Not automatically. A stabilized, diversified data-center owner with contracted revenue can behave defensively, while a leveraged development project can lose money when power, construction or financing assumptions fail. Software usually needs less physical capital and can scale faster, but it faces rapid obsolescence, cyberattacks, customer churn, competitive displacement and sharp valuation changes.

The safer investment is determined by the vehicle and its underwriting: contract quality, tenant or customer concentration, leverage, capital needs, operating exposure, valuation, liquidity and your holding period matter more than whether the label says “data center” or “software.”

Start with the investment vehicle, not the asset-class label

“Data centers” and “software” describe very broad exposures. A public real-estate investment trust that owns many operating facilities is not equivalent to a private, single-site project still waiting for a grid connection. A profitable software platform serving thousands of customers is not equivalent to an early-stage company dependent on one product or one distribution partner.

  • Stabilized data-center operations: completed facilities with paying tenants, established power contracts and a history of occupancy and operating costs.
  • Development or expansion projects: land, buildings, substations, generators and cooling systems that still require permits, financing, construction and customer commitments.
  • Diversified software platforms: multiple products, geographies and customer segments, with recurring revenue and enough cash flow to fund research and security.
  • Early-stage or single-product software: limited operating history, uncertain renewals and high dependence on product-market fit or a platform that could change.

A comparison that ignores those distinctions can produce the opposite of the truth. Contracted revenue can reduce volatility, but leverage or concentration can magnify a single failure. Software can have recurring subscriptions, yet renewal decisions and technology shifts can change revenue quickly.

Why data centers can look defensive—and where that impression breaks

Long contracts improve visibility, not certainty

Colocation agreements and hyperscale build-to-suit contracts may specify rent, power commitments and terms lasting several years. That structure can make near-term revenue easier to model than usage-driven software sales. However, a contract is only as strong as the tenant, counterparty and remedies behind it. A single hyperscaler can represent most of a facility’s revenue, so one delayed deployment, credit problem or renegotiation may affect the entire project.

Power availability is a core operating risk

Electricity is not a routine utility input for a high-density computing site; it is the product’s limiting resource. Digital Realty’s 2025 Form 10-K warns about “service failures and price increases” from third-party power suppliers and “volatility in the supply and price of power in the open market.” A facility can be fully leased on paper and still miss financial targets if the grid connection is delayed, contracted capacity is unavailable or energy prices rise faster than pass-through provisions.

CBRE’s 2025 survey of 92 major investors identified power-infrastructure constraints as the biggest perceived risk. Hyperscale build-to-suit was selected as the leading opportunity by 49% of respondents, up from 31% in the previous survey. That enthusiasm indicates demand, but it also signals a crowded race for scarce sites, substations and transmission capacity.

Construction and financing can overwhelm contracted revenue

Data centers require land, substations, backup generation, cooling, fiber, networking, security and specialized fit-outs. Costs arrive before rent does, and projects often rely on debt or joint-venture capital. Higher interest rates, equipment delays, permitting changes or a customer postponement can create a funding gap. A stabilized facility may be relatively predictable; a greenfield project carries development, completion and refinancing risk at the same time.

Overbuilding can turn demand into vacancy

Cloud and artificial-intelligence demand encourage new capacity, but supply can arrive faster than customers can occupy it. S&P Global has highlighted overbuilding, pricing pressure, sustainability challenges and high capital intensity. If AI demand slows, partially built capacity could be delayed, repriced or left vacant. In some markets, contracts are increasingly negotiated around megawatts and power-density requirements rather than square footage, making an incorrectly designed electrical or cooling system harder to reuse.

Physical assets can become technologically mismatched

The concrete shell of a facility may last for decades, while its electrical topology, rack density, cooling method and networking architecture may not. Training and inference workloads can require far more power per rack than conventional enterprise computing. Retrofitting older halls can require new chillers, liquid-cooling distribution, switchgear or generators. The asset is therefore not immune to technological obsolescence; obsolescence is expressed through costly retrofits and lower-value capacity rather than a software update.

Externalities create regulatory and community exposure

Large facilities consume substantial electricity and, depending on the cooling design and climate, water. Grid congestion, emissions rules, noise limits, land-use approvals and community opposition can delay expansion or raise costs. A project can have a willing customer and still fail to receive the permits or utility service needed to operate.

Software has less physical capex but a different risk stack

Recurring revenue still depends on renewal behavior

Subscription contracts create a recurring-revenue pattern, not a guaranteed annuity. Customers can reduce seats, lower usage, delay implementations or cancel at renewal when budgets tighten. Usage-based pricing can grow rapidly in strong markets and fall just as rapidly when workloads or spending priorities change.

Technology and platform shifts can be abrupt

Code, application-programming interfaces, cloud platforms, data models and security practices can become outdated quickly. A competitor with a better model, a platform owner that changes distribution terms or an open-source alternative can compress pricing and shorten product life cycles. Software companies must keep funding research, infrastructure and customer support even when revenue growth slows.

Cybersecurity and reliability are revenue risks

A breach, service outage or data-loss incident can trigger remediation costs, regulatory action, contractual credits and customer departures. Security spending is continuous, and a company that underinvests can lose trust faster than it can replace customers. Palo Alto Networks reported subscription and support revenue at 80% of fiscal-2026 revenue, illustrating how important renewals and support relationships can be to a software model; that percentage is company-specific, not a sector-wide benchmark.

Customer, channel and acquisition concentration matter

Enterprise software can depend on a few large accounts, resellers or cloud marketplaces. Microsoft’s 2025 Form 10-K notes that acquisitions may produce “an unsatisfactory return on our investment” and difficulties integrating “employees, business systems, and technology.” Acquisitions can add products and customers, but they also introduce integration, retention and accounting risk.

Valuation can dominate operating performance

Public software stocks are liquid, yet their prices often embed high expectations for growth and margins. When interest rates rise or growth guidance falls, valuation multiples can contract even if the company remains profitable. A buyer can therefore lose money through multiple compression without a collapse in the underlying product.

What historical returns do—and do not—tell you

MSCI reported the following annualized returns from the second quarter of 2011 through the third quarter of 2025:

MSCI comparison index Annualized return
Broader data-center index 23.8%
Physical-operators data-center index 23.1%
Global private equity 18.1%
Private infrastructure 12.5%
MSCI ACWI Investable Market Index 10.1%

These figures are historical index results for a defined period, not forecasts and not a direct comparison between every data-center investment and every software stock. Index composition, leverage, rebalancing, valuation changes and survivorship can affect the outcome. The period also included a powerful expansion in cloud and AI expectations. Use the returns to understand what happened, then underwrite the cash flows and price you are being offered.

Side-by-side risk framework

Risk axis Data centers Software
Revenue visibility Long leases or build-to-suit contracts can improve visibility, but tenant and counterparty concentration may be high. Subscriptions recur, yet renewals, usage and customer budgets can change quickly.
Capital intensity Very high land, power, cooling, networking and construction spending; financing and execution are critical. Lower physical capex, offset by substantial research, sales and cloud-infrastructure costs.
Demand risk Cloud and AI growth support demand; a slowdown can create vacancy or stranded capacity. Product-market fit, competition and platform shifts can rapidly change demand.
Obsolescence Buildings may persist while power density, cooling and electrical designs become outdated. Code, platforms, models and security practices can become obsolete quickly.
Concentration A single hyperscaler, site, utility or joint venture can dominate results. A few enterprise customers, channels or one product can dominate results.
Externalities and regulation Exposure to power, water, grid access, permitting, communities and emissions scrutiny. Exposure to privacy, cybersecurity, AI governance, intellectual-property and platform regulation.
Liquidity and valuation Public vehicles can be liquid; private projects may be illiquid and highly leverage-sensitive. Public shares are liquid, but growth multiples can compress sharply.

What happens if AI demand slows?

A slowdown would not affect every investment equally. A diversified operator with existing, paid-for tenants and conservative debt could experience slower growth but continue collecting rent. A project financed on aggressive assumptions about future AI capacity could face delayed commissioning, lower pricing, covenant pressure or additional equity calls. The key variables are committed power, completion status, tenant credit, contract termination rights and debt maturities.

Software exposure would also split. A vendor selling mission-critical security or workflow software may retain customers while trimming expansion. A tool purchased mainly for experimental AI workloads may see usage fall quickly. Examine whether revenue is tied to seats, transactions, compute consumption or discretionary projects, and whether customers can reduce commitments without a large penalty.

A practical underwriting checklist

Use the following sequence for a fund, REIT, private project or software company. Require written answers and test downside cases rather than relying on a sector narrative.

  1. Map the vehicle. Identify the legal structure, public or private liquidity, ownership stakes, debt at every entity and the assets or products actually owned.
  2. Measure concentration. For data centers, calculate revenue and contracted megawatts by tenant, site and utility. For software, calculate revenue by customer, industry, channel and product.
  3. Read the contracts. Check lease or subscription duration, renewal options, termination rights, inflation adjustments, power pass-throughs, service-level penalties and parent guarantees.
  4. Stress demand. Model lower occupancy or delayed power delivery for infrastructure. Model slower seat growth, usage declines, churn and price reductions for software.
  5. Audit capital needs. Include remaining construction cost, maintenance capex, retrofit spending, research and development, sales hiring, cloud bills and security investment.
  6. Test financing. Recalculate coverage ratios with higher rates, delayed revenue and refinancing at less favorable terms. Identify covenants and required equity.
  7. Assess obsolescence. Ask whether the facility can support current rack densities and cooling, or whether the software can adapt to new platforms, models and security requirements.
  8. Verify operating dependencies. Review utility reliability, backup generation, water availability, permits and fiber for data centers; review cloud providers, data suppliers, marketplaces and critical open-source components for software.
  9. Check governance and incident history. Look for outage disclosures, breaches, service credits, customer disputes, regulatory investigations and failed integrations.
  10. Compare price with risk. A high-quality asset can still be a poor investment if the purchase price assumes perfect occupancy, endless AI growth or unusually high software multiples.

Which investors may prefer each exposure?

Data-center exposure may suit investors who can accept

  • Long construction and permitting timelines;
  • Large fixed-cost commitments and refinancing risk;
  • Dependence on utilities, local regulation and a limited number of tenants;
  • Potentially lower day-to-day revenue volatility after stabilization, in exchange for less flexibility when conditions change.

Software exposure may suit investors who can accept

  • Rapid product and competitive change;
  • Customer-renewal and usage volatility;
  • Cybersecurity and intellectual-property incidents;
  • Large market-price swings caused by growth expectations and valuation multiples.

Neither list is a recommendation. It describes the risks you must be able to finance and tolerate. A diversified portfolio can combine exposures, but diversification should be measured by underlying drivers: owning several data-center sites served by the same constrained grid is less diversified than it appears, just as owning many software companies dependent on the same cloud platform may leave a common risk.

Bottom line for an investor decision

Data centers are not inherently safer than software investments. Their contracted, infrastructure-like revenue can be valuable after a facility is built, powered and diversified, but power scarcity, construction costs, leverage, overbuilding and tenant concentration can produce severe losses. Software avoids much of that physical burden, yet renewals, cyber incidents, technology shifts, competition and valuation can erode an apparently strong business.

Choose the investment with the more resilient downside case: realistic contracts, manageable concentration, conservative leverage, funded capital requirements, adaptable technology, credible operators and a valuation that does not require uninterrupted AI or software growth.
