Neither route is best for every parking space. An app marketplace can help you reach drivers and handle bookings, while listing directly gives you more control and may avoid an owner-side marketplace fee. The trade-off is that direct listings leave you to find renters, manage payments and access, and deal with cancellations or disputes. Compare the options using your local demand, booking pattern, platform terms, and the time you are willing to spend.
What a parking rental app does—and what it does not
A marketplace can put your space in front of drivers and provide listing or booking tools. For example, SpotHero describes itself as connecting drivers with third-party parking providers and facilitating reservations. Spacer says it advertises host listings online and offline. These services can reduce some marketing and transaction work, but they do not guarantee that your space will be accepted, booked, or profitable.
Listing directly means finding renters outside a parking marketplace and arranging the rental yourself. You choose the channel and can negotiate terms directly, but you also take on the work a platform might otherwise help with: responding to inquiries, collecting payment, confirming availability, coordinating entry, and resolving problems.

What platform terms can change the decision
JustPark: owner-set or algorithmic pricing, with a UK-specific fee example
JustPark’s UK help page says sign-up and listing are free, and owners can price by hour, day, week, or month or use algorithmic pricing. The same page describes a 3% owner fee for each short-term booking and says drivers also pay a fee. Its listing guide says owners provide space details through the website or app and the listing is reviewed before activation. Spacer: free host listing, renter-side markup, monthly focus
Spacer presents itself as a monthly-parking marketplace. Its host page says listing is free and that the renter is charged a fee shown as a markup on the host’s set price. It also says the company advertises listings online and offline. A free listing therefore does not mean the renter pays only the host’s price, or that the host has no other considerations such as vacancy or time spent managing the space. Spacer host information.
SpotHero: seller application and partner-managed pricing
SpotHero’s independent-seller pathway requires an application, and the company says it assesses whether a space is a good fit. Its FAQ says pricing is managed by its current market-based seller-management partner. Separately, SpotHero describes its role in facilitating transactions and retaining marketplace service fees. Do not treat a driver’s checkout fee as an owner commission rate: the pages address different roles and do not establish a general owner fee for every seller. How to compare your likely take-home amount
Compare the same space, rental period, and occupancy assumptions. An owner’s listed price is not the same as the renter’s checkout total, and neither figure alone tells you what you will keep.
- Estimate booked time. Use a realistic estimate for how often the space will be occupied, including likely vacant periods. Do not assume a marketplace will fill every available day or hour.
- Calculate marketplace proceeds. Start with the expected rental revenue, then subtract the current owner commission or other fees, payment or withdrawal charges, discounts, applicable taxes, and the effect of vacancy.
- Calculate direct proceeds. Use the same expected bookings and price, then account for any advertising and payment costs, vacancy, and the value of time spent finding renters and managing bookings.
- Compare renter prices separately. Check the checkout total, including service fees, markups, and any onsite charges. Do not compare that total with your own set price as if they were the same amount.
- Check the actual contract and process. Confirm who sets prices, controls availability, approves renters, handles cancellations, collects payment, and coordinates access.
The reviewed platform information does not establish that direct listings earn more after owner time, marketing costs, vacancies, payment handling, insurance, and disputes. Avoid treating fee avoidance as a guaranteed increase in profit.

Choose based on your space and rental pattern
An app may suit you when reach or booking tools matter most
- You want a platform to help expose the space to drivers or facilitate reservations.
- You expect short-term, hourly, or event demand and the service supports that booking pattern in your area.
- You are comfortable with the platform’s fees, pricing controls, cancellation rules, and access process.
A direct listing may suit you when control outweighs the extra work
- You already have a likely renter or a credible local channel for finding one.
- You want to negotiate terms or manage availability directly.
- You are prepared to manage payment, entry, cancellations, and disputes without assuming a marketplace will do it for you.
Check local fit before committing
Marketplace coverage and acceptance vary by location and space type. SpotHero’s seller process, for example, includes an application and a fit assessment, so listing should not be assumed to be available to every owner or space. Booking pattern matters too: a service focused on monthly parking may not be the right match for occasional event use.
Verify permission and local obligations
Before accepting payment, confirm that you own the space or have authority to rent it, and check lease, building, or property rules. Ask your insurer whether renting changes coverage, and verify local tax and legal requirements. These rules depend on location and circumstances. JustPark’s cited guidance is UK-specific; it should not be treated as a statement of the rules elsewhere. Which is better?
Choose a marketplace if it accepts your space locally and the value of its reach and booking tools outweighs its fees and rules. Choose direct sourcing if you can find renters yourself and prefer control enough to handle the extra administration. If neither route has clear local demand, compare current platform terms and test realistic net proceeds before relying on rental income.
