USI announced its Flex Property Facility on October 1, 2026, as a property insurance option for its commercial risk clients. USI says the facility can support flexible property placements and may include coverage for flood, earthquake, named storm, equipment breakdown, and terrorism. Combined with USI’s existing excess property solution, the two offerings provide up to $50 million in dedicated property capacity for a single risk, according to the company.
What USI announced
The Flex Property Facility is a commercial property insurance facility that USI says is exclusive to its commercial risk clients and available in all 50 states. The company describes it as dedicated, A-rated property capacity that can be used across property placements or program structures. These are USI’s descriptions of the offering; the announcement does not name the insurers providing coverage or specify underwriting authority.
USI says Innovation Growth Partners Specialty (IGP Specialty), part of the USI family of companies, was heavily involved in developing and servicing the facility. The October 1, 2026 announcement does not publish policy wording, pricing, or detailed eligibility criteria. USI’s launch announcement

“Can include” matters: the announcement does not say that every placement covers every peril. The covered causes of loss, limits or sublimits for each peril, deductibles, and exclusions depend on the actual placement and policy terms, which USI has not provided in the announcement.
How the $50 million capacity figure works
USI says clients can access up to $50 million in dedicated property capacity for a single risk when the Flex Property Facility is combined with USI’s existing excess property solution. The announcement does not claim that the new facility alone supplies $50 million, nor does it state the capacity available from the Flex Property Facility by itself.
The figure is a maximum stated by USI, not a guarantee that a particular risk will qualify for that amount. The announcement does not explain how capacity is allocated between the two solutions or what limits, terms, or eligibility conditions apply.

Who may be eligible and where
USI describes the facility as exclusive to its commercial risk clients and says it is available in all 50 states. That is a statement of geographic availability, not confirmation that every business, property, risk, or coverage option will be eligible in every state. The launch announcement does not set out the facility’s underwriting criteria or risk thresholds.

The launch announcement establishes the facility’s broad purpose and headline terms, but it is not a policy form. A business considering a placement should ask its USI representative for the specifics that determine whether the coverage fits its property and risk.
- Which perils are covered, and what policy wording applies to each?
- What capacity is available from the Flex Property Facility alone, and what portion—if any—comes from the existing excess property solution?
- What limits, sublimits, deductibles, exclusions, and conditions apply?
- Is the specific property and risk eligible in its state, and are there location- or risk-specific requirements?
- Which insurer or insurers will underwrite the placement?
- What is the quoted premium and how can the coverage be structured within the client’s property program?
How the facility fits USI’s broader services
USI lists builders risk, equipment floaters, and a catastrophic-risk facility among its construction insurance services, while its real estate practice describes broader services for property owners, developers, and managers. Those offerings provide context for USI’s commercial property work, but USI’s launch announcement does not identify them as features of the Flex Property Facility.
