To evaluate a bank’s lending performance, read its net interest margin (NIM), comparable loan balances, and credit-loss measures together—not as three independent scorecards. NIM shows how much net interest income a bank earns relative to average interest-earning assets; loan growth shows how its portfolio is changing; and credit indicators help reveal whether those loans are becoming harder to collect. A rising loan balance or a high NIM can look positive while funding costs or credit quality are worsening.
Use the bank’s latest results alongside its own prior periods and genuinely comparable peers. As of October 30, 2026, the FDIC’s available industry results cover the second quarter of 2026, while PNC’s third-quarter 2026 release offers a later company-specific example. Those figures describe different periods and should not be treated as universal targets.
What should you check first when evaluating a bank?
Start by identifying the period, balance basis, and accounting presentation behind every figure. Then ask three connected questions: Is the bank earning more or less from its interest-earning assets? Are its loans growing on a comparable basis, and how is that growth funded? Are charge-offs, troubled loans, reserves, or provision expense changing in a way that warrants closer scrutiny?
A useful comparison puts the latest quarter beside the preceding quarter and the year-earlier quarter. Add peers only when their business mix and reporting definitions are sufficiently comparable. Keep amounts in dollars distinct from rates, label annualized rates, and do not silently compare average balances with period-end balances.

What does net interest margin tell you?
Net interest margin measures net interest income relative to average earning assets. It is not the same as interest income, a loan yield, or the amount of net interest income in dollars.
The FDIC defines NIM as interest and dividends earned on interest-bearing assets less interest paid to depositors and other creditors, expressed as a percentage of average earning assets. In a practical comparison, look for the bank’s stated convention; a common calculation is annualized net interest income divided by average interest-earning assets. Check that the numerator and denominator cover the same reporting period.
NIM is shaped by more than lending rates. Asset yields, the cost of interest-bearing funding, noninterest-bearing deposits, and the mix of earning assets all matter. A bank can increase its net interest income in dollars simply by having a larger asset base, even if its margin contracts. Rising interest income alone does not establish that NIM improved.
Compare both the rate and the dollars
Read NIM alongside net interest income and average earning assets. If NIM falls while net interest income rises, ask whether volume growth offset narrower spreads. If NIM rises, check whether the change reflects stronger asset yields, lower funding costs, a different asset or deposit mix, or some combination. These figures help frame the question; the bank’s detailed disclosures are needed to attribute the change.
Also check for a fully taxable-equivalent (FTE) adjustment or another adjusted presentation. PNC says its taxable-equivalent net interest income is used only to calculate NIM, while net interest income elsewhere in its third-quarter 2026 release is GAAP. The company reported NIM of 2.94% in the third quarter of 2026, 2.96% in the second quarter of 2026, and 2.79% in the third quarter of 2025. That means the reported measure was down 2 basis points sequentially but up 15 basis points year over year. PNC’s GAAP net interest income nevertheless increased from $4.107 billion to $4.206 billion sequentially. Those figures illustrate why margin and dollar income should be read together, not substituted for each other. PNC third-quarter 2026 financial highlights.

Use industry data as context, not a target
The FDIC reported industry NIM of 3.32% in the second quarter of 2026, up 1 basis point from the prior quarter. Its release covered 4,238 insured institutions. That aggregate is useful context, but it is not automatically an appropriate benchmark for an individual bank: size, lending mix, funding structure, and other characteristics can differ. Compare a bank first with its own history and then with genuinely similar institutions. FDIC second-quarter 2026 Quarterly Banking Profile.
How do you calculate loan growth correctly?
Choose one balance series and compare like with like. The basic calculation is: (current loan balance − prior comparable loan balance) ÷ prior comparable loan balance. State whether the balances are averages or period-end figures, and whether the comparison is quarter over quarter or year over year.

Period-end loans are a snapshot at a specific date. Neither is inherently the correct figure for every question; the mistake is switching between them without saying so.
For example, PNC reported average loans of $372.2 billion in the third quarter of 2026, compared with $363.2 billion in the second quarter. Calculating from those rounded amounts gives growth of about 2.5%, while the company’s presentation rounded its figure to 2%. PNC’s period-end total loans were $378.8 billion, versus $368.0 billion at the prior quarter-end, or about 2.9% using the rounded balances. These results are not contradictory: one compares quarterly average balances, the other compares point-in-time balances. PNC financial highlights.
For industry context, the FDIC reported loan growth of 1.8% quarter over quarter and 6.8% year over year in the second quarter of 2026. Those are different comparisons over different intervals; do not present one as if it were the other, or treat either as a required pace for a particular bank. FDIC second-quarter 2026 results.

Look inside the total
A total loan balance can conceal divergent trends. Check which categories grew or shrank, such as commercial and consumer lending, and whether growth is organic or affected by an acquisition, sale, reclassification, or unusual drawdown. PNC reported that average commercial loans rose while average consumer loans fell; it also attributed part of year-over-year growth to acquired FirstBank loans. An acquisition can increase reported balances without representing the same thing as internally generated lending growth.

What is the difference between charge-offs, troubled loans, allowance, and provision?
These measures describe different stages or aspects of credit risk. Net charge-offs are realized losses (loans charged off as uncollectible, less recoveries); noncurrent or nonperforming loans identify loans with repayment problems under a stated definition; allowance is a reserve balance; and provision is an expense recorded for the period.
- Net charge-offs: loans charged off as uncollectible, minus recoveries. A charge-off records a loss; it is not the same as the total stock of troubled loans.
- Noncurrent loans: under the FDIC definition, loans at least 90 days past due or on nonaccrual status. A company’s “nonperforming” measure may use a different definition, so consult its notes rather than assuming the terms match.
- Allowance for credit losses: a reported reserve balance. An allowance-to-loans ratio relates that reserve to a loan balance; it is not a count of loans already written off.
- Provision for credit losses: the period’s expense, not cash losses and not the same number as net charge-offs. For comparisons across institutions, check the accounting basis: FDIC reporting distinguishes consolidated provisions under ASU 2016-13 from loan-and-lease-loss provisions at institutions that have not adopted it.
Use each figure’s stated denominator and timing. PNC labels net charge-offs divided by average loans as an annualized rate. Its allowance-to-total-loans and nonperforming-loans-to-total-loans measures use loan balances. Annualized rates should not be compared as if they were actual losses over a full year, and rates with different denominators are not interchangeable.
Read a trend, not a single quarter in isolation
PNC’s third-quarter 2026 disclosures show why several credit measures belong side by side. Net loan charge-offs were $257 million, with a 0.28% annualized net-charge-off rate, compared with $226 million and 0.25% in the prior quarter. Nonperforming loans rose to $2.194 billion from $2.027 billion. The allowance was $5.386 billion, down from $5.461 billion, while provision expense was $189 million, compared with $191 million.

PNC identified $35 million of third-quarter charge-offs as associated with transferring a student-loan portfolio to held-for-sale. That explanation is important context when interpreting the reported increase, but it does not erase the reported charge-offs. A careful read records both the amount and the company’s explanation, then checks subsequent disclosures and the broader trend rather than inferring a full-year outcome from one quarter. PNC third-quarter 2026 financial highlights.
The FDIC said past-due, nonaccrual, and net charge-off rates declined from the prior quarter for the industry in the second quarter of 2026. That aggregate observation predates PNC’s third-quarter report and does not override later, bank-specific results. It also does not mean every institution or loan category improved. How can you put the figures into one comparison?
Build a compact worksheet for the latest quarter, the preceding quarter, the year-earlier quarter, and relevant peers. Keep source dates visible, and record definitions alongside the numbers so a change in presentation does not masquerade as a change in performance.
| Comparison row | What to record | What it helps answer |
|---|---|---|
| NIM and basis | Rate, reporting period, and whether FTE or another adjustment is used | Did the earning spread widen or narrow, and is the comparison consistent? |
| Net interest income | Dollars and reporting period; note GAAP or adjusted basis | Did dollar income move in the same direction as NIM? |
| Average earning assets | Average balance for the period | Could balance growth explain higher interest income despite lower NIM? |
| Average and period-end loans | Each balance separately, with its date or period | Is growth a sustained average-balance change or a quarter-end snapshot? |
| Loan growth by category | Comparable balances and interval for each disclosed category | Which businesses drove growth or contraction? |
| Average and period-end deposits | Balances on the same basis as the comparison | How did the funding base change alongside lending? |
| Net charge-offs | Dollars and annualized rate, with denominator | What losses were realized, and how does the rate compare? |
| Troubled-loan measure | Amount, ratio, date, and issuer’s definition | Are repayment problems emerging or accumulating? |
| Allowance | Reserve dollars and allowance-to-loans ratio | How large is the reserve relative to the stated loan base? |
| Provision | Period expense and accounting basis | How did the period’s credit-loss expense change? |
For an additional issuer example, Bank of America’s second-quarter 2026 materials present net interest income, average and period-end loans, provisions, charge-offs, nonperforming assets, and allowance ratios in separate tables. Separate tables are not a reason to collapse the figures into one metric: retain their definitions and reporting periods when comparing issuers.

Where can you find reliable bank and industry figures?
For company-specific figures, begin with the bank’s earnings release and regulatory filings. Use the notes and definitions to verify whether NIM is FTE, how “nonperforming” is defined, what balance forms the denominator of a rate, and whether a figure reflects an acquisition or portfolio transfer. For industry-wide context, use the FDIC’s Quarterly Banking Profile and its graph book for June 30, 2026. The FDIC aggregate is useful for understanding broad conditions, but it is not automatically a matched peer group.

When a disclosure leaves a comparison unclear, do not fill the gap with an assumption. Mark the missing definition, seek the relevant filing note, or omit that direct comparison. This is especially important when a company’s adjusted margin presentation and GAAP income figures appear near one another.
What conclusions are safe to draw—and what should you avoid?
A higher NIM is not automatically better in every sense: it reports a relationship between net interest income and earning assets, not the bank’s full profitability, risk, or future performance. Likewise, faster loan growth is not automatically stronger performance if it is concentrated in a riskier category, funded at rising cost, or driven partly by an acquisition. A lower provision in one period is not proof that credit quality has improved, just as a higher provision alone does not tell you the precise amount of future defaults.
Use the measures to frame questions rather than to make an isolated buy decision. Ask whether margin is improving on a consistent basis, whether loan expansion is comparable and funded sustainably, and whether realized losses, troubled loans, reserves, and provision expense tell a coherent story over multiple periods. This framework is educational and does not determine whether a particular bank share suits an individual investor.
Frequently Asked Questions
Can a bank’s loans grow while its net interest margin falls?
Yes. A larger average earning-asset base can support more net interest income even if NIM narrows. Whether that growth is attractive depends in part on its funding cost, loan mix, and emerging credit performance.
Does a larger allowance mean a bank has worse loans?
Not by itself. Allowance is a reserve balance, and its size should be read relative to the stated loan base and alongside portfolio mix, charge-offs, troubled-loan measures, and provision expense.
How can I tell whether a bank’s loan growth came from an acquisition?
Look in the earnings release and filings for discussion of acquired balances, portfolio purchases, sales, transfers, or reclassifications. If the issuer does not quantify the effect, avoid labeling all reported growth as organic.
Why might a bank report a different NIM from another bank with similar loans?
Funding structure, earning-asset mix, noninterest-bearing deposits, and asset yields can differ, and banks may use taxable-equivalent adjustments in NIM presentations. Check each issuer’s disclosed calculation basis before treating the rates as directly comparable.
