A virtually staged photo shows an actual property with digital furniture or decor added; AI-generated or AI-enhanced imagery can go further by changing or creating parts of the image. Neither label alone proves that permanent features are accurate. Look for a clear disclosure, ask for the unaltered photo, and compare the listing with the home itself.
What virtual staging and AI-generated photos show
Virtual staging adds furnishings to a property photo
Virtual staging usually means digitally adding movable furniture, decor, or other non-permanent items to a photograph of an existing room. The image can help you picture how an empty space might be furnished, but it does not mean the depicted items are included in the sale. NorthstarMLS defines virtual staging in these terms and requires disclosure of staged, AI-generated, or AI-enhanced images under its guidance: NorthstarMLS guidance.
AI can alter more than furnishings
AI-generated or AI-enhanced imagery is a broader category. A tool may restyle a photo, add or remove elements, or generate image content. One image may be both AI-assisted and virtually staged. Zillow says its Showcase virtual staging combines computer vision and generative AI to restyle listing photos: Zillow’s explanation. The term “AI” does not tell you by itself which parts of a particular image were changed.

These are practical distinctions, not a universal classification system. Applicable MLS rules and platform labels vary by market.

How to assess a listing photo
- Check the image and caption for a disclosure. Look for a label, watermark, or caption identifying virtual staging or image alteration. A label helps explain the image but does not establish that every permanent feature is accurate.
- Request the unaltered image. Ask the listing agent whether the photo was edited and for the original or unaltered version. Some MLS rules specifically call for disclosure and a companion image; NorthstarMLS is one example.
- Compare permanent features. Check whether apparent changes are limited to furniture and decor or also involve walls, windows, flooring, fixtures, landscaping, views, condition, or layout. Ask about any discrepancy rather than treating the edited image as proof of a feature.
- Confirm details at the property. During a showing, compare the listing images with the actual space. Ask which objects are included and clarify dimensions, condition, or features that look different. A home inspection can help assess actual property condition; it cannot establish how a listing image was created.
- Keep a record if an image seems materially misleading. Save the listing and ask the agent or brokerage how to raise the concern with the relevant MLS. There is no single complaint procedure established for every market.
What the rules say—and why location matters
National Association of REALTORS® ethics requirements
The National Association of REALTORS® 2026 Code of Ethics, Article 2, says: “REALTORS® shall avoid exaggeration, misrepresentation, or concealment of pertinent facts relating to the property or the transaction.” Standard of Practice 12-10 says the duty to present a true picture in public representations includes internet content and prohibits misleading consumers, including through misleading images. These are professional ethics requirements for REALTORS®, not a substitute for the law or MLS rules applicable to a specific listing. See the 2026 Code of Ethics & Standards of Practice.
NorthstarMLS example
NorthstarMLS says virtually staged, AI-generated, or AI-enhanced images should be clearly disclosed and accompanied by an unaltered “before” image that accurately depicts the property’s actual condition. Its guidance permits routine changes such as cropping, exposure, and color balance when they do not materially change the condition, features, or appearance of permanent elements. Those requirements apply in that MLS context; they are not a nationwide rule. Read the NorthstarMLS guidelines.

California and CRMLS example
CRMLS says California AB 723 took effect January 1, 2026, and that significantly altered listing images require disclosure and access to original, unaltered images. Its guidance also restricts alteration of real-property elements, with a stated exception for improvements that will match the altered image at closing as part of the listed price; it says AI-generated landscaping images are not permitted in the MLS. These statements describe California and CRMLS requirements, not rules for other markets. Consult the CRMLS image guidance and FAQs for that context.
There is no single rule for every listing
Zillow’s explainer says there is no federal standard specifically for AI-generated property photos and that state law and MLS rules may require disclosures. Rules can differ by jurisdiction, MLS, and platform, so do not assume an example from another market governs the listing you are viewing. Questions to ask the listing agent
- Has this image been virtually staged, AI-generated, or otherwise altered?
- Can you provide the original or unaltered photo?
- Were any permanent features, views, landscaping, or signs of condition changed?
- Which furniture, appliances, or other items shown are included in the sale?
- Which MLS disclosure rules apply to this listing?
Use the answers alongside an in-person viewing and the property’s other listing information. A staged image can suggest a furnishing arrangement, but it should not be your sole basis for judging what the home contains or its condition.
