For most SaaS products, the cleanest multi-tenancy pattern in Next.js 15 is one App Router deployment that resolves the incoming hostname in middleware.ts, maps that host to a tenant record, and rewrites the request to an internal tenant route. The server data layer then enforces membership and role checks, while PostgreSQL row-level security (RLS) or separate databases provides the final data boundary. This separates routing, authentication, authorization, and storage isolation instead of trusting a browser-supplied tenant ID.
The design supports tenant subdomains such as acme.example.com, verified custom domains, and local hosts such as acme.localhost:3000. It also scales operationally because tenant identity can be carried consistently through caches, jobs, webhooks, and object-storage paths.
What does multi-tenancy mean in a Next.js 15 SaaS?
Multi-tenancy means one application serves multiple customer organizations while keeping each organization’s users, configuration, files, and records separated. A tenant can be represented by a subdomain, a custom domain, or both, but the hostname is only a routing signal. It is not proof that the current user may access that tenant’s data.

- Read Before You Buy — No Video Output: These adapters support charging and USB 2.0 data transfer, but cannot transmit video signals. Except for standard USB webcams (which use USB data only), they are not compatible with HDMI/DisplayPort cables, video-capable USB-C hubs, or docking stations with video output.
- Convert USB-A Ports to USB-C: Designed to connect USB-C earphones, cables, flash drives, card readers, and other USB-C accessories to standard USB-A ports. Plug-and-play with no drivers or software required.
- Aluminum Alloy Housing: Built with a sturdy aluminum alloy shell that aids in heat dissipation and protects against daily wear and scratches. Designed to maintain a stable and secure connection.
- Compact & Travel-Friendly: The ultra-compact design allows the adapter to stay plugged into your device without blocking adjacent ports or adding bulk, reducing wear and tear on your original USB ports.
- 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
- Routing: the request host is mapped to a known tenant.
- Authentication: the application identifies the user.
- Authorization: the server confirms that user’s membership and role for the resolved tenant.
- Data isolation: database and storage controls prevent accidental cross-tenant access even when application code fails.
Next.js 15 middleware runs before route completion and can rewrite, redirect, modify headers, or return a response. The default runtime is Edge; the Node.js middleware runtime is stable from Next.js 15.5. Choose the runtime based on the libraries needed for host lookup, not merely on where your database runs.
How should a request move from a domain to a tenant page?
The safest flow resolves a host once, rejects invalid tenants early, and then repeats authorization in the server-side data path.
- Read and normalize the host. Use the framework URL hostname or the
Hostheader. Remove a development port, normalize case, and apply the same treatment to custom domains and subdomains. - Find an exact registry match. Check verified custom domains first, then a tenant subdomain such as
acme.example.com. Do not infer a tenant solely from an arbitrary string. - Apply status and reservation rules. Reject unknown or suspended tenants. Keep the platform root, administrative hosts, and reserved slugs out of tenant routing.
- Rewrite internally. A request for
/dashboardcan become/__tenants/<tenantId>/dashboardwithout exposing the internal route to the browser. - Authorize in the data layer. Resolve the authenticated user’s membership and role for that tenant before every read or mutation.
The rewrite gives pages a reliable tenant context, but it does not grant access. A user who guesses another tenant’s URL must still fail the membership check and the database policy.
How do I build host-based middleware in Next.js 15?
Create middleware.ts at the project root. Keep it lightweight: parse the host, perform a fast registry lookup, and rewrite or redirect. Avoid loading large application modules or doing expensive tenant initialization in middleware.
import { NextRequest, NextResponse } from 'next/server'
export async function middleware(request: NextRequest) {
const hostname = request.nextUrl.hostname.toLowerCase()
const tenant = await findTenantByHost(hostname)
if (!tenant || tenant.status !== 'active') {
return NextResponse.redirect(new URL('/tenant-not-found', request.url))
}
const target = request.nextUrl.clone()
target.pathname = `/__tenants/${tenant.id}${request.nextUrl.pathname}`
const response = NextResponse.rewrite(target)
response.headers.set('x-tenant-id', tenant.id)
return response
}
export const config = {
matcher: ['/((?!_next/static|_next/image|favicon.ico).*)'],
}
The example illustrates the shape rather than a drop-in registry client. If middleware runs on Edge, the lookup client must support that runtime; a Redis-backed registry is a common fit. Never treat the x-tenant-id header as authoritative when it arrives from the browser. Set trusted context on the server and derive it again where data access occurs.
Use a precise matcher. Excluding framework assets and static files reduces latency and prevents a tenant rewrite from affecting files that should remain public. Add routes such as health checks, webhooks, and authentication callbacks deliberately rather than relying on a broad catch-all.
What belongs in a tenant registry?
The registry is the authoritative host-to-tenant map. A practical record contains:

- A stable internal tenant ID that never changes when a slug changes.
- A URL-safe slug used for the platform subdomain.
- An active, suspended, or provisioning status.
- A list of verified custom domains.
- Tenant configuration such as branding, locale, and feature flags.
Store subdomain records under a deterministic key pattern such as subdomain:{name} when using Redis. Keep domain ownership and verification state separate from display settings so a branding edit cannot accidentally make an unverified domain routable.
Normalize trailing dots, case, and development ports before lookup. Reserve names for the root site and administration. Unknown hosts should produce a deliberate error or redirect, not a fallback to whichever tenant happened to be cached most recently.
How do authentication and authorization differ in a multi-tenant app?
Authentication answers “who is this user?” Authorization answers “may this user act in this tenant?” The second question must be evaluated for every request that can read or change tenant data.
Clerk’s Next.js middleware supports multi-domain handling, dynamic tenant-specific keys, and organization synchronization. Its organization model can map a domain to an organization path and apply organization roles and permissions. Regardless of the identity provider, the decisive membership check belongs in your server code.
Use a server-only data access layer
Create a server-only module that accepts the resolved tenant context, obtains the authenticated principal, verifies membership and role, and returns only the fields the caller needs. Next.js recommends this pattern to centralize authorization and minimize data transfer.
export async function getProjectForTenant(tenantId: string, projectId: string) {
const user = await requireAuthenticatedUser()
await requireTenantMembership(user.id, tenantId, ['owner', 'admin', 'member'])
return db.project.findFirst({
where: { id: projectId, tenantId },
select: { id: true, name: true, createdAt: true },
})
}
Do not accept a client-provided tenantId as the selector for privileged data. Derive it from the verified host mapping or a server-side route context, then compare it with the authenticated user’s membership.
Authorize every Server Action
Server Actions are public HTTP endpoints once deployed. A hidden button or a protected page does not protect an action. Each action must validate its input, establish the tenant context, check membership and role, and then perform the mutation. Apply the same rule to route handlers, background workers, import jobs, and webhook processors.

Which database isolation model should I choose?
Two established choices cover most SaaS products: a shared PostgreSQL database with tenant columns and RLS, or a separate database for each tenant. The right choice depends on contractual isolation, operations, regional needs, and the consequences of a coding mistake.

|---|---|---|
| Isolation strength | Strong when every tenant-owned table has a tenant key and RLS policies are correctly enforced. | Stronger physical separation and a smaller blast radius for a single database failure or credential mistake. |
| Operational overhead | One database to provision, monitor, back up, and migrate. | Provisioning, credentials, monitoring, backups, and migrations multiply with tenant count. |
| Migration work | One schema migration covers all tenants. | Every tenant database must be migrated, retried, and tracked. |
| Backup and restore | Backups naturally cover all tenants; restoring one tenant requires a selective procedure. | Tenant-specific backup and restore are straightforward. |
| Noisy-neighbor risk | Tenants share compute and connection capacity unless quotas and pooling are added. | Workloads can be isolated and scaled independently. |
| Regional or contractual placement | Best when tenants can share the same database region and legal boundary. | Useful when a tenant requires a particular region or contractual isolation. |
| Primary failure mode | A missing tenant filter, unsafe context, or bypass privilege can expose rows. | Incorrect database selection, provisioning, or credential routing can expose or strand a tenant. |
How do I enforce isolation with PostgreSQL RLS?
Put tenant_id on every tenant-owned table, index it, and enable RLS. Before running application queries, set a transaction-scoped tenant value. Policies then compare each row’s tenant to that value.
ALTER TABLE projects ENABLE ROW LEVEL SECURITY;
CREATE POLICY projects_tenant_isolation
ON projects
USING (tenant_id = current_setting('app.tenant_id')::uuid)
WITH CHECK (tenant_id = current_setting('app.tenant_id')::uuid);
The application must set app.tenant_id with a transaction-scoped setting before the query and clear or replace it for the next transaction. Connection pooling makes this detail critical: a session-level value that survives checkout can leak one tenant’s context into another request.
A Prisma RLS extension example demonstrates the general shape, but it is explicitly a learning reference rather than a production guarantee. Validate transaction behavior, pooling, migrations, superuser or bypass privileges, and failure handling under your own deployment conditions. Test that administrative connections cannot silently bypass the policy unless that bypass is intentional and tightly controlled.
When is a separate database per tenant the better design?
Choose separate databases when contractual isolation, tenant-specific backups, regional placement, or independent scaling outweigh the operational cost. Prisma documents using multiple clients and database contracts in one Next.js application for this model.

Provisioning must be a stateful workflow, not an implicit side effect of the first page request. Record the database identifier and migration version in the tenant registry, create credentials with the minimum required privileges, run migrations, and mark the tenant active only after health checks pass. A migration coordinator should retry failures and expose which tenants still need a schema update.
How should tenant identity flow through caches, jobs, and files?
Tenant isolation does not stop at page routes. Include the tenant ID in every cache key and invalidation path. A key such as tenant:{tenantId}:project:{projectId} is safer than a project ID alone, especially when IDs are generated independently in different tenants.

Background jobs should carry a signed or server-created tenant context in their payload. Workers must re-check that the tenant is active and that the operation is authorized before execution. Webhook handlers should map the endpoint or signing key to one tenant, validate the signature, and reject ambiguous mappings.
Use tenant-scoped object-storage prefixes, for example tenants/{tenantId}/files/{fileId}. Generate download URLs only after checking membership, and do not expose a predictable storage path as a substitute for authorization. Exports deserve the same treatment: verify the requesting user, scope the query, and ensure the generated file remains in the correct tenant prefix.
How do custom domains and deployment work?
One deployment can serve tenant subdomains and verified custom domains. A platform such as Vercel can provide wildcard DNS routing, automatic SSL, CDN delivery, and preview deployments, while the application remains responsible for registry state and authorization.
The platform subdomain flow generally requires a wildcard DNS record for the tenant suffix. Local development can use hosts such as tenant-name.localhost:3000. Custom domains need an explicit verification step before they are attached to a tenant; do not route a domain merely because a user typed it into a form.
Provisioning should follow this order:
- Create the tenant record with a provisioning status.
- Reserve the slug and reject collisions with platform or administrative names.
- Verify DNS or the platform’s domain challenge.
- Attach the verified domain to exactly one tenant.
- Initialize configuration, database state, and default roles.
- Mark the tenant active and begin accepting traffic.
Preview deployments require special care. A preview host must resolve to the intended tenant or to an isolated test tenant; never let an arbitrary preview URL inherit production tenant data by default.

What commonly breaks in a Next.js multi-tenant implementation?
A tenant appears to change between requests
Check hostname normalization, proxy forwarding, and cache keys. A cache that omits tenant identity can serve a valid response from one tenant to another even when routing is correct.
Middleware works locally but fails in production
Inspect the selected runtime and the registry client. Edge middleware cannot use every Node.js package, while a Node runtime may change latency and deployment requirements. Confirm that wildcard DNS, custom-domain verification, and forwarded host handling match the production platform.
RLS blocks valid requests
Verify that the tenant setting is established inside the same transaction as the query, that the connection pool does not reuse stale context, and that migrations enabled policies on every tenant-owned table. Check whether the database role has a bypass privilege that changes the expected behavior.
A suspended tenant still receives traffic
Make status checks part of host resolution and server authorization. Invalidate tenant-specific caches when status changes, and have workers and webhook handlers reject suspended tenants rather than relying on the page layer.
What is the recommended architecture in one sentence?
Use one Next.js 15 App Router deployment, resolve and validate the host in middleware, rewrite to an internal tenant route, enforce membership in a server-only data access layer and every mutation, and back that authorization with PostgreSQL RLS or a separate database chosen for your isolation and operational requirements.
Frequently Asked Questions
Can one tenant have more than one custom domain?
Yes, model domains as a verified list associated with one stable tenant ID rather than storing a single domain column. Define a canonical domain for links and redirects, and reject any domain that is verified for another tenant.
How should I handle a tenant slug change?
Keep the immutable tenant ID as the foreign key everywhere and treat the slug as a replaceable routing alias. Reserve the old slug for a redirect or quarantine period so links do not unexpectedly resolve to a new customer.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Should middleware query the primary database on every request?
Usually no. A small, edge-compatible registry or cache keeps host resolution fast, while authoritative membership and data checks happen in the server data layer and database. Invalidate the registry when a domain, slug, or tenant status changes.
How do I offboard a tenant safely?
Suspend routing first, revoke sessions and API credentials, stop queued work, and block new webhook processing. Preserve or export data according to your retention policy, then remove storage objects and database records only after the required retention and audit steps are complete.
