Grass turning brown in fall may be entering normal seasonal dormancy, but color alone cannot tell you whether a lawn is dormant, drought-stressed, or damaged. The right response depends on the grass type, your region, soil moisture, and recent weather. Check the root-zone moisture before watering; do not assume brown grass needs more water.

Why does my grass turn brown in the fall?

Fall browning can be normal, but its meaning depends on the kind of grass and the climate where it grows. In Maryland, cool-season grasses typically grow in mild spring and fall weather and slow during winter. Warm-season grasses grow mainly in summer and commonly turn brown as they enter winter dormancy. In regions between those climate patterns, changing conditions can stress turf and cause browning. University of Maryland Extension’s grass guide describes these regional differences.

Shorter days and cooler nights also slow growth and change root activity. For central Florida warm-season turf, UF/IFAS Extension Hillsborough County describes seasonal changes that can include semi-dormancy; its 2024 article says 40–60% of root material may be shed in cooler months. That figure refers to the seasonal change discussed in that source, not all grasses or regions.

Brown or yellow grass can also result from too much or too little water, disease, insects, fertilizer or pesticide practices, mowing, shade, or extreme weather. The UF/IFAS guidance lists these as possible causes, so color by itself is not a reliable diagnosis.

Is brown grass dead or dormant?

Brown grass is not necessarily dead. Dormant turf can retain living crowns and recover when moisture and temperatures become favorable, although recovery is not guaranteed. University of Missouri Extension’s lawn watering guide explains that dormant grass may survive dry conditions, while prolonged drought can still threaten it.

Look at the pattern as well as the color. Broad, fairly uniform seasonal browning may fit dormancy, depending on grass type and local weather. Irregular, expanding, or persistent patches are less conclusive and may warrant closer inspection for irrigation problems, disease, insects, or other damage. Avoid applying fertilizer or pesticide based only on a brown appearance.

Should I water my lawn in the fall?

Water an established lawn when soil moisture and turf condition indicate a need, not simply because the calendar says fall or because the grass is brown. Account for rainfall, local watering restrictions, and whether the turf is actively growing. Maryland Extension’s broad regional reference is about 1 inch of water per week from rain or irrigation for actively growing grass; it is not a universal fall target.

Check for drought stress while grass is actively growing: footprints that linger, a dull blue-gray or blue-green cast, thinner blades, or blades that roll inward can indicate insufficient moisture. Probe the soil several inches down with a screwdriver, trowel, or soil core sampler. Maryland Extension notes that one inch of water generally wets soil about six inches deep, but soil, slope, and application affect the result.

As temperatures fall and natural precipitation often increases, reduce irrigation in response to actual conditions. Texas A&M AgriLife’s fall guidance says water needs are usually ½ to ¾ of summer requirements in its regional context and suggests watering after visible leaf wilt to help avoid overwatering. It advises turning irrigation off once warm-season turf is winter-dormant and no longer actively growing. Follow local extension guidance and current restrictions rather than applying those Texas figures as a nationwide schedule. Texas A&M AgriLife’s fall turf-management guidance provides its regional recommendations.

How should I water an established lawn?

  1. Check moisture first. Inspect soil in the root zone and account for recent rain instead of following an automatic timer.
  2. Water deeply and infrequently. Apply enough to moisten the soil rather than giving frequent, shallow sprinklings. Water in the morning to limit prolonged leaf wetness and disease risk.
  3. Apply slowly. On slopes or compacted and heavy soils, slow application can reduce runoff and give water more time to soak in.
  4. Measure what the sprinkler delivers. Place a rain gauge or shallow, straight-sided container in the watering area. Check whether the soil is moist four to six inches down, and move containers around if you need to assess uneven coverage. Maryland Extension’s established-lawn guidance explains this check; Illinois Extension’s watering guidance also notes that sprinkler coverage varies.

Illinois Extension gives 1–1.5 inches per week as general guidance for green, actively growing cool-season lawns in its context. That is not an automatic fall schedule: rainfall, soil, weather, and local conditions still matter. Its guidance also cautions against repeatedly watering brown, dormant cool-season turf just enough to green it and then allowing it to become dormant again, which can stress the grass.

What if the lawn stays brown or has patches?

If the browning is irregular, persistent, or unexplained, check for uneven sprinkler coverage, dry or waterlogged soil, shade, mowing issues, and signs of pests or disease. Brown color alone is not a reason to add water or apply a treatment. For a diagnosis, contact your local Cooperative Extension office or diagnostic service; recommendations depend on the grass and conditions in your area.
