The most reliable way to compare real estate stocks is to normalize companies in the same property sector and geography, value recurring cash flow with P/FFO and P/AFFO, test debt under refinancing and occupancy stress, and examine whether each development project can add per-share cash flow above its financing cost. A high dividend yield or low multiple is only a starting signal.

What a useful real-estate-stock comparison must answer

A comparison should explain four things: what you are paying for recurring earnings, how dependable those earnings are, whether the balance sheet can fund obligations through a downturn, and whether the project pipeline creates value or consumes capital. Real estate investment trusts (REITs) and other listed property companies can look similar on a price chart while having very different leases, financing structures and development risk.

Start with a defined peer group. A data-center operator, apartment REIT, shopping-center owner and land developer should not be ranked on one unadjusted multiple. Select companies with comparable property types and meaningful exposure to the same geography, then timestamp every market input because share prices, bond yields and rate expectations change daily.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 1: Normalize the companies before calculating ratios

Choose a defensible peer set

  • Use the same primary property sector, such as apartments, industrial, offices, retail, hotels, self-storage or data centers.
  • Control for geography. A company concentrated in one country or gateway city faces different rents, taxes, regulation and interest rates from a globally diversified owner.
  • Separate stabilized owners from developers. A company still spending heavily to build and lease assets will have a different earnings profile from a mature net-lease portfolio.
  • Use the same reporting period and note fiscal-year differences. A quarter ending in March is not automatically comparable with one ending in June during a rapidly changing rate environment.

Build a common input sheet

Record the following for every company from its latest filing, earnings release and investor presentation. Keep reported figures and your normalized figures in separate columns so adjustments remain auditable.

Input Why it matters Normalization check
Share price and diluted shares Creates equity value and per-share measures. Use the same date for all prices; use diluted shares, including in-the-money awards where applicable.
Latest and forward FFO/AFFO Measures recurring property earnings. Reconcile each company’s adjustments instead of assuming AFFO definitions match.
Dividend and payout Shows cash returned to shareholders and coverage. Compare the dividend with FFO or AFFO, not earnings per share under accounting rules alone.
Debt, cash and EBITDAre Supports leverage and coverage calculations. Identify whether development, lease-up or unconsolidated assets are excluded.
Debt maturities and fixed-rate share Shows refinancing exposure. Map maturities by year and distinguish secured from unsecured debt.
Occupancy and same-store NOI trend Tests operating momentum and lease demand. Use the same-store pool and currency basis disclosed by each issuer.
Pipeline cost to complete Quantifies future funding needs. Separate committed construction, land held for development and optional projects.

Timestamp the market fields, especially share price, market capitalization, implied cap rate and yield comparisons. A ratio calculated with a current share price and an old share count can be misleading if an equity offering, buyback or conversion occurred between reporting dates.

Step 2: Value recurring cash flow with FFO and AFFO

Use P/FFO as a starting point, not a verdict

Funds from operations (FFO) is the supplemental measure defined by the National Association of Real Estate Investment Trusts (Nareit) to adjust net income for items such as real-estate depreciation and gains or losses on property sales. Calculate price to FFO as share price divided by FFO per diluted share. A forward P/FFO uses an estimate for the next period and therefore carries forecast risk.

FFO is not a substitute for generally accepted accounting earnings or cash flow from operations. The U.S. Securities and Exchange Commission treats FFO as a non-GAAP or supplemental measure and expects reconciliation to the closest comparable GAAP measure. Read the reconciliation for recurring versus one-time items before ranking companies.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Check AFFO adjustments line by line

Adjusted FFO (AFFO), sometimes called recurring FFO or cash available for distribution, may subtract recurring capital expenditures, straight-line rent adjustments, leasing costs or other items. There is no single mandatory AFFO definition. Two companies can publish the same label while excluding different costs.

  • Recalculate AFFO using a consistent treatment of recurring maintenance capital.
  • Ask whether leasing commissions and tenant improvements are recurring in the company’s asset class.
  • Flag gains, restructuring costs, litigation, storm damage and mark-to-market items that management removes.
  • Compare dividend payout with your normalized AFFO as well as management’s reported figure.

The SEC has also cautioned that the phrase free cash flow can mislead when mandatory debt service is omitted. Do not treat a company’s free-cash-flow label as interchangeable with cash available after interest, principal repayments and recurring property spending.

Cross-check with NAV and implied capitalization rates

Net asset value (NAV) estimates the market value of properties and other assets minus liabilities. Because private-market valuations are judgmental and often lag public markets, use NAV as a cross-check rather than a precise target price. State the valuation date, assumed rents, vacancy, capital expenditures and capitalization rates.

An implied-cap-rate approach divides normalized property NOI by the enterprise value assigned to the real-estate portfolio. A lower implied cap rate means the market is paying more for each dollar of NOI; whether that is justified depends on growth, asset quality, lease duration and financing. Reconcile enterprise value for debt, preferred equity, non-controlling interests and cash before drawing the comparison.

Illustrative arithmetic

Suppose a hypothetical stock trades at $40 and produces $3.00 of normalized FFO per diluted share. Its P/FFO is 13.3 times ($40 divided by $3.00). If recurring capital needs reduce AFFO to $2.40, P/AFFO is 16.7 times. The difference is not a mathematical error; it shows how maintenance spending changes the cash-flow valuation. The figures are an illustration, not a market observation.

Step 3: Test earnings quality before trusting the multiple

Same-store NOI and occupancy

Same-store net operating income (NOI) isolates properties owned during both comparison periods. Positive NOI growth supported by rent increases and stable occupancy is generally more durable than growth from acquisitions or property sales. Read the components: rental-rate changes, occupancy, concessions, bad debt, utilities, insurance and property taxes.

Occupancy is a snapshot, not a lease-quality guarantee. A building can be full after heavy concessions, short-term leases or expensive tenant improvements. Compare physical occupancy with economic occupancy, average lease term and upcoming expirations where disclosed.

Lease structure and escalation power

  • Long leases can protect occupancy but delay the benefit of rising market rents.
  • Short leases allow faster repricing but expose revenue to weak demand.
  • Fixed contractual escalators provide visibility; percentage-rent or indexed leases add different inflation sensitivity.
  • Tenant concentration can turn one bankruptcy into a portfolio-level problem.

Separate reported NOI growth caused by acquisitions from organic growth. A company that repeatedly issues shares to buy properties may increase total NOI while reducing NOI per share.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Dividend coverage and per-share growth

Compare the dividend with normalized AFFO and inspect the trend in diluted shares. A payout that looks conservative before recurring capital spending may be tight afterward. Also check whether management funds development with retained cash, asset sales, new debt or common equity; each source changes the risk borne by existing shareholders.

Step 4: Stress the balance sheet

Core leverage and coverage measures

Metric Calculation What to investigate
Net debt / EBITDAre (Total debt − cash) ÷ EBITDAre Definition of EBITDAre, treatment of development and lease-up assets, and whether EBITDAre is trailing or forward.
Debt / market assets Total debt ÷ estimated market value of assets Property valuation assumptions, unsecured assets and changes in appraisal values.
Interest coverage EBITDAre ÷ interest expense Fixed versus floating interest, capitalization of interest and non-cash adjustments.
Fixed-charge coverage Cash available for fixed charges ÷ interest, preferred dividends and other fixed payments Lease obligations, preferred securities and recurring contractual payments.
Secured-debt share Mortgage and other secured debt ÷ total debt Unencumbered asset pool available for unsecured borrowing and covenant flexibility.
Weighted-average maturity Years until scheduled principal repayment, weighted by balance Large maturity clusters, extension options and balloon payments.

Company-specific adjusted net debt and EBITDAre can remove development or lease-up assets. Reconcile those exclusions with the balance sheet and ask whether the assets will produce cash flow soon enough to service the debt used to build them.

Use sector statistics as context, not thresholds

Nareit’s 2026 second-quarter tracker reported 12.4% year-over-year FFO growth, debt equal to 34.4% of market assets, a 5.7% implied REIT cap rate, 5.8 years of weighted-average debt maturity, a 4.2% weighted-average interest rate on total debt and 89.8% of total debt at fixed rates. These are sector-tracker figures for that period, not buy-or-sell limits and not a guarantee that any individual company resembles the sample.

Map the refinancing problem by year

Create a maturity ladder showing principal due in each year, floating-rate exposure, available revolver capacity and likely refinancing source. A company with moderate total leverage can still face acute risk if a large maturity wall arrives before projects stabilize or property values recover.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. List each bond, mortgage, term loan and revolver balance with its maturity, coupon, security and currency.
  2. Mark debt that can be extended, prepaid or converted, and note the conditions.
  3. Estimate interest expense after refinancing at several higher rates; keep the scenarios separate from management’s base case.
  4. Subtract expected asset sales only when a sale is supported by an identified asset, realistic timing and a price assumption.
  5. Recalculate coverage, payout and covenant headroom under each scenario.

Run operating and valuation stress tests

Use transparent scenarios rather than a single precision forecast. For example, test a five-percentage-point occupancy decline, slower rent growth, a 200-basis-point increase in refinancing rates and a decline in property values. Recompute NOI, EBITDAre, interest coverage, debt-to-market-assets and dividend coverage. The purpose is to identify the first constraint—covenant breach, forced asset sale, equity issuance or dividend pressure—not to predict the exact outcome.

Step 5: Read the project pipeline as a cash-flow claim

Collect project-level facts

For every development or redevelopment, record the fields below. If management does not disclose a value, mark it as not stated rather than filling the gap with an assumption.

Field Question to answer
Total project cost What is the all-in budget, including land, construction, financing, tenant improvements and contingencies?
Cost remaining How much cash must still be spent, and is the amount fixed or subject to escalation?
Completion date When is construction expected to finish, and what permits or milestones could delay it?
Pre-leasing What proportion is leased or committed, to whom and on what terms?
Projected NOI or yield What stabilized NOI and yield-on-cost does management forecast, and when should they be achieved?
Funding source Will the project use retained cash, debt, partner capital, asset sales or new equity?
Stabilization date When should occupancy and operating costs reach a normal level?
Return hurdle What return does management require relative to its debt and equity costs?

Separate committed, optional and speculative work

  • Committed construction: projects under contract or substantially underway, with identifiable remaining funding.
  • Land held for development: sites owned but not yet approved or financed; timing and economics are less certain.
  • Optional projects: proposals management can defer without a contractual penalty; treat their projected NOI as contingent, not current backlog.

Development creates value only when the present value of the resulting cash flow exceeds land, construction, financing, leasing and overhead costs. Nareit’s investor guidance states: “Additional property acquisition and development programs also create growth opportunities, provided the economic returns from these investments exceed the cost of financing.”

Compare yield-on-cost with market pricing

Yield-on-cost is projected stabilized NOI divided by total project cost. It is useful only with a completion date, stabilization assumptions and a realistic cost budget. Compare it with the cap rate at which similar stabilized assets trade and with the company’s marginal cost of debt and equity. A high projected yield can disappear if construction costs rise, rents are cut or lease-up takes longer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Look for dilution and funding risk

Estimate how much equity would be required if retained cash and asset sales do not cover the remaining cost. New shares can transfer project upside to new investors and reduce existing holders’ per-share growth. Joint ventures may reduce funding needs but also reduce the share of NOI and control. Include guarantees, completion obligations and preferred-return structures in the risk assessment.

Step 6: Combine valuation, resilience and pipeline quality

Use a scorecard that forces trade-offs into the open. Weight the categories according to your objective, but do not allow a cheap multiple to erase a refinancing problem.

Category Evidence to rank Red flags
Valuation P/FFO, P/AFFO, NAV discount or premium and implied cap rate after consistent adjustments. Cheap only because FFO is temporarily elevated, assets are overstated or dilution is imminent.
Earnings quality Same-store NOI, occupancy, lease escalators, tenant credit and payout coverage. Growth driven mainly by acquisitions, concessions or one-time items.
Balance sheet Net debt/EBITDAre, debt/market assets, coverage, maturity ladder, fixed-rate share and secured debt. Large near-term maturities, floating-rate concentration or shrinking unencumbered assets.
Pipeline Remaining cost, pre-leasing, expected yield, completion and stabilization dates, funding and dilution. Unfunded optional projects presented as committed growth, weak pre-leasing or repeated budget increases.
Resilience Tenant and sector concentration, geographic mix, refinancing sensitivity and management execution. Single-market exposure, covenant dependence or a history of missed delivery dates.

A strong candidate usually has a valuation that leaves room for execution mistakes, debt that remains financeable in a stress case and a pipeline capable of increasing cash flow per share without excessive equity issuance. The best-looking metric in one category should not dominate the complete assessment.

A repeatable spreadsheet workflow

  1. Define the universe: list sector, geography, market capitalization and reporting currency; remove companies whose business model is not economically comparable.
  2. Freeze the date: save the share price, exchange rate, interest-rate reference and filing period used for every market calculation.
  3. Import reported data: enter the balance sheet, debt footnotes, NOI, occupancy, FFO and AFFO reconciliations exactly as reported.
  4. Normalize definitions: create a bridge from reported FFO/AFFO and EBITDAre to your consistent treatment of recurring capital, leasing costs, development assets and cash.
  5. Calculate valuation: produce current and forward P/FFO, P/AFFO, NAV discount or premium and implied cap rate.
  6. Build the debt ladder: sort maturities by year, identify fixed and floating balances, and calculate coverage before and after stress assumptions.
  7. Inventory the pipeline: classify each project as committed, land bank or optional; capture cost remaining, pre-leasing, yield and funding.
  8. Measure per-share outcomes: model retained cash, debt, asset sales and equity issuance separately so dilution is visible.
  9. Write the investment case: state what must go right, what can go wrong first and which disclosed metric would confirm or invalidate the thesis.
  10. Set an update trigger: refresh the model after each filing, material acquisition or disposition, equity issuance, debt refinancing, guidance change or major occupancy move.

Common comparison mistakes and how to correct them

Comparing unlike property businesses

A capital-intensive developer and a stabilized net-lease owner can show very different FFO, margins and leverage even at the same P/FFO. Use sector-specific peers and explain any residual differences in lease term, development intensity and asset liquidity.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Treating non-GAAP measures as interchangeable

FFO, AFFO and EBITDAre are supplemental measures with company-specific adjustments. Keep the reconciliation, document your exclusions and avoid ranking firms until the definitions are comparable.

Using a headline yield as proof of safety

Yield rises when price falls, but the decline may reflect a dividend cut, deteriorating assets or refinancing risk. Check payout coverage, debt maturities, occupancy and per-share cash flow before interpreting the yield.

Ignoring the denominator in leverage ratios

Debt-to-market-assets can improve because management marks assets higher, not because debt fell. Net debt/EBITDAre can look better when temporary income or aggressive add-backs inflate EBITDAre. Read the footnotes and test lower asset values and weaker NOI.

Counting the entire pipeline immediately

Land held for development and optional projects are not current earnings. Assign probability and timing, subtract remaining costs, and model only the portion that can be funded without damaging the balance sheet.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming fixed-rate debt eliminates risk

Fixed coupons protect existing debt service but do not remove maturity risk, falling asset values, covenant pressure or the cost of new borrowing. Review the maturity ladder and unencumbered assets as well as the fixed-rate percentage.

Failing to update after capital-market events

An equity offering, asset sale, acquisition or refinancing can change diluted shares, debt, interest expense and NAV in one announcement. Re-run the complete model rather than updating only the share price.

How to reach a decision

Rank companies only after the same-sector normalization, cash-flow reconciliation, debt stress test and project-by-project pipeline review. Prefer the stock where the market price is supported by durable operating cash flow, the balance sheet can absorb plausible refinancing and occupancy shocks, and development returns exceed the all-in cost of capital after dilution. If a company wins on valuation but fails the debt or pipeline test, describe it as a higher-risk opportunity rather than a clear bargain.

Document the assumptions that would change your ranking: a specific maturity being refinanced, a leasing milestone, a revised project budget, a change in same-store NOI or a move in the share count. This turns a static comparison into a monitoring system and prevents a single attractive ratio from becoming the entire investment thesis.
