A powerful automation suite for investors, with a high starting price and focused integrations.

REI BlackBook is a cloud-based real estate CRM designed for investors, including wholesalers, rehabbers, landlords, BRRRR operators, and creative-finance investors. It combines contact and property management with lead-generating websites, landing pages, built-in calling, two-way texting, deal pipelines, marketing automation, and mobile access. The platform fits solo operators and small to mid-market teams that want lead capture and follow-up in one system rather than a basic contact database.
Automation is the central strength. Users can create follow-up workflows across text messages, emails, and ringless voicemail, while lead routing, scoring, and assignment workflows help direct opportunities. Contact tagging, segmentation, custom fields, contact history, email templates, campaigns, and property assignment add operational depth. The phone system includes call tracking and two-way texting, and the mobile apps support calling, texting, notes, workflow triggers, and property assignment. The Executive Power Suite adds the AI Power Pack, REI Ads Manager, and ListHQ AI Suite.
Pricing reflects this broad automation scope. Solo Operator costs $149 per month or $1,788 per year for one user, three lead-generating websites, five phone numbers, 500 calling minutes and SMS per month, and 5,000 list pulls per month. Team Operator costs $299 per month or $3,588 per year for up to five users, expanded capacity, and team permissions, activity visibility, and lead routing. Executive Power Suite costs $799 per month or $9,588 per year for up to 15 users and higher limits. REI BlackBook is a strong fit for investors who need intensive automation and built-in communication tools; general brokerages or teams seeking a wider integration ecosystem may prefer another CRM.
