For a large, high-fidelity PC or console game, Unreal Engine 5 is usually the stronger starting point when Nanite, Lumen and World Partition match your design and the business can absorb a royalty after success. Unity is often the better choice when your studio already has deep Unity expertise, needs broad platform coverage, prefers subscription-based budgeting or does not require UE5’s highest-end rendering stack. Neither engine is universally faster or cheaper: the right decision depends on target hardware, revenue, team composition and the cost of changing your pipeline.

The practical way to choose is to model four costs—development seats, post-launch revenue share, platform-specific requirements, and migration or pipeline maintenance—then validate representative scenes on shipping hardware.

Quick decision: which engine fits your project?

Project condition Likely starting advantage Why
High-fidelity PC/console game with very large environments Unreal Engine 5 Nanite, Lumen and World Partition are integrated around virtualized geometry, dynamic lighting and large-world streaming.
Existing studio is experienced in Unity and has reusable tools and code Unity Avoiding retraining, migration and pipeline rewrites can outweigh theoretical rendering benefits.
Mobile, PC, console, XR or web targets in one product family Unity often fits more naturally Its modular render pipelines and package ecosystem support broad platform planning, provided the team can manage the added choices.
Revenue is uncertain but could become very large Depends on forecast UE5 has a variable royalty above its threshold; Unity’s current model is primarily subscription and seat based.
Different teams already specialize in different engines Hybrid can be rational Keep each product on its strongest stack, but budget for duplicated tools, build systems and skills.

This is a tendency, not a performance guarantee. Profile the same representative content on the actual PC, console or other hardware you intend to ship.

How the licensing models differ

Unreal Engine 5: variable royalty for games

Epic’s current licensing page states: “All lifetime gross revenue above $1M that is directly attributable to the UE product, regardless of who collects it, will be subject to a 5% royalty.” The threshold is lifetime gross revenue attributable to the product, not annual profit. That makes the cost variable: a project that never reaches the threshold has no royalty under that rule, while a successful product pays more as attributable revenue grows.

Epic also states that revenue generated from sales in the Epic Games Store is royalty-free. That exception does not automatically remove obligations on sales through other stores or channels. Confirm the applicable Unreal Engine EULA, royalty addenda, discounts and any negotiated enterprise terms before signing contracts or setting a launch forecast.

For qualifying commercial non-game use that does not ship engine code to third-party end users, Epic lists a seat license of $1,850 per seat per year. That figure is for the stated non-game category; it should not be applied to a game project without checking the relevant license.

Unity: Runtime Fee cancelled, subscriptions remain

Unity’s official pricing update says, “The cancellation of the Runtime Fee is effective immediately.” Unity says no new or existing Unity games were or will be subject to that fee. Budgeting therefore centers on the Unity plan that your company and platforms require, rather than on a per-install charge.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The October 2024 terms update lists these annual company revenue or funding bands:

Unity plan Annual company revenue or funding band Implication for a large project
Personal $0–$200,000 Intended for organizations within that band; verify current eligibility before production.
Pro $200,001–$24,999,999 The typical tier for a professional studio below the Enterprise threshold.
Enterprise $25,000,000 or more Required by the listed threshold; contract terms and pricing should be confirmed with Unity.

These thresholds and prices can change. For Xbox and PlayStation development, Unity’s FAQ requires platform-holder developer status and a current Unity Pro or Enterprise subscription. A studio planning console release must include those subscriptions and platform approvals in its budget, even though the Runtime Fee is gone.

The four cost lines to put in your spreadsheet

  1. Development seats: Count engine seats, build machines, technical-art workstations and any required support or enterprise agreements for the full production schedule.
  2. Post-launch revenue share: Apply UE5’s 5% rule to the portion of lifetime gross revenue that is directly attributable to the product and above $1 million, while treating Epic Games Store sales as royalty-free under Epic’s stated policy. Unity has no Runtime Fee under its current announcement, but subscription obligations remain.
  3. Platform-specific licensing: Include Unity Pro or Enterprise and platform-holder status for Xbox and PlayStation, plus any engine or middleware terms that apply to your target platforms.
  4. Migration and maintenance: Price the work to port code, art, shaders, tools, save systems, build automation, analytics and certification processes. Add the ongoing cost of maintaining engine forks or parallel pipelines.

A simple break-even model is to calculate total Unity subscriptions and platform costs over the project, then compare them with UE5 seats plus the expected UE5 royalty. Run low, base and high revenue cases; the royalty is tied to product success, whereas subscription spending occurs during development.

  • Nanite is a virtualized-geometry system intended for very high-detail assets. It can reduce manual mesh-level optimization for suitable content, but geometry still consumes memory and processing time, and not every material, effect or target platform supports the same path.
  • Lumen provides dynamic global illumination and reflections. It can reduce the need to author and maintain large sets of baked lighting data, while increasing runtime, shader and memory demands that must be tested on target hardware.
  • World Partition partitions and streams large worlds. It can replace significant custom streaming infrastructure, but world layout, actor ownership, network replication and streaming budgets still require engineering.

These features reduce certain kinds of manual content optimization; they do not make optimization unnecessary. Shader compilation, memory budgets, traversal or streaming hitches, CPU simulation and platform-specific rendering limits remain. A scene that looks excellent on a high-end development PC may need different settings, assets or lighting on a console target.

Unity’s modular approach

Unity provides a real-time 3D engine with broad platform support and lets teams choose rendering pipelines and packages that fit their targets. That modularity is useful when one codebase must span mobile, PC, console, XR and web, or when a studio wants to keep a lightweight renderer for lower-end hardware.

The trade-off is architectural responsibility. The team must select and integrate packages, define upgrade policies, test interactions and sometimes build missing large-world or streaming tools. A Unity project can scale successfully, but the required technology plan is more project-specific than simply enabling a single integrated feature set.

Why there is no universal FPS winner

The available evidence does not provide a controlled, same-content UE5-versus-Unity benchmark. It would therefore be misleading to claim a universal frame-rate, frame-time or memory winner. Performance depends on scene composition, lighting, animation, physics, networking, shader variants, platform SDKs and the quality of each team’s implementation.

A benchmark that produces a useful answer

  1. Define shipping targets: List exact console models, minimum and recommended PC specifications, resolution, frame-rate goal and memory budget.
  2. Build equivalent test scenes: Recreate a representative outdoor area, interior, traversal route, combat encounter and streaming boundary in each engine. Use comparable asset density and effects rather than a simplified tech demo.
  3. Measure the whole frame: Record CPU and GPU frame time, memory, shader-compilation stalls, streaming hitches, draw or dispatch counts and worst-case spikes—not only average FPS.
  4. Test production workflows: Have artists import, rework and light assets; have designers build encounters; and have programmers package a development build. Record iteration time and failures.
  5. Run on shipping hardware: Repeat tests on locked console kits and minimum-spec PCs. High-end workstation results are not a release criterion.
  6. Repeat after optimization: Give each team an agreed optimization window, then compare the resulting build, engineering hours and content compromises.

Staffing, hiring and skills economics

Both engines have substantial talent pools

The 2024 GDC State of the Game Industry survey reported Unreal Engine and Unity tied at 33% of respondents’ main toolset. The 2025 report again reported a tie, at 32% each. Those figures indicate large, discoverable communities for both engines; they do not mean that every city has equal access to senior rendering, tools, networking or console specialists.

Typical role profiles

Area UE5-oriented experience Unity-oriented experience
Core programming C++, Blueprints, Unreal Gameplay Framework, engine modules and console profiling C#, Unity scripting, package APIs, serialization and project-specific architecture
Rendering and technical art Nanite/Lumen constraints, material systems, shader compilation and large-world streaming Selected render pipeline, shader variants, package integration and custom tooling
Tools and build Unreal Editor extensions, source builds, automation and platform branches Editor scripting, package/version management, build pipelines and multi-platform configuration
Content production World Partition workflows, level streaming and Unreal asset conventions Prefab, scene, addressable-content and package workflows selected by the project

These are role requirements, not salary claims. No authoritative engine-specific dataset establishes that one ecosystem is cheaper to staff. Build your own model from hiring geography, seniority mix, contractor rates, onboarding time, attrition and the amount of code or content you can reuse.

When existing expertise dominates the decision

A studio with a strong Unity team may rationally choose Unity even if UE5 offers more high-end features out of the box. Retraining, recruiting a new technical-art group, rewriting build automation and converting tools can erase expected engine savings. The same logic applies to an Unreal studio considering Unity for a cross-platform product.

Separate “available candidates” from “available candidates for this project.” A generalist Unity programmer is not a substitute for a senior console rendering engineer, and an Unreal Blueprint user may not fill a C++ engine role. Map every critical discipline—rendering, tools, networking, UI, build and certification—to named internal staff or a realistic hiring plan.

Large-world production and pipeline implications

When UE5’s integrated workflow is valuable

UE5 is a strong fit when the design depends on continuous or semi-continuous worlds, high geometric detail, dynamic time-of-day lighting and console-class visual targets. World Partition can provide a common basis for streaming, while Nanite and Lumen align with the visual goal. The benefit is greatest when the team is willing to follow the engine’s constraints instead of recreating a different renderer and streaming model on top of it.

When Unity’s flexibility is worth the extra architecture

Unity is attractive when the game must run across very different hardware classes or when the studio needs to choose among rendering paths and packages. Teams can tailor quality tiers and replace individual systems without adopting one integrated feature set. That flexibility shifts more decisions into project architecture, package governance and internal tooling; schedule those decisions early.

Asset and toolchain costs that are easy to miss

  • Conversion or re-authoring of materials, shaders, animation rigs and VFX.
  • Editor extensions and importer tools that have no direct equivalent in the other engine.
  • Source-control storage, derived-data caches and build-farm capacity.
  • Automated testing for save compatibility, networking, localization and certification.
  • Third-party plugins whose support, licensing or update cadence differs by engine.

Platform strategy and distribution

Unreal is commonly selected for PC and console-focused productions, with support for additional platforms when the project and licensing allow it. Unity’s broad cross-platform orientation can reduce the need for separate technology stacks when mobile, XR, web and desktop products share code or content. In either case, platform-holder approval, SDK access, performance certification and input or storefront requirements remain separate workstreams.

Do not treat “supports a platform” as “meets your product’s requirements.” Confirm graphics APIs, memory limits, suspend/resume behavior, patch size, account services, accessibility, shader warm-up and certification timelines with a representative build.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Migration, hybrid and long-term risk

Switching engines mid-project

Migration is rarely a file-format exercise. Gameplay code, networking, animation state, materials, lighting, UI, save data, tools, build automation and team habits all change. A switch can make sense after a prototype exposes an unfixable platform or rendering problem, but the business case must include a new vertical slice, retraining and schedule contingency.

Using both engines

A hybrid strategy can be sensible when separate products or teams already have deep specialization—for example, a console flagship in UE5 and a mobile or XR title in Unity. It is less attractive when one game needs the same content and systems in both engines. Duplicate build farms, tools, QA matrices and hiring pipelines can cost more than either license model.

Version and policy change

Engine features, plan thresholds, prices and licensing terms can change. Record the exact engine version, EULA, subscription tier and platform agreement used in your approval decision, and schedule a legal and finance review before launch. Keep a fallback budget for a price change, an unsupported plugin or a required engine upgrade.

A decision process for your studio

  1. Write non-negotiables: Target platforms, frame-rate and resolution, world size, visual features, online requirements, release regions and launch date.
  2. Inventory your team: List current engine skills, reusable code, tools, content and hiring gaps by discipline.
  3. Build the commercial model: Estimate seats and subscriptions, platform requirements, expected revenue bands and the UE5 royalty case if applicable.
  4. Prototype the riskiest feature: Test the hardest world-streaming, lighting, rendering or cross-platform requirement first, not a generic tutorial scene.
  5. Run equivalent benchmarks: Use the procedure above and include engineering and content-authoring time.
  6. Score migration exposure: Price conversion of tools, assets, saves, networking, build systems and certification work.
  7. Approve with thresholds: Document the conditions under which the team would stay, switch or adopt a hybrid approach.

Frequently asked questions

Is UE5 performance worth paying a royalty?

It can be when Nanite, Lumen and World Partition remove enough custom engineering or enable the intended visual design. Compare the royalty in your revenue scenarios with the subscription, staffing and pipeline costs of the alternatives; there is no engine-wide answer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does Unity still have a Runtime Fee?

No. Unity says the Runtime Fee cancellation is effective immediately and that no new or existing Unity games were or will be subject to it. Unity plan subscriptions, eligibility thresholds and console requirements still affect budgeting.

Is Unity free for an AAA studio?

Not automatically. The listed October 2024 thresholds place companies with $200,001–$24,999,999 in annual revenue or funding in Pro and those at $25,000,000 or more in Enterprise. Xbox and PlayStation development also requires platform-holder status and a current Pro or Enterprise subscription under Unity’s FAQ.

Can Nanite and Lumen be used on every target?

No feature should be assumed to have identical support or cost on every platform. Validate memory, shader, lighting and frame-time behavior on the exact hardware and quality tiers you plan to ship.

How do I calculate the UE5 royalty?

Apply 5% to lifetime gross revenue directly attributable to the UE product above $1 million under Epic’s stated licensing rule, then treat Epic Games Store revenue according to Epic’s royalty-free provision. Confirm definitions and exclusions in the current agreement with legal and finance staff.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Should an established Unity studio switch to UE5 for a new large game?

Only after a prototype demonstrates a material benefit that your current pipeline cannot deliver. Include retraining, hiring, tool conversion and schedule risk; existing Unity expertise can be the lower-cost option even when UE5 has a stronger integrated high-end feature set.
