You can livestream a sample-flat walkthrough from a phone if your YouTube channel meets mobile-live requirements and the property has a reliable connection. Plan a short route, check every project claim against current approved information, and run an unlisted rehearsal from inside the flat before inviting viewers.
Check YouTube Live eligibility first
YouTube’s general live-streaming guidance requires a verified channel without live-streaming restrictions in the previous 90 days; creators must be at least 16. YouTube lists mobile, webcam and encoder as available streaming routes. Mobile streaming has additional requirements, so confirm the current rules on YouTube’s live-streaming overview and mobile streaming guidance before you schedule the tour.
For a phone stream
- Your channel must have at least 50 subscribers, be verified, have no live-stream restrictions in the previous 90 days, and have live streaming enabled.
- Use a supported Android 8.0+ or iOS 8+ device.
- First-time activation can take up to 24 hours. Channels with 50–1,000 subscribers may have audience limitations, and their archives may be private by default.
These requirements can change. If mobile streaming is unavailable or you need more camera, microphone or overlay controls, consider a webcam or encoder workflow instead; it is not necessary for every tour.
Plan a truthful, easy-to-follow route
Walk the route before filming and make a simple outline: introduce the project, enter the living area, cover the kitchen and bedrooms, show bathrooms and a balcony or view where appropriate, then leave time for questions. This is a practical tour sequence, not a YouTube-mandated format.

Decide what each room should demonstrate, and keep the camera on details viewers need to understand. If a fitting, furnishing or finish is decorative, staged, optional or not included with the offered apartment, say so rather than letting the image imply otherwise. Arrange access with the owner or promoter and follow site rules. Avoid capturing residents, visitors, private documents, screens or identifying details without an appropriate reason and permission.
Separate what is visible from what is officially promised
A sample flat shows a physical example; it is not by itself proof that every feature shown comes with the apartment for sale. For formal claims about plans, specifications, area, amenities or completion, check the project’s current approved materials and its state RERA record. The Ministry of Housing and Urban Affairs’ RERA FAQ describes promoter disclosure duties and responsibility for the veracity of information in advertisements and prospectuses. Goa RERA’s project-information description lists items such as sanctioned plans, layouts and specifications; section 14 text reproduced by the Income Tax Department addresses development in accordance with sanctioned plans and specifications.

You can adapt this on-camera caveat to the project: “This is the sample flat as shown today; please check the project’s current approved specifications and RERA disclosures for what applies to the apartment offered.” Do not invent a registration number, completion date, carpet area, price or amenity entitlement. These sources inform a careful presentation; they do not determine how a particular livestream is legally classified.
Set up the phone for a steady, clear tour
Choose framing and stabilize the camera
Decide on portrait or landscape before you start, lock the phone’s orientation, and keep the framing consistent. YouTube says rear cameras generally produce better visuals. If you use the rear camera, a second device can help you monitor chat. A phone tripod, grip or selfie stick is optional but useful for reducing shake. Move carefully, pause at room transitions, and avoid fast pans that make it hard to see the space.

Light the rooms and make speech easy to hear
Use soft, even light where possible. Natural window light can help, but avoid putting a bright window directly behind the presenter; phone cameras need substantial light, and strong contrast can obscure room details. Keep speech close to the microphone, do not cover the phone’s mic, and avoid clothing or handling noise. In a noisy space, consider an external microphone. Hard surfaces can make a sample flat echo, so check the sound rather than assuming it will be clear. YouTube’s live filming tips and mobile filming tips cover preparation, lighting and audio.
Prepare the phone
- Charge it and consider a power bank if the tour may outlast the battery.
- Enable Do Not Disturb to reduce interruption risk.
- Keep the phone mic unobstructed and secure the device before moving between rooms.
Test the connection and rehearse at the property
Check Wi-Fi or mobile signal in every room and balcony you plan to show. A connection that works in the lobby may not hold inside the apartment. Shared networks can limit the bandwidth available to your stream; YouTube recommends leaving about 20% bandwidth headroom over the stream bitrate in its streaming tips. YouTube’s mobile-stream data-use rule of thumb is about 10 MB per minute; that is guidance, not a guaranteed total, and actual use varies with settings and duration.

YouTube recommends an unlisted test to check audio, video and equipment. Its guidance notes, “The difference between live streaming and filming a video is that with live streaming you cannot have multiple takes.” Rehearse from the actual flat and follow your planned route. Check speech intelligibility, orientation, image stability, signal continuity and whether notifications or calls interrupt. If a room loses signal, change the route or connection plan before the public stream.
Schedule, go live and review the archive
- Choose the route. Start a mobile stream if your channel and phone qualify; use a webcam or encoder if that better suits your production.
- Set visibility and timing. YouTube lets creators schedule streams, giving you time to prepare and share the link in advance. Confirm the stream’s visibility before publishing the link.
- Start with context. Identify the project and explain that viewers are seeing the sample flat. Then follow your route and distinguish observed features from verified project details.
- Review the recording. YouTube uploads stream archives by default. Check the archive’s visibility and content before treating it as a permanent listing or sales record. A vertical mobile stream may qualify for a Shorts highlight only if it meets YouTube’s format, duration and other eligibility rules. See YouTube’s promotion guidance.
Troubleshooting before or during the tour
- Mobile live is unavailable: Check subscriber count, verification, live-stream restrictions, activation status and device support against YouTube’s current requirements. If the phone route is not available, use an eligible webcam or encoder setup.
- The picture freezes or stream drops in certain rooms: Test signal in those exact locations, reduce movement between weak-signal areas, or use a more reliable connection. Shared-network limits can affect available bandwidth.
- Viewers cannot hear clearly: Keep the speaker near the microphone, uncover the phone mic, reduce handling noise and test again. Try an external mic if the space is noisy.
- The flat looks too dark or windows wash out the scene: Reposition the presenter and camera, use softer light, and avoid aiming into a bright window.
- The archive is not public: Review its visibility setting. Channels with 50–1,000 subscribers may have private-by-default archives under YouTube’s mobile-stream rules.
- A feature shown on camera is not included: Correct the description during the stream or in the archive description, and direct viewers to current approved project information rather than leaving a misleading impression.
