The fastest reliable way to find out who owns your mortgage is to ask the current servicer in writing. Start with the company on your latest mortgage statement, ask for the owner’s legal name, address, and telephone number, and keep the response. Then check the Fannie Mae and Freddie Mac lookup tools, search MERS when your loan has a Mortgage Identification Number (MIN), and compare the results with transfer notices and recorded documents.

A payment-address change or a new company name does not by itself prove that the debt was sold. Servicing can change while ownership stays the same. “Securitized” is narrower still: it generally means the loan was placed in a pool whose cash flows back mortgage-backed securities. There is no single public database that confirms the securitization status of every mortgage, especially private-label deals, so proving that point may require records obtained through a formal request or legal process.

What “sold,” “serviced,” and “securitized” mean

These terms describe different rights. Keeping them separate prevents the most common mistake—treating a new payment address as proof that a new company owns the debt.

Term What changed What a borrower can usually verify
Loan sale The right to receive repayment (the debt’s ownership) changed hands in the secondary market. A written owner identification from the servicer, an ownership-transfer notice, an agency lookup result, or transaction records.
Servicing transfer The company that collects payments, sends statements, maintains escrow, and handles account administration changed. The current statement, a servicing-transfer notice, and the servicer’s contact information. Ownership may be unchanged.
Securitization The loan was pooled with other loans and used to support mortgage-backed securities, usually through a trust or agency execution. Agency or custodial records, pool documents, recorded assignments, or information produced in response to a formal request. A MERS result alone is not proof of a particular trust.

The Consumer Financial Protection Bureau (CFPB) describes loan sales as common in the secondary market and cautions that “the servicer you pay every month may not own your mortgage.” A mortgage can therefore have one owner, another company performing servicing, and a separate trustee or custodian involved in a securitization structure.

Use this order of operations

Follow the steps in sequence. Each produces a different kind of evidence and helps you interpret the next result.

  1. Identify the current servicer from your latest statement or coupon book.
  2. Ask the servicer who owns the loan. Request the answer in writing if you need proof.
  3. Run the Fannie Mae and Freddie Mac lookup tools to check for agency ownership or backing.
  4. Search MERS with the MIN, where your loan is registered.
  5. Read every transfer notice and closing document, and check the county recording office when appropriate.
  6. Reconcile conflicts using a dated evidence file; escalate to a HUD-approved housing counselor or a qualified attorney if necessary.

Step 1: Identify the company that services your loan

Read the latest statement

Look at the most recent monthly mortgage statement, coupon book, or electronic billing page. Record the servicer’s exact legal name, payment address, customer-service telephone number, and any separate address labeled for a “Request for Information” or “Qualified Written Request” (QWR). Save the statement as a PDF and keep the envelope or electronic delivery date if available.

The CFPB also directs borrowers to search MERS for servicing information. MERS is useful when the loan is registered there, but it is an indirect registry rather than a substitute for a written owner response.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Confirm that a payment change is really a servicing change

If the payment address, website, or telephone number changed, compare the old and new notices. A servicing transfer normally comes with written disclosures, and the servicing company can change without the debt being sold. Do not infer a sale solely from a new logo, a different lockbox, or a payment that was returned and redirected.

Step 2: Ask the servicer who owns the loan

Make a normal telephone inquiry first

Call the number on the statement—not a number supplied in an unsolicited email—and ask:

  • Who is the current owner of my mortgage loan?
  • Is the owner a named company, a trust, an agency, or another legal entity?
  • What is the owner’s mailing address and telephone number?
  • On what date did the current owner acquire the loan?
  • Is your company acting only as servicer, or does it also own the debt?

Write down the representative’s name, the date and time, the reference number, and the exact wording of the answer. A call is useful for orientation, but it is weak evidence if the identity later becomes disputed.

Send a written Request for Information or QWR

For a documented answer, send a written Request for Information (RFI) or QWR to the address the servicer designates for those requests. State that you want the current owner’s name, address, and telephone number, plus the effective date of any ownership transfer known to the servicer. Ask the servicer to identify whether it is the owner, the servicer, or both.

The CFPB says the servicer must provide the owner’s contact information “to the best of its knowledge.” That wording matters: the response may identify an owner or trustee based on the servicer’s records, but it is not a guarantee that every underlying trust or investor relationship will be disclosed.

Use a focused request rather than a long narrative. Include enough account information for the servicer to locate the loan, but do not send unnecessary sensitive documents.

Subject: Request for Information—current owner of mortgage loan

I am the borrower on account [account number]. Please identify, to the best of your knowledge,
the current owner of the mortgage loan, including the owner’s legal name, mailing address,
and telephone number. Please also state the effective date of the most recent ownership transfer
and whether your company is acting as servicer, owner, or both.

Please send the response to [mailing address].

Send the request using a delivery method that creates a receipt, and retain a complete copy, the receipt, and the response. If the statement lists a special address for RFIs or QWRs, use that address; sending the request to a general payment address can delay or misroute it.

Step 3: Check the federal housing-agency lookup tools

Fannie Mae and Freddie Mac searches

The CFPB points borrowers to the official Fannie Mae and Freddie Mac mortgage lookup tools. Enter the requested borrower and property details exactly as the tool asks. Save a dated screenshot or printout showing the result.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Result What it can establish What it cannot establish by itself
A match with Fannie Mae or Freddie Mac That the agency may own the loan or provide the agency backing identified by the tool. The identity of every servicer, custodian, trustee, or private investor involved.
No match Only that the loan was not located in that agency’s borrower-facing search under the details supplied. That the loan was never sold, assigned, or securitized. Private-label and other arrangements may not appear.
Conflicting result A reason to compare the lookup date and property data with your servicer’s written response. A final answer about ownership without supporting records.

Agency tools are valuable because they can identify agency ownership or backing, but they are not universal ownership databases. A result should be read together with the servicer’s statement and transfer notices.

Step 4: Search MERS with the Mortgage Identification Number

Find the MIN

The Mortgage Identification Number (MIN) may appear on your closing documents, a mortgage or deed of trust, a MERS reference, or correspondence from the servicer. MERS describes its system as an electronic system that assists in tracking loans, servicing rights, and security interests.

Interpret the record carefully

A MERS search can show a registered servicing company, a MIN, and certain changes recorded in the system. Treat those entries as a lead and a record to preserve—not as standalone proof that your loan was placed in a particular securitization trust. MERS tracks interests and servicing relationships; it does not provide a public borrower-facing confirmation of every private-label pool or investor.

Step 5: Review notices, closing documents, and public records

Ownership-transfer notice

When ownership changes, the new owner must notify the borrower within 30 days of the effective transfer date, according to CFPB guidance last modified January 21, 2025. The notice should state the transfer date and provide the new owner’s contact information. File it with the statement covering the same period.

An ownership notice is stronger evidence than a payment-address change because it identifies a change in the debt’s owner. Check the legal entity name carefully; a brand or trade name may not be the entity named in the notice.

Servicing-transfer notice

A servicing transfer produces a separate notice. Under 12 U.S.C. §2605(b)(2)(A), the transferor servicer generally must provide advance notice at least 15 days before the effective transfer date, subject to statutory exceptions and the facts of the transaction. The notice should identify the old and new servicers, the effective date, and where payments should be sent.

The 15-day rule concerns servicing, not ownership. A servicing notice can arrive when the same owner retains the loan, and an ownership notice can arrive in a transaction where the servicing company remains unchanged.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Closing file and recorded documents

Review your closing disclosure, promissory note, mortgage or deed of trust, riders, and any later assignment notices. The county recorder’s office may show assignments of the mortgage or deed of trust, depending on local recording practices. A recorded assignment can support a chain of title, but recording systems differ by jurisdiction and an assignment is not a universal test for securitization.

Keep the original documents, not only web images. Note the recording date, instrument number, grantor, grantee, and legal description. If a document names a nominee or MERS, compare it with the MIN and the servicer’s written owner identification.

How to check securitization specifically

What a positive agency result means

If an official agency lookup identifies your loan, it may show agency ownership or backing. Fannie Mae’s published selling guidance describes custody and certification records for loans it purchases or securitizes, including the original note and documents needed for mortgage-backed-securities certification. That documentation supports an agency transaction, but a borrower-facing lookup may not reveal every trust, custodian, or investor name.

Why a private-label securitization is harder to prove

Private-label securitizations can involve a depositor, sponsor, trustee, custodian, servicer, and multiple classes of certificate holders. The official consumer sources do not identify one universal public database that links every mortgage to its pool. A MERS entry, a county assignment, or a new servicer therefore cannot by itself establish that a particular trust owns the loan.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a loan-specific answer, ask the servicer to identify the owner and any trust or trustee named in its records. Request the relevant transfer date and document identifiers. If the servicer cannot resolve the issue, public-record research or formal discovery in a legal proceeding may be necessary. Do not treat an internet list of securitization trusts as proof that your loan is in one of them.

Evidence that can connect a loan to a pool

  • A written owner response naming a trust or trustee and identifying the loan.
  • An ownership-transfer notice naming the acquiring trust, trustee, or other legal owner.
  • Agency or custodian records that match the note, property, and loan identifiers.
  • A recorded assignment or allonge that identifies the relevant transferee, considered with local recording rules.
  • Pool, servicing, or investor records produced through a formal request or legal process.

Each item should be matched to the same loan number, borrower, property, and effective date. A document referring only to a broad pool, without a loan-level identifier, does not prove that your mortgage is included.

Rank the evidence before drawing a conclusion

When records disagree, use this practical hierarchy. Higher-ranked evidence is generally more direct, but no single item overrides a clear legal error or a jurisdiction-specific rule.

Rank Record Why it matters Typical limitation
1 Written owner identification from the current servicer It directly answers the borrower’s question and provides contact details. The servicer qualifies the answer as being to the best of its knowledge.
2 Ownership-transfer notice Names the new owner and effective transfer date. A notice may be missing, misdelivered, or unclear about a trustee’s role.
3 Fannie Mae or Freddie Mac lookup result Can identify agency ownership or backing. It does not cover every private or portfolio loan.
4 MERS MIN and servicing information Provides a searchable identifier and servicing history where registered. It is not standalone proof of a specific securitization trust.
5 Recorded assignments and closing documents Shows documents filed or signed in the chain of title. Recording practices vary, and an assignment alone may not establish securitization.
6 Custodial, pool, or investor records Can provide loan-level confirmation in a formal process. Often unavailable publicly and may require legal discovery or a formal request.

What to do when the records conflict

Start with the narrowest discrepancy

Identify exactly what differs: legal name, effective date, loan number, property address, servicing role, or ownership role. A company may use one name on statements and a related legal name on a transfer notice. Ask for clarification in writing and attach only the pages needed to show the inconsistency.

Protect payments while investigating

Continue following the latest valid payment instructions unless a qualified professional advises otherwise. A dispute about ownership does not automatically cancel the payment obligation. Keep proof of every payment and note any returned payment, changed due date, or rejected online transaction.

Escalate when the answer remains incomplete

Consider a HUD-approved housing counselor when the servicer does not answer, the account is repeatedly transferred, or you need help organizing documents. A qualified consumer-rights or real-estate attorney is appropriate when foreclosure is threatened, a recorded document appears false or inconsistent, or the owner cannot be identified after written requests. Bring the evidence file and your timeline so the counselor or attorney can evaluate the facts and the law in your jurisdiction.

Common mistakes that produce a false answer

  • Equating the servicer with the owner. The company collecting your payment may be acting for another owner.
  • Equating a new payment address with a sale. It proves, at most, that servicing instructions changed.
  • Treating MERS as a securitization certificate. MERS can show registration and servicing information, not every trust or investor relationship.
  • Reading a “no match” agency result as proof of no sale. The loan may be privately held, held in a portfolio, or absent because details were entered differently.
  • Relying on an oral answer. A call log helps, but a dated written response is easier to verify.
  • Ignoring effective dates. Two companies can both appear in valid records during a transition period.
  • Assuming a recorded assignment proves securitization. It may document a transfer of the mortgage instrument without identifying a securities pool.
  • Sending an RFI to the wrong address. Use the special address stated on the statement for information requests or QWRs.

A practical decision tree

If you observe… Do this next Do not conclude yet
The statement names a new servicer. Find the servicing-transfer notice and ask who owns the debt. That ownership changed.
The servicer says another company owns the loan. Request the owner’s legal name, address, telephone number, and transfer date in writing. That the loan is securitized.
Fannie Mae or Freddie Mac shows a match. Save the result and compare it with the servicer’s response. That the agency is the only entity involved.
MERS shows a MIN or a servicing change. Record the result and use it to ask focused follow-up questions. That a named trust owns the loan.
No public search identifies the loan. Use a written request, recorded-document research, or professional assistance. That the loan was never sold or securitized.
Documents name different owners or dates. Build a timeline and escalate with the complete file. That one isolated document settles the issue.

Key dates and legal context

Two deadlines are easy to confuse:

  • 30 days: CFPB guidance updated January 21, 2025, says the new owner must notify the borrower within 30 days of the effective ownership-transfer date.
  • 15 days: The 2024 edition of the United States Code, 12 U.S.C. §2605(b)(2)(A), specifies the general advance notice period for the transferor servicer in a servicing transfer, subject to statutory exceptions.

These are notice requirements, not guaranteed time limits for every answer to every question. The exact rights and remedies can depend on the loan type, transaction, applicable exceptions, and state law. If a deadline has been missed or foreclosure activity is underway, obtain advice tied to your documents and jurisdiction promptly.

What you can prove—and what may remain uncertain

Most borrowers can establish the current servicer quickly and can often obtain the owner’s name through a written request. Agency tools may establish Fannie Mae or Freddie Mac ownership or backing. MERS can provide a MIN and servicing history where the loan is registered. Transfer notices and recorded documents can establish a documented change in ownership or servicing.

What may remain uncertain is the identity of every investor behind a securitization, the precise trust in a private-label transaction, or the complete chain of custodial transfers. Those facts are not exposed by one universal public search. A careful answer states the strongest documented conclusion—such as “the servicer identifies Trust X as owner as of [date]”—rather than claiming a securitization that the records do not prove.
