Yondr’s announced $2 billion was private funding for several hyperscale data-center campuses across the Americas—not a single U.S. facility or a retail cloud product. The Amsterdam-based builder planned to enter tier-one markets by securing a tenant first, then delivering standardized capacity in predictable increments.

That strategy has since produced major U.S. announcements: a proposed 550MW campus near Dallas, a Northern Virginia platform expanding toward 336MW, and a 72MW Manassas campus planned with Cerberus. The $2 billion was an announced funding commitment in 2021; no public source cited here provides a verified spend-to-date ledger or country-by-country allocation.

What Yondr’s $2 billion was intended to fund

Data Center Knowledge reported on May 20, 2021, that the three-year-old Yondr Group had secured $2 billion from private investors for multiple future data-center campuses in the Americas. Yondr had identified sites in the United States, Canada and Latin America, with an emphasis on tier-one markets including Northern Virginia, Dallas and Silicon Valley.

The announcement did not identify a single beneficiary site, tenant, construction budget or deployment schedule. It described a portfolio strategy: assemble land and power options in major markets, secure a customer commitment, and then build the required capacity. There is no published breakdown in the cited sources showing how much of the commitment has been spent in each country or project.

Tenant commitment came before construction

Yondr said it would not begin construction at a site until it had secured a tenant. Negotiations for its first two Americas builds were described as being at an “advanced stage” in 2021, but the announcement did not name those customers.

This is a tenant-led, or pre-leased, development model. It reduces the risk of constructing an empty facility, while allowing the customer to influence the required power, phasing and technical configuration. The trade-off is that a site can remain unbuilt until commercial negotiations and power arrangements are sufficiently firm.

How Yondr standardizes capacity

Yondr’s 2021 product descriptions were designed around repeatable blocks rather than one-off buildings. The company said this approach supported what Eanna Murphy, who led its Americas business after working on Google’s data-center team, called “constant schedule certainty.” Murphy also said, “Our focus is on execution excellence.”

These figures describe Yondr’s standardized design concepts, not a claim that every announced project uses the maximum size or that all capacity is already operating. Modular increments can let a tenant match deployment to demand while preserving a repeatable construction process.

Where Yondr is building in the United States

The company’s later announcements show how the original market strategy translated into specific U.S. campuses. Status labels matter: ready-for-service capacity is operating and available to a customer; announced capacity is a disclosed project target; pipeline capacity is planned potential that may still require development.

Dallas-area expansion: Lancaster

On August 18, 2025, Yondr announced a 163-acre Lancaster site south of Dallas with a planned 550MW critical IT-load campus. The company said it expected to break ground in 2026. Both the construction date and the full capacity are company projections, not an independently verified operating result.

Northern Virginia: Loudoun County

Yondr said on December 17, 2025, that the first 12MW portion of a second 48MW building at its 96MW Loudoun County campus had reached ready-for-service status. It also reported 240MW of additional capacity in the pipeline, for an eventual campus total of 336MW. Those categories should not be added together as if they were all online: the 12MW milestone is operating availability, while the 240MW figure is future pipeline.

Manassas and the Cerberus partnership

On August 3, 2026, Yondr and Cerberus announced a 40-acre Manassas campus planned for 72MW. The partners said it was expected to be operational in 2029 and highlighted near-term power availability. The announcement describes intended cloud, enterprise and AI use cases but does not identify a committed end customer.

How much capacity does Yondr have?

There is no single public number that represents only live U.S. capacity. Yondr’s disclosures mix operating milestones, committed customer capacity and development pipeline.

  • Ready-for-service: The specifically reported Loudoun milestone is 12MW in the second building.
  • Announced or planned projects: Lancaster is planned at 550MW, and Manassas at 72MW; their announced schedules and capacities remain company targets.
  • Campus pipeline: Loudoun has 240MW of additional pipeline beyond the campus capacity already described.
  • Committed hyperscale capacity: DigitalBridge and La Caisse said when they completed their acquisition of Yondr on July 1, 2025, that Yondr had more than 420MW committed to hyperscalers.
  • Land-supported potential: The same ownership announcement said Yondr held land supporting potential capacity above 1GW. Potential land capacity is not equivalent to energized or leased capacity.

Because these measures overlap, adding them would overstate Yondr’s operating footprint. A project can be counted in a pipeline figure before construction, while a committed figure refers to customer commitments rather than all power that is physically online.

Who owns Yondr?

DigitalBridge and La Caisse completed their acquisition of Yondr on July 1, 2025. The transaction announcement appointed Aaron Wangenheim as chief executive officer and described more than 420MW committed to hyperscalers, with land supporting potential capacity above 1GW.

Cerberus is a project partner for the separately announced Manassas development; that partnership should not be confused with ownership of the entire Yondr platform.

What the $2 billion figure does—and does not—tell you

What it tells you

  • Yondr had financing intended for a multi-campus Americas expansion.
  • The target markets were major, power-constrained data-center hubs rather than a broad national rollout.
  • The company planned to use standardized blocks and customer commitments to control delivery schedules.

What it does not establish

  • How much money has actually been drawn or spent.
  • How the funding is divided among the United States, Canada and Latin America.
  • Which tenants occupy each project or the commercial returns generated.
  • How much of the announced pipeline is energized, leased or under construction.

For readers evaluating Yondr, the most useful evidence is therefore project-specific: the site, available power, contracted load, construction milestone and whether the number refers to ready-for-service, committed or pipeline capacity.
