Homebuilders typically finance a project in stages: they acquire or control land, pay to make it buildable, and borrow or use corporate funds to construct homes. Because land, infrastructure, labor, and overhead can consume cash long before a home closes, builders often combine project loans with operating cash, credit facilities, and other funding sources. The mix—and the lender’s terms—depends on the builder, project, and stage.
How do homebuilders finance land?
Builders can buy land outright, borrow to acquire it, purchase finished lots as they are delivered, or arrange options or land-bank agreements that give them a path to lots without buying all of them immediately. These choices shift when cash is committed; they do not eliminate the cost of controlling land.
Buying land or borrowing to acquire it
A land-acquisition loan funds a purchase before the property is developed. The borrower still needs to account for the cash contribution, loan maturity, and the time and additional funding required before lots or homes can generate proceeds. Loan terms are specific to the lender and borrower; survey averages are not offers or guaranteed terms.
Options and land banks
An option or land-bank arrangement can stage a builder’s capital commitment and reduce the amount of undeveloped land carried on its balance sheet. Deposits, option fees, delays, and contractual performance obligations still tie up cash or create exposure. As one company-specific example, Dream Finders Homes reported that deposits for its finished-lot and land-bank option contracts generally averaged 10% of the purchase price and totaled $545 million at December 31, 2025. What is an AD&C loan?
AD&C means acquisition, development, and construction. It is a broad label for financing needs at different stages—not one uniform loan product. NAHB tracks land acquisition, land development, speculative single-family construction, and pre-sold single-family construction separately because their reported terms and costs differ. The construction categories distinguish whether a home was pre-sold or speculative when financing was arranged; they do not establish a universal underwriting standard, draw schedule, advance percentage, maturity, or collateral package.
How do builders pay to develop land?
Raw land may need entitlements, permitting, roads, utilities, landscaping, and other infrastructure before it is ready for home construction. These costs can arrive well before a builder can sell a completed home, so development financing is a distinct stage from both acquiring the land and building on a finished lot.

In fiscal 2025, M/I Homes reported spending $523.7 million on land purchases and $645.6 million on land development. How do builders pay for construction before a home sells?
Builders may use construction financing, company cash, or a combination to fund vertical construction—the work of building the home itself. NAHB’s survey distinguishes speculative construction, where the home is not yet pre-sold, from pre-sold construction. The reported averages below describe US survey responses in Q2 2026, not a quote available to a particular builder. Contract rates show the stated rate; initial points are upfront charges as a percentage; effective rates account for contract rates and initial points.

How do homebuilders manage cash flow?
Cash outflows can build for months or longer before closings return money to the business. Dream Finders Homes identifies lot deposits and purchases, vertical construction, operating expenses, routine liabilities, and mortgage-loan origination among its uses of capital. It explains that early community stages require cash for items such as finished lots, entitlements, permits, model homes, roads, utilities, landscaping, and amenities; later stages may produce cash inflows after those earlier outlays. The company wrote in its 2025 Form 10-K, “As such, we incur significant cash outflows prior to the recognition of revenues and the related cost of sales.” This describes its own operating experience, not a cash-flow schedule that applies to every builder. Funding sources can operate together
A builder may support operations with more than one source at a time. The 2025 filings cited here describe company-specific combinations including cash, operating receipts, revolving credit, senior notes, and mortgage warehouse facilities. M/I Homes also identified cash from home deliveries, land sales, and mortgage-loan sales, along with cash balances and available credit, as liquidity sources. Liquidity is about timing as well as total cost
A project can appear viable in total and still strain a builder if deposits, development work, construction, overhead, and debt payments fall due before sales proceeds arrive. Option timing and lot take-downs also affect when cash is committed. Builders therefore need to consider the sequence of outflows and expected closings alongside the funding available to bridge the gap.

What do current AD&C credit conditions mean for builders?
NAHB reported that residential AD&C credit conditions had tightened for the eighteenth consecutive quarter through Q2 2026. Among respondents who reported tighter conditions, 53% said lenders had required personal guarantees or collateral unrelated to the project. NAHB noted that such terms can put assets or the broader business at risk, rather than limiting exposure to a single development. Survey results can differ depending on who answers. In Q2 2026, NAHB’s builder/developer net easing index was -12.0, indicating net tightening among those respondents, while the comparable Federal Reserve lender-survey index was +3.7. What should a builder compare when evaluating financing?
A headline rate does not capture the full risk or cash requirement. Compare the proposed facility with the project’s stage and cash-flow plan, and review the lender documents for the specific terms; the NAHB survey and public-company filings do not establish a standard loan package.
- Purpose and stage: Identify whether funds cover land acquisition, land development, speculative construction, or pre-sold construction.
- Total borrowing cost: Compare the contract rate with upfront points and other charges, and assess the effective cost over the expected borrowing period.
- Cash required: Review loan-to-value or loan-to-cost limits, required equity, and the timing of deposits, option fees, and development expenses.
- Guarantees and collateral: Determine whether recourse or collateral extends beyond the project to the company or individual guarantors.
- Repayment and timing: Check maturity, construction period, repayment triggers, lot take-down dates, and whether sales proceeds are expected to repay the facility.
- Company-wide capacity: Consider covenant headroom, available revolver capacity, debt service, and how much project risk reaches beyond the individual development.
- Liquidity exposure: Map likely outflows against inventory duration and expected closing receipts, including overhead and other obligations while homes remain unsold.
The NAHB survey supports comparisons of reported loan availability, rates, points, and guarantee or collateral practices; it cannot replace a lender’s underwriting or the borrower’s actual documents. The public-company filings provide examples of liquidity and land-control approaches, not templates for every builder.
