A free, open-source real estate CRM for teams comfortable operating their own software.

InsulaCRM is a free, self-hosted, multi-tenant real estate CRM for wholesalers, investors, agencies, agents, and brokers. It brings motivated-seller leads, properties, buyers, listings, showings, open houses, transactions, and commissions into one system. Lead management includes pipeline statuses, source tracking, scoring, and agent assignment, while deal pipelines add Kanban boards, due-diligence tracking, and document uploads. Its strongest fit is for technical teams that want an open-source CRM they can deploy and operate themselves.
The product’s workflow coverage is broad for real estate operations. Automated distribution supports round-robin, broadcast, and hybrid routing, while buyer-deal matching uses location, property type, price range, and state. Multi-step drip sequences cover SMS, email, calls, voicemail, and direct mail. CSV imports include column mapping and deduplication, and property records add distress markers, financial calculators, and address normalization. A bring-your-own-key AI assistant can draft follow-ups, support scoring and analysis, and suggest tasks.
InsulaCRM also provides a REST API, webhooks, plugins, embeddable lead-capture forms, reporting, built-in TOTP two-factor authentication, and GDPR data export and deletion. It is distributed under the MIT License, but self-hosting means the team remains responsible for deployment and ongoing operation. The narrower integration and platform coverage may matter to organizations seeking a more connected ecosystem. Choose InsulaCRM if control, extensibility, and real estate-specific workflows outweigh infrastructure responsibility; choose an alternative if managed hosting or broader integrations are the priority.
