The “half a million” figure refers to a 2017 report about COPT data-center space under construction in Northern Virginia—not construction confirmed to be underway today. Data Center Knowledge reported that COPT had 447,000 square feet under construction for a tenant it identified as Amazon, rounding that figure in its headline. The cited COPT filing described the tenant only as “an existing tenant”; the Amazon identification came from the article’s industry sources.

What did the 2017 report say was being built?

In an article published November 7, 2017, Data Center Knowledge reported that landlord COPT had 447,000 square feet of data-center space under construction in Northern Virginia for a tenant the outlet identified as Amazon. Its headline rounded the area to half a million square feet. The report’s specific figure and tenant attribution are distinct: the COPT document cited in the article used the phrase “an existing tenant,” while the article said multiple industry sources identified that tenant as Amazon. How did COPT’s role differ from Amazon’s?

COPT was developing and leasing powered-shell buildings: the landlord-provided building space, prepared for data-center use, rather than a finished facility containing the tenant’s complete IT installation. Amazon would fit out the space with its own data-center infrastructure. The reported square footage therefore described building area, not a measure of server capacity or a count of servers.

What other COPT figures appeared in the report?

The same 2017 article put the new construction in the context of COPT’s existing and planned regional portfolio. These figures are historical reporting and forecasts, not verified present-day totals or outcomes.

Figure What Data Center Knowledge reported in 2017 How to read it
1.9 million square feet Amazon already leased this area from COPT in operational data centers in the region, according to a recent COPT regulatory filing cited by the article. Reported as existing leased space at the time, not a current 2026 figure.
11 additional projects; close to 2 million square feet COPT expected to deliver these projects over the following two years and hoped to lease them to the same tenant. The article said Amazon had pre-leased one at that point. Plans and leasing expectations reported in 2017; the article does not establish whether the projects were completed or leased as intended.
150,000 square feet One pre-leased facility was expected to be delivered in October 2018. A forecast made in 2017, not a verified completion date.

Does this mean the COPT facilities are operating now?

Not on the evidence cited here. The 2017 article described construction and future plans, but it does not establish which completed buildings, if any, correspond to the 447,000-square-foot project or what their operating status is today. A forecast delivery date or a later project with a similar area cannot resolve that question.

How is the later Birchwood listing different?

A Cleanview listing accessed September 30, 2026 identifies Amazon Birchwood Building 6 in King George County as a separate planned project: 500,000 square feet and 144 MW. It is in a different Virginia county and has a different project name. It is not evidence that the COPT Northern Virginia buildings from the 2017 report are the same project, were completed, or remain in a particular status.
