Rising bond yields usually put pressure on technology-stock valuations because they raise the discount rate applied to future cash flows. The effect is largest for companies whose profits are expected far in the future, whose share prices already assume rapid growth, or whose funding depends on long-term capital markets. But a higher yield is not automatically bearish: if yields rise because investors expect stronger economic growth and better earnings, technology shares can rise alongside them.

The key is to identify what changed in the real 10-year Treasury yield, the term premium, growth expectations, inflation, Federal Reserve policy and the market’s starting valuation. Those variables determine whether a yield move mainly reduces valuation multiples or is being offset by improving cash-flow expectations.

The short answer: why higher yields can hurt tech stocks

A stock is worth the present value of the cash it is expected to generate. Future dollars are discounted because an investor could instead hold a relatively safe government bond and because stocks carry risk. The Federal Reserve describes the relationship this way: “The discount rate for a risky asset equals the interest rate on a safe asset plus a risk premium, which compensates investors for the risk of losses from holding the risky asset.” (Federal Reserve Board, Asset Valuations, 2021.)

When the risk-free Treasury component rises, the discount rate rises unless the risk premium or expected cash flows change enough to offset it. A higher discount rate reduces today’s value of cash flows that arrive later. Technology companies often have more of that “long-duration” value than mature companies because investors are paying for products, margins or market share expected years in the future.

That is a valuation mechanism, not a rule that every technology share must fall. The same event that lifts yields can also improve revenue, margins and free-cash-flow forecasts. The reason for the yield increase therefore matters as much as its size.

How the discount-rate arithmetic works

Present value declines faster for distant cash flows

In a simplified discounted-cash-flow model, a company’s value is the sum of expected future cash flows divided by one plus the discount rate, raised to the number of years until each cash flow arrives. A small increase in the rate has a modest effect on a cash flow due next year but a much larger effect on a cash flow expected a decade from now.

Consider two companies with identical current cash flow. One is expected to produce most of its value in the next two years; the other is expected to lose money while building a platform and produce most of its value after year eight. A rise in the risk-free rate lowers both theoretical values, but the second company experiences the larger percentage change because more of its value is discounted over a longer period. This is why high-growth software, internet, semiconductor, biotechnology and other innovation-led shares can react sharply to real-yield moves.

Real yields matter more than the headline nominal yield

The nominal 10-year Treasury yield combines an inflation-adjusted real rate with expected inflation and compensation for inflation risk. For valuation, the real 10-year yield is a particularly useful reference because it represents the inflation-adjusted return available from a long government bond. If the real yield rises while earnings expectations stay unchanged, the relative appeal of long-duration equities generally falls.

Inflation can complicate the picture. A higher nominal yield caused mainly by higher expected inflation does not have the same implication as a higher real yield. Technology companies with pricing power may pass some inflation through to customers, while firms with fixed-price contracts, heavy hardware costs or weak bargaining power may not. Analysts should separate the real-rate move from the inflation component before drawing a conclusion.

Equity-premium competition: stocks versus bonds

Investors compare the expected return from equities with the real return available on long-term government bonds. One common market measure of that comparison is the forward earnings-to-price ratio minus the real 10-year Treasury yield. It is often described as an equity premium or earnings-yield spread.

When the real Treasury yield rises and expected corporate earnings do not, the spread narrows. Investors may then require lower share prices, higher expected stock returns or both to hold the same risk. A narrow spread leaves less valuation cushion if another rate shock arrives. The Federal Reserve reported that this premium was near a 20-year low in its April 2025 report, using data available through March. That observation was a point-in-time reading, not a permanent threshold or a forecast.

Technology shares with high forward price-to-earnings or price-to-sales ratios are especially exposed to a narrowing premium because a large portion of their price depends on earnings many years away. A profitable, mature technology company with substantial current cash flow may have a shorter effective duration than an unprofitable company whose valuation depends on distant assumptions.

Why the cause of a yield increase changes the stock-market result

Growth-led increases

Yields can rise because investors expect stronger real economic growth. Better growth can lift enterprise software spending, advertising, cloud usage, chip demand, consumer electronics sales and corporate technology budgets. If expected earnings rise faster than the discount rate, technology stocks can gain even while bond prices fall.

Goldman Sachs Research found that, over the past 20 years, stocks generally performed well alongside gradual increases in rates. It also reported that equities typically appreciated when improving economic-growth expectations drove the yield move. A gradual, growth-led rise is therefore different from a sudden repricing of the risk-free rate with no improvement in profits.

Inflation-led increases

When inflation expectations or inflation risk premiums rise, nominal yields may increase while investors question how much real purchasing power future profits will have. High-multiple technology shares can suffer if inflation pushes up wages, components, energy, data-center costs or customer financing expenses. Companies with strong pricing power and variable costs may fare better than firms that cannot raise prices.

Hawkish-policy increases

A Federal Reserve that signals tighter policy can raise short- and long-term yields, reduce liquidity and lower forecasts for interest-sensitive demand. If the policy shock is not accompanied by better earnings expectations, valuation multiples usually face more pressure. The speed of the move matters: a rapid repricing gives investors less time to adjust positions and can force risk reductions in crowded growth trades.

Fiscal-supply and term-premium increases

Yields may rise because investors demand more compensation for holding long-maturity government debt, rather than because they expect higher future short-term policy rates. That extra compensation is the term premium. A term-premium shock can pressure equities even when the expected path of short-term rates changes little, because it directly raises the rate used to discount long-lived assets.

Goldman Sachs Research found that returns were typically weaker when hawkish Federal Reserve policy or other non-growth drivers pushed yields higher. The distinction is not perfect, but it is a useful first diagnostic: ask whether the move reflects better cash-flow prospects or a higher price for duration risk.

How Treasury supply can raise the term premium

A 2025 estimate from the Federal Reserve Bank of Kansas City modeled a Treasury supply shock that increases the debt-to-GDP ratio by 1 percentage point over two years. The model estimates a 1.3-basis-point increase in the 10-year yield across maturities, with a large share of the change attributed to the term premium.

During periods of high debt growth, the same analysis estimates a 1.0-basis-point increase in the five-to-10-year-ahead real term premium and a 0.6-basis-point increase in the real average future short rate. Inflation expectations and the inflation risk premium each rise by close to 0.3 basis points. These are model estimates for a specified supply shock, not a prediction that every additional issue of government debt will produce exactly those changes.

The transmission matters for technology valuations because the long end of the yield curve is the benchmark for many cash flows, leases, project-finance decisions and equity models. If investors must absorb more duration risk, they can demand lower prices for both bonds and long-duration stocks.

AI infrastructure can add another source of duration supply

Building large-scale computing capacity requires data centers, power equipment, networking, land and specialized chips. Dallas Federal Reserve researchers identified three financing channels through which this investment can add duration supply to markets:

  • Direct long-term bonds: technology and infrastructure borrowers can issue investment-grade debt with maturities extending many years.
  • Interest-rate swaps: borrowers can use swaps to turn floating-rate loans into longer-duration fixed-rate exposures, transferring duration risk to dealers and investors.
  • Reduced offsetting supply: if technology borrowers displace financial issuers that traditionally provide duration instruments, the market may have fewer natural offsets for the new exposure.

Financial issuers represented about 38% of all investment-grade supply in 2025, according to the Dallas Fed analysis. A shift in who issues debt can therefore affect the balance of duration risk even if total borrowing is not the only variable.

The assets being financed also have long economic lives. AI data-center infrastructure and equipment are commonly depreciated over 10 to 15 years or more, while semiconductors at major technology firms are depreciated over five to six years. Depreciation periods are accounting conventions rather than exact asset lives, but they illustrate why the investment cycle can create demand for long-term funding. Dallas Fed researchers cautioned that the growing importance of these channels could weaken long-standing empirical relationships between the long-end Treasury curve slope and long-maturity swap spreads.

What the historical and model estimates actually say

Evidence Reported result How to interpret it
Historical equity reaction Equities sold off by an average of 4% when real bond yields rose by two standard deviations or more in a month. Goldman Sachs Research, 2024; the shock was roughly a 60-basis-point increase in yields in current terms. This is a conditional historical average, not a forecast for every technology group.
Valuation model A 50-basis-point move in real 10-year Treasury yields shifted the S&P 500 fair-value price-to-earnings ratio by 3%, all else equal. Goldman Sachs Research, 2024; it is a model estimate for the broad index, not a universal technology-stock coefficient.
Monetary-policy transmission One 2026 Federal Reserve study found that about one-third of one policy-surprise multiplier and about three-fourths of another operated through yield-curve changes. The remaining transmission ran through equity-premium and expected-cash-flow channels, showing why rates alone do not explain every market response.

The 4% figure describes an unusually large monthly real-yield shock, while the 3% figure describes a modeled change in fair-value P/E. Neither says that a technology stock should fall 3% or 4% whenever the 10-year yield rises by a specified amount. Company duration, starting valuation, earnings revisions, leverage and investor positioning all differ.

Which technology companies are most rate-sensitive?

Usually more sensitive

  • Unprofitable or lightly profitable companies whose valuation depends on cash flows expected many years ahead.
  • High price-to-sales or price-to-earnings businesses with assumptions of rapid, sustained growth.
  • Companies with heavy capital spending, long payback periods or large refinancing needs.
  • Businesses whose customers rely on cheap financing, such as discretionary consumer technology or speculative projects.
  • Stocks held in crowded growth-trading strategies, where a rate shock can trigger position reductions beyond fundamental valuation changes.

Usually less sensitive, all else equal

  • Established technology companies generating substantial current free cash flow.
  • Firms with net cash, limited refinancing needs and debt fixed for long periods.
  • Businesses providing mission-critical services with recurring contracts and strong pricing power.
  • Companies whose earnings forecasts rise materially when the economy accelerates.

These are tendencies, not classifications. A mature company can still have a high duration if investors price in distant growth, while a smaller company can be relatively defensive if it produces dependable current cash.

A four-part framework for analyzing the next yield move

  1. Check the real 10-year yield. Determine whether the inflation-adjusted risk-free rate moved, rather than relying only on the nominal headline yield.
  2. Identify the term-premium change. A larger term premium means investors are demanding more compensation for holding long maturities. That is generally more challenging for long-duration valuations than a growth-led move with stable risk compensation.
  3. Review growth and earnings revisions. Look for changes in revenue, margins, capital spending, free cash flow and customer demand. Improving forecasts can offset some or all of a multiple decline.
  4. Measure the starting valuation and equity premium. Elevated multiples and a thin earnings-yield spread leave less room for error. A cheaper stock with near-term cash generation may absorb the same rate move more easily.

Use the four tests together. A sharp rise in real yields, a widening term premium, weak earnings revisions and an already expensive technology sector form the most difficult combination. A gradual rise in yields accompanied by stronger growth, stable risk premia and upward earnings revisions is a materially different environment.

How higher yields affect company decisions, not just share prices

Public-market valuation is only one channel. Higher rates increase the cost of issuing bonds, refinancing loans, leasing equipment and funding acquisitions. A company may delay a data-center build, reduce hiring, renegotiate a project or require a higher return before approving capital expenditure. Those decisions can eventually change the earnings forecasts that investors use in the valuation model.

Higher yields can also improve income on corporate cash balances and short-term investments, partly offsetting debt costs for net-cash companies. The net effect depends on the balance sheet: a heavily indebted business faces rising interest expense, while a cash-rich company may earn more interest income. Floating-rate debt is exposed sooner than fixed-rate debt, and maturities determine when a fixed-rate borrower must refinance.

Common analytical mistakes

  • Treating every yield rise as bearish: growth-driven increases can coincide with rising technology earnings and share prices.
  • Using the nominal yield alone: separate real rates, inflation expectations and the term premium.
  • Applying an index estimate to one stock: the 3% fair-value P/E estimate concerns the S&P 500 model, not every company or subsector.
  • Ignoring the time horizon: a one-day rate shock and a gradual multi-year normalization have different effects on positioning and cash-flow forecasts.
  • Overlooking valuation starting points: an expensive company has more multiple-compression risk than a similar business priced for modest growth.
  • Confusing accounting depreciation with economic duration: a five-year semiconductor depreciation period does not mean all cash flows arrive within five years.

What to monitor in practice

For a current assessment, track the real 10-year Treasury yield, nominal 10-year yield, inflation expectations, term-premium estimates, the slope of the yield curve, corporate credit spreads and technology-sector earnings revisions. Also examine new investment-grade issuance, data-center financing announcements and refinancing calendars. These indicators help distinguish a change in the discount rate from a change in the cash-flow outlook.

Finally, compare the technology sector with less duration-sensitive areas on the same day. If long-duration growth shares fall while defensive, near-cash assets outperform, the market may be repricing discount rates. If economically sensitive technology companies rise with cyclical earnings forecasts, the growth channel may be dominating. Neither pattern proves causation by itself, but it provides a disciplined way to test the narrative against market behavior.
