A memory-chip cycle is the recurring swing between demand for memory and the supply manufacturers can deliver. When orders outpace available output, inventories tighten and suppliers gain pricing power; when supply catches up or customers pull back, price increases can slow, stop, or reverse. DRAM and NAND can move differently because they serve different products and buyers.

What does “memory price” mean?

There is no single memory price. The contract prices negotiated between chip suppliers and large customers are different from spot-market prices and from the retail price of a desktop RAM kit or SSD. TrendForce tracks these as separate categories, including DRAM contracts, NAND contracts, NAND wafers, and end-market SSD materials; its memory and storage research catalog shows the distinctions.

The latest figures below refer to contract-price forecasts, not a guaranteed change in what a consumer pays for a PC component or device.

What is the current DRAM and NAND outlook?

On 30 September 2026, TrendForce forecast conventional DRAM contract prices to rise 10–15% quarter over quarter in 4Q26, and NAND Flash contract prices to rise 15–20% quarter over quarter. These were forecasts issued before 4Q26 ended, not observed full-quarter results. The forecast covers market-level contract pricing; long-term agreements can produce different increases for individual suppliers and customers. TrendForce’s 4Q26 outlook attributes the movements to distinct demand and supply conditions in the two markets.

These categories should not be collapsed into one “memory” market: server DRAM, PC memory, enterprise SSDs, and consumer SSDs can face different supply and demand conditions.

How does the memory-chip cycle work?

The cycle is a feedback loop, not a fixed calendar. Strong demand can consume available inventory faster than manufacturers can add saleable output. Scarcity improves suppliers’ bargaining position and can lift prices. Higher prices, in turn, can prompt investment or a shift in how existing production is allocated. But expansions take time, and higher component costs can also lead customers to postpone purchases, reduce capacity, or work through inventory. By the time new supply arrives, demand may have cooled.

Demand absorbs available output

A surge in orders for servers, AI infrastructure, PCs, phones, or storage can tighten a particular memory segment. TrendForce said persistent AI and data-center demand was worsening the supply-demand imbalance in 1Q26 and increasing supplier pricing power. That does not mean every type of memory was equally constrained; demand for a particular product can be strong while another segment remains more price-sensitive. TrendForce’s 1Q26 outlook describes that market pressure.

Manufacturers allocate capacity

Memory producers can direct manufacturing capacity toward products that offer better returns or strategic value. TrendForce’s 3Q26 outlook described capacity shifting toward server applications, reducing availability for PC DRAM, and suppliers allocating more NAND capacity to enterprise SSDs. When this happens, total industry output is not the only issue: buyers may face tighter availability in a specific product even if other products have a different balance. The 3Q26 outlook also forecast conventional DRAM contract prices up 13–18% quarter over quarter and NAND Flash up 10–15% quarter over quarter. Those were forecasts published on 3 July 2026, before that quarter ended.

Investment takes time to become output

Capital spending does not instantly create more memory bits. Building or upgrading production and adopting new processes take time, so a spending increase can have limited near-term effect on supply. In an outlook published on 13 November 2025, TrendForce said 2026 investment would focus on process upgrades and higher-value products, including high-layer stacking, hybrid bonding, and HBM, with limited contribution to 2026 bit-output growth. It estimated 2026 capital expenditure of $61.3 billion for DRAM and $22.2 billion for NAND Flash; these were estimates at the time, not audited final industry totals. TrendForce’s capital-expenditure outlook explains the forecast.

High prices can restrain orders

When components become expensive, customers may delay purchases, use existing inventory, or make lower-cost configurations. In its 4Q26 outlook, TrendForce said client SSD procurement was constrained by inventory built earlier in 2026 and that PC makers were reducing SSD capacities in mainstream configurations to control system costs. It also described retail NAND-wafer buyers as cautious because downstream customers had difficulty absorbing higher prices. Reduced orders can eventually ease pressure, although the timing depends on inventory levels and the wider market.

Why can DRAM and NAND prices move differently?

DRAM: server demand competes with other uses

DRAM is working memory, and the latest outlook emphasized server products, including RDIMMs. TrendForce connected server demand to improving availability of server CPUs, procurement by cloud service providers and server OEMs, and demand associated with AI workloads. At the same time, suppliers prioritized advanced-process capacity for high-performance server products. Packaging, testing, and front-end production flexibility constrained the ability to respond quickly. The resulting tightness in server-oriented DRAM does not establish the exact price movement for every PC or phone memory product.

NAND: enterprise demand and consumer caution coexist

NAND is used for storage, and its demand picture was split in TrendForce’s 4Q26 outlook. AI inference and data-center deployment supported enterprise SSD demand, while client SSD procurement faced existing inventories and PC makers’ cost controls. Retail-channel NAND wafer buyers were also cautious. Enterprise SSDs, client SSDs, mobile storage, and NAND wafers are related, but they are not interchangeable markets, so a strong forecast for one does not prove identical conditions for all the others.

Why don’t chip-price increases map directly to retail prices?

A contract-price forecast applies to upstream purchases, not automatically to the price tag on a RAM module, SSD, laptop, or phone. Retail pricing also depends on how much inventory manufacturers and retailers already hold, the product mix, existing customer contracts, competition, and whether a buyer can absorb or pass along higher component costs. TrendForce described higher component costs reaching notebook prices while consumers resisted further increases. As a result, even a substantial upstream forecast can translate into a smaller, delayed, or uneven change at retail.

A desktop DDR5 RAM kit and an internal NVMe SSD are familiar examples of consumer products built around DRAM and NAND-based storage, respectively. Their prices are not direct proxies for memory-chip contract-price series, and compatibility requirements also matter when buying either component.

How should you read a memory-price headline?

  • Check the price measure: distinguish contract prices from spot, wafer, module, SSD, or finished-device prices.
  • Check the segment: identify whether the claim concerns server DRAM, PC memory, enterprise SSDs, client SSDs, or another product class.
  • Check the period and status: a quarter-over-quarter percentage is a comparison with the previous quarter; a forecast is not a final result.
  • Check the scope: market averages and supplier pricing can differ, especially where long-term agreements apply.
  • Separate the chip from the device: component costs can affect retail products without passing through one-for-one or immediately.
