a prospect responds?” Capitalize and Circlemark address the first question in different ways; Lev spans discovery and workflow; Corlen addresses the second; and Enaia requires an explicit fit check for debt brokerage.

Frequently Asked Questions
Can AI find commercial mortgage borrowers before they contact a broker?
Yes, some platforms search loan records, maturities, ownership entities or distress signals to create a prospect list. The result is a research lead, not proof that the owner needs financing, so verify the record and relationship context before contacting anyone.
What is the difference between a recorded and estimated loan maturity?
A recorded maturity is tied to a source instrument or filing, while an estimated date is inferred from available information. They should be stored and communicated differently because an estimate can be wrong when a loan is modified, assigned or refinanced.
Can these systems replace a commercial mortgage CRM or loan-origination system?
Usually not by default. Some products describe CRM-like pipelines, lender matching or LOS connections, but integration depth, field mapping and audit history vary; require a live demonstration of the handoff your team uses.
How do brokers measure whether an AI prospecting tool is working?
Track verified contacts, valid conversations, qualified opportunities, submissions, term sheets, closings and staff time per opportunity. Compare those measures with a defined pre-pilot baseline instead of relying on database size or a vendor’s advertised speed.
