Our verdict on planEASe
planEASe is commercial real estate investment and development analysis software for investors assessing property cash flows, leases and returns. It covers apartments, retail, office, industrial and self storage, with tools for property-level modeling as well as portfolio and partnership analysis. Its focus is financial evaluation rather than comparable-sales research or property valuation, making it a fit for investors who need to test operating assumptions and returns, not those seeking a valuation or CMA workflow.
The plans pair desktop software with web tools. According to the vendor's pricing page, Investment costs $89 per month and includes reporting, financial utilities, graphics, an AI File Creator, and sensitivity and risk analysis. Full Suite costs $139 per month and includes Investment features plus the Monthly (Developers) Extension, Partnership and LLC Models, and Portfolio Extension. A seven-day trial is available. The pricing page also describes quarterly and annual subscriptions and a perpetual-license option, but without exact amounts for those options. The practical decision is whether the additional portfolio and partnership capabilities justify the higher monthly tier.
