Our verdict on IRIS
IRIS is a location-decision platform for retail, quick-service restaurant, and other expansion teams. It combines catchment analysis by travel mode and drive time with location scoring, demand drivers, revenue forecasting, cannibalization analysis, and scenario planning for openings, relocations, and closures. Browser-based workflows are complemented by a documented REST API and MCP server. The platform is built and hosted in Europe by The Big Data Company, based in Utrecht.
Pricing is structured by market and billed annually, with VAT excluded. IRIS Market costs €6,000 per market per year and includes standardized European data, walk and car catchments, location scores, and unlimited scores on the licensed market. IRIS Studio costs €9,000 per market per year and adds revenue forecasting, out-of-sample validation, calibration to customer sales data and estate, and support from the people who built it. The €16,000 IRIS plan adds guaranteed revenue forecasts, estate-specific catchment logic, validation on the customer’s stores, and dedicated senior modelling capacity. Kick Start is a €2,000 one-time option for entry validation work on estates below 15 locations.
The strongest case for IRIS is when expansion decisions depend on forecasting, customer-specific modelling, and network effects rather than simple map-based site comparisons. Its exports include CSV, XLSX, and GeoJSON, while integrations with Claude, ChatGPT, Cursor, VS Code, and GitHub Copilot extend access for technical and AI-oriented teams. Reader, Editor, and Owner roles provide structured access control. The trade-off is commercial and operational: pricing is per market, the entry tier already requires a substantial annual commitment, and the published category specification lists a one-user limit.
