If a data-center IPO has been delayed, you do not have to leave the theme entirely. The main documented substitutes are liquid data-center ETFs, listed data-center real-estate investment trusts (REITs), and private real-estate or infrastructure funds. ETFs and listed REITs can usually be bought and sold during market hours; private funds may offer more direct asset exposure but commonly restrict withdrawals for longer periods. The right choice depends on whether you value liquidity, property income, supply-chain exposure, lower concentration, leverage control, or access to projects that are not publicly traded.

What you can invest in while the IPO is delayed

A delayed IPO changes the timing of one security, not the availability of every data-center investment. Four routes cover most investors:

  • A liquid thematic ETF focused on data-center property and digital infrastructure. This gives diversified, exchange-traded exposure instead of relying on one future listing.
  • A supply-chain ETF. This targets companies that build, operate, cool, connect, and power data centers rather than primarily owning the buildings.
  • Listed data-center REITs. These provide property-level or operating-platform exposure through publicly traded companies.
  • Private real-estate or infrastructure funds. These can provide access to privately owned facilities and projects, but usually at the cost of liquidity, higher entry requirements, and longer holding periods.

None of these vehicles is a guaranteed proxy for the delayed issuer. Their portfolios, currencies, leverage, fees, tenant mix, and geographic exposure can differ substantially. Treat them as separate ways to express a data-center thesis, then compare the specific holdings and risks in each vehicle’s latest filing.

Liquid thematic ETFs

DTCR: broad data-center and digital-infrastructure exposure

Global X’s April 2026 statutory prospectus says the Global X Data Center & Digital Infrastructure ETF seeks to track the Solactive Data Center REITs & Digital Infrastructure Index. The prospectus lists a 0.50% management fee. That mandate makes DTCR the most direct documented liquid thematic option for an investor who wants a basket centered on data-center REITs and related digital infrastructure rather than a single company.

Because an ETF holds multiple securities, one tenant failure, construction setback, or financing problem may have less effect than it would in a single-issuer investment. Diversification does not remove market risk: the fund can still be concentrated in one industry, affected by interest rates, and volatile when investors reprice infrastructure or property assets. Review the current holdings, index methodology, country weights, sector limits, distribution history, and bid-ask spread before trading. The 0.50% figure is the management fee stated in the April 2026 prospectus; it is not a prediction of tracking difference or total investor cost.

RACK: companies that build and power data centers

Cboe lists the VanEck Data Center Supply Chain ETF, ticker RACK, as listed on June 2, 2026. Its index covers U.S.-listed companies involved in building, operating, and powering modern data centers. This is a different exposure from a property-focused REIT basket. RACK can include suppliers and contractors whose revenue depends on electrical equipment, cooling, construction, networking, or operating services, as well as companies directly involved in facilities.

The supply-chain approach may suit an investor who believes spending on data-center capacity will continue even when individual property owners or a prospective IPO face delays. It also introduces different risks. Equipment makers and contractors can be cyclical, depend on a small number of large customers, or experience margin pressure when projects are postponed. A company can benefit from data-center construction without owning stabilized real estate or paying property distributions. Check RACK’s latest prospectus for its expense ratio, rebalancing rules, holdings, and concentration limits; those figures were not established in the listing information cited here.

How the two ETF approaches differ

ETF Documented mandate Documented date or cost What to investigate
DTCR Tracks the Solactive Data Center REITs & Digital Infrastructure Index 0.50% management fee in Global X’s April 2026 statutory prospectus Holdings, index concentration, distributions, spread, and tracking difference
RACK U.S.-listed companies involved in building, operating, and powering modern data centers Listed June 2, 2026, according to Cboe Expense ratio, supplier and contractor weights, rebalancing, customer concentration, and volatility

Both ETFs trade on an exchange, so you can normally place orders during market hours and decide when to reduce or exit the position. That liquidity is not the same as a guaranteed price: thin trading, market stress, and wide spreads can make an immediate sale more expensive. Use limit orders when appropriate, and compare the fund’s quoted spread with the value of its underlying holdings.

Listed data-center REITs

A listed REIT gives you exposure to an operating property company rather than a fund that owns many securities. The economic drivers include occupancy, tenant contracts, rent escalators, development spending, debt costs, and the value of the underlying facilities. A listed REIT can be more concentrated than an ETF, but its filings may let you inspect individual assets, leasing arrangements, debt maturities, and development commitments in greater detail.

Keppel DC REIT

Keppel’s official site describes Keppel DC REIT as the first data-centre REIT listed in Asia. It invests in a diversified portfolio of income-producing real-estate assets used primarily for data-centre purposes, together with real estate and assets that support the digital economy. This makes it a property-oriented alternative for investors who want rental and operating exposure through a listed security.

Its listing in Asia creates practical issues for an investor elsewhere. Trading hours, settlement, currency conversion, withholding rules, and local-market access can differ from those of a domestic exchange. The portfolio’s actual countries, tenants, lease expiries, debt profile, and distribution policy must be checked in current filings rather than inferred from the REIT’s name. A distribution is not the same as a guaranteed return, and a high payout can coexist with refinancing or asset-value risk.

NTT DC REIT

NTT DC REIT’s SGX prospectus describes a diversified portfolio of stabilized, income-producing data-center real estate and assets supporting the digital economy. The word stabilized matters: the strategy is oriented toward operating properties that produce income, not only speculative projects under construction.

As with any single REIT, the investment case depends on the portfolio’s tenants, lease structures, renewal terms, power costs, capital expenditure, financing, and geographic mix. An SGX-listed security may also expose a non-Singapore investor to foreign-exchange movement and different market rules. Read the latest prospectus and results announcements for current distribution guidance, debt maturities, interest-rate hedging, and development exposure.

What to compare in a listed REIT

  • Tenant quality and lease duration: Determine how much rent comes from major tenants, when leases expire, and whether renewal terms are contractual or subject to negotiation.
  • Occupancy and powered capacity: Distinguish leased space from capacity that is built but not yet generating rent.
  • Debt and refinancing: Review maturity dates, fixed versus floating debt, interest coverage, and the effect of higher borrowing costs.
  • Development commitments: Separate stabilized assets from projects that still require permits, construction spending, grid connection, or tenant commitments.
  • Currency and market access: Check the trading venue, currency, settlement process, and rules that apply to your account.

Private real-estate and infrastructure funds

MEKETA Investment Group identifies private real-estate and infrastructure funds as the principal route to private ownership of data-center assets. The same analysis says publicly listed REITs, mutual funds, and ETFs are the most accessible choices for investors who require liquidity. Private funds therefore make more sense for investors who can tolerate capital being committed for a longer period and who meet the fund’s eligibility and minimum-investment requirements.

Private ownership can provide exposure to development projects, powered shells, operating campuses, or infrastructure that is not available in a public-market ETF. The trade-off is that a private fund may limit redemptions, use a multi-year investment period, charge management and performance fees, and value its portfolio periodically rather than continuously. A reported net asset value is not an intraday exit price. Read the fund agreement for lockups, redemption windows, gates, capital calls, valuation policy, borrowing authority, fees, and the process for selling an interest.

Eligibility varies by fund and jurisdiction. Some offerings restrict participation to accredited or otherwise qualified investors and may impose substantial minimums. Geography also matters: a fund investing in one power market can have more project-specific risk than a diversified public vehicle. Ask whether the fund owns operating facilities, development land, equipment, or debt; each has a different risk and cash-flow profile.

How to choose an interim investment

1. Define the job the investment must do

Decide whether you want a liquid placeholder until the IPO, long-term industry exposure, property income, or access to private development. A short holding period favors exchange-traded vehicles because you can exit without waiting for a fund redemption window. A long horizon may allow you to consider a private fund, but only if the lockup and cash-flow schedule fit your circumstances.

2. Choose the part of the data-center economy you actually want

Use DTCR when the desired exposure is centered on data-center REITs and digital infrastructure. Consider RACK when the thesis is that construction, equipment, operations, and power demand will grow across the supply chain. Use a listed REIT when you want to examine a property portfolio and its leases. Use a private fund only when private ownership and the associated illiquidity are intentional.

3. Read the current primary documents

For an ETF, start with the latest prospectus, summary prospectus, holdings file, index methodology, fee schedule, and distribution history. For a REIT, read the annual report, interim results, debt notes, property schedule, and lease disclosures. For a private fund, read the offering memorandum and limited-partnership or operating agreement. Product names and historical descriptions can remain online after mandates, fees, or portfolios have changed.

4. Measure concentration instead of assuming diversification

Count the number of holdings, then inspect how much of the portfolio sits in its largest positions, countries, tenants, and suppliers. An ETF can still be highly concentrated in a small industry. A REIT can depend on a few tenants or one power market. A private fund can appear diversified by asset count while sharing the same grid, contractor, or hyperscale customer across projects.

5. Examine income and leverage together

Distributions can be attractive to an income-oriented investor, but the source of cash matters. Review property operating income, payout policy, retained cash, development spending, and debt service. Compare fixed-rate and floating-rate borrowing, upcoming maturities, refinancing assumptions, and covenant headroom. Do not treat a published distribution rate as a forecast of total return or as protection against a falling share price.

6. Verify market and account access

Confirm that your broker offers the exchange and security, supports the required currency, and discloses commissions, custody charges, foreign-exchange costs, and local trading restrictions. Brokerage availability, commissions, and tracking terms were not established in the cited product information, so they must be checked directly before placing an order.

Power and construction risk can dominate the thesis

Data centers are not ordinary warehouses. A facility can be physically complete yet unable to serve customers if electricity, interconnection, cooling, or network capacity is unavailable. MEKETA reports preleasing rates above 75% for data centers under construction in Northern Virginia and Dallas-Fort Worth, extending to 2027 on average. High preleasing can indicate strong tenant demand, but it does not remove execution risk if power delivery or construction schedules slip.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

MEKETA identifies power certainty, project timelines, leasing agreements, and contingencies for grid delays as return drivers. Power uncertainty can add both timing risk and higher costs. Apply those checks to every vehicle:

  • Power availability: Is the site connected, contracted, and deliverable on the stated schedule?
  • Grid interconnection: Are transmission upgrades or utility approvals still outstanding?
  • Construction status: Which projects are operating, under construction, permitted, or merely announced?
  • Tenant commitments: Are leases signed, preleases binding, and counterparties financially capable?
  • Delay contingencies: Who bears the cost if energization, equipment delivery, or permitting is late?

For a public ETF, these risks appear indirectly through the results of its holdings. For a REIT, they may be visible in development budgets and tenant disclosures. For a private fund, demand detailed project-level reporting because quarterly valuation alone may not reveal a delayed grid connection.

Common mistakes when replacing a delayed IPO

Treating a theme as a replica

An ETF or REIT can track the same broad trend while having no ownership, governance rights, or economics in the delayed issuer. Compare the alternative’s revenue sources, assets, debt, and customers with the expected IPO business rather than relying on a shared label.

Ignoring liquidity terms

Daily exchange trading and private-fund redemption are fundamentally different. A private vehicle may require notice, suspend withdrawals, or sell assets slowly during stress. Never invest money needed for near-term expenses in a vehicle whose exit terms you have not read.

Chasing a distribution

Property distributions can change when occupancy, operating costs, interest expense, or capital spending changes. Evaluate the balance sheet and cash generation instead of ranking vehicles by the latest payout alone.

Overlooking geography and currency

Keppel DC REIT and NTT DC REIT are listed in Asian markets, while RACK’s index is based on U.S.-listed companies. Foreign listings can add currency movement, different market hours, tax treatment, settlement conventions, and access constraints. Those effects can matter even when the underlying facilities perform well.

Assuming a delay is temporary

The final timing, valuation, structure, and terms of a delayed IPO are not established here. A company may return with a changed share count, capital plan, debt load, use of proceeds, or valuation. Keep any interim position sized so that you can reassess when an official filing and offering terms become available.

A practical review checklist

  1. Write down whether your priority is daily liquidity, property income, supply-chain growth, or private-asset access.
  2. Identify the vehicle’s actual holdings, countries, tenants, suppliers, and development assets from its latest filing.
  3. Record the management fee or expense ratio, trading spread, commissions, foreign-exchange charges, and any performance fees.
  4. List debt maturities, interest-rate exposure, refinancing needs, and leverage limits.
  5. Check power availability, grid-interconnection status, construction milestones, lease commitments, and delay contingencies.
  6. Confirm eligibility, minimum investment, lockup, redemption notice, valuation frequency, and capital-call provisions for any private fund.
  7. Review how the position fits with your existing technology, property, infrastructure, and currency exposures.
  8. Recheck the issuer’s latest filing before buying; fees, holdings, leverage, and project schedules can change.

What to do when the IPO process resumes

When the issuer publishes an official prospectus or timetable, compare it with the interim vehicle on the same basis: expected ownership of operating assets, contracted power, tenant concentration, debt, cash needs, dilution, valuation, and liquidity. An IPO may offer direct exposure but can also introduce lockups, underwriting discounts, limited trading history, and company-specific execution risk. A liquid ETF or REIT may remain the better fit if diversification and an established operating record matter more than owning the new listing from day one.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the delay as a reason to improve your underwriting, not as a signal to buy the nearest ticker. The strongest interim choice is the one whose exposure, liquidity, fees, leverage, and project risks you can explain in concrete terms.
