Use USDA Rural Development’s Income and Property Eligibility Site to check whether a specific address is in an eligible area. Select the relevant Single Family Housing program, open its Property Eligibility screen, and enter the property address. The result is a preliminary location check—not a loan approval or USDA’s final property determination.
How do I check if my property is USDA eligible?
- Open the official USDA eligibility site. Go to the USDA Income and Property Eligibility Site. The portal offers separate Rural Development program areas.
- Choose the applicable Single Family Housing program. For a home-purchase inquiry, select Single Family Housing Guaranteed or Single Family Housing Direct, as applicable to the program you are considering.
- Open Property Eligibility. Accept the site’s disclaimer if prompted, then enter the property address. USDA’s HB-1-3555 handbook, Attachment 12-A, describes this public website address lookup for the Guaranteed program.
- Review the location result. It indicates whether the address appears to fall within an eligible area according to the site. Keep the result for your next conversation, but do not treat it as final approval.
Is my address in a USDA-eligible rural area?
The lookup is more dependable for a particular property than judging whether its surroundings seem rural. USDA’s published definition excludes a city or town with more than 50,000 inhabitants, as well as the contiguous and adjacent Census-defined urbanized area. That means a place below the population threshold does not automatically qualify: the urbanized-area exclusion also matters. See USDA’s Property Eligibility and Disclaimer for the definition and map.
Guaranteed or Direct: which program screen should I use?
Choose the program pathway you are exploring before checking the address. USDA provides distinct Single Family Housing Guaranteed and Single Family Housing Direct areas, and its Guaranteed interface separates Property Eligibility from Income Eligibility, Income Limits, and Loan Basics. The address question belongs on the Property Eligibility screen; it does not answer the other application questions.
Does USDA map eligibility mean I’m approved?
No. A map result is a location screening result, not a final property determination, a finding that the household qualifies, or a loan commitment. USDA’s official disclaimer says, “Viewing eligibility maps on this website does not constitute a final determination by Rural Development.” It also states: “Final determination of property eligibility must be made by Rural Development upon receipt of a complete application.” USDA repeats the final-determination caveat on its Single Family Housing Guaranteed eligibility screens.

Check household eligibility separately
Property location and applicant or household qualification are separate checks. After checking the address, use the selected program’s applicant or household assessment and applicable income screens. An eligible-area result cannot establish that you meet income or other program requirements; consult the live USDA program information for the pathway you selected.

First confirm that you selected the intended program and entered the property’s address accurately, then retry the property lookup. If the site still cannot determine eligibility or marks the address ineligible, do not infer that the household is disqualified. For a Guaranteed-loan application, contact an approved lender; USDA’s handbook says lenders can seek agency assistance when a property is marked ineligible or unable to determine. USDA directs prospective Guaranteed applicants to approved lenders for application assistance.

What to do after the address check
- Keep the address result as an initial screening reference, not a guarantee.
- Complete the separate household assessment for the program you are considering.

- Rely on USDA’s determination after a complete application for the final property-eligibility decision.
