Short answer: renting an AI GPU can cost anywhere from a volatile spot rate to a multiyear committed rate, but the advertised GPU-hour price is only one part of the bill. For example, Google Cloud lists a NVIDIA T4 at $0.35 per GPU-hour on demand, $0.22 with a one-year commitment, and $0.16 with a three-year commitment. Storage, host machines, networking, support, taxes and data egress can materially change the total. Commitments also create a utilization obligation: Google Cloud says resource-based commitments run for one or three years, cannot be canceled or deleted, and continue charging when capacity is idle.
What does it cost to lease an AI GPU?
Cloud GPU pricing has three common forms:
- On-demand: you pay a published hourly rate and can usually stop using the instance without a long-term capacity obligation.
- Committed capacity: you agree to a one- or three-year term in exchange for a lower rate, while accepting payment obligations even when your workload falls.
- Spot or preemptible capacity: you bid into spare capacity at a large discount, but the provider can change the price or interrupt the workload.
Google Cloud’s current pricing examples for a NVIDIA T4 show how the same GPU can have very different unit prices:
| Purchase model | NVIDIA T4 price | What the figure means |
|---|---|---|
| On demand | $0.35 per GPU-hour | Published hourly GPU rate on Google Cloud’s current pricing page |
| One-year commitment | $0.22 per GPU-hour | Rate when capacity is committed for one year |
| Three-year commitment | $0.16 per GPU-hour | Rate when capacity is committed for three years |
Those numbers are GPU charges, not a complete deployment quote. A comparable offer may also include the host CPU and RAM, local or network storage, interconnect, public or private networking, operating-system licensing, managed support, taxes and data-transfer or egress fees.
Illustrative monthly arithmetic
Suppose a team runs 100 T4 GPUs continuously for a 30-day month (720 hours). That is 72,000 GPU-hours. At the listed rates, the GPU portion would be $25,200 on demand, $15,840 under the one-year rate, or $11,520 under the three-year rate. These are arithmetic illustrations only; they exclude every non-GPU charge and assume the committed GPUs are used for all 720 hours.

How much cheaper are committed and spot GPUs?
Google Cloud documentation says committed-use discounts reach up to 55% off on-demand pricing for most GPU types and up to 65% for some GPU types. The exact saving depends on the GPU, machine configuration, region and commitment product, so an advertised maximum is not a guarantee for every model.
Spot pricing is more aggressive but less predictable. Google Cloud says spot prices can be 60% to 91% below corresponding on-demand prices for most machine types and GPUs. It also states that spot prices can change as often as once every 30 days. A low rate therefore compensates you for interruption and price volatility; it is not a permanent discount that can safely be used in a fixed customer quote.
| Model | Primary advantage | Main exposure | Suitable workloads |
|---|---|---|---|
| On demand | Maximum flexibility | Highest unit price | Variable demand, launches, experiments and fallback capacity |
| Committed | Lower predictable unit price | Payment for unused capacity during the term | Steady production workloads with a credible utilization forecast |
| Spot | Potentially 60–91% discount | Interruption and repricing, with prices changing up to every 30 days | Checkpointed training, batch inference and fault-tolerant jobs |
How should you compare GPU cloud offers?
Compare an effective cost per completed job or useful training hour, not just the number beside “GPU-hour.” Two offers with the same GPU model can perform differently because of memory, host configuration, interconnect and region.

Normalize the hardware
- GPU generation and exact model.
- GPU memory capacity and whether the workload needs one GPU or a multi-GPU node.
- Interconnect technology and topology for scale-out training.
- Host CPU, system RAM, local SSD and network bandwidth.
- Region, availability zone and any residency requirement.
Normalize the bill
- GPU and host-instance charges.
- Persistent, local and snapshot storage.
- Ingress, inter-region traffic and internet egress.
- Managed support, observability and software licensing.
- Taxes, currency conversion and minimum billing increments.
Normalize the service
- Availability SLA, maintenance windows and outage credits.
- Queue priority and the provider’s replacement timeline for failed hardware.
- Spot interruption notices, checkpoint handling and restart behavior.
- Ability to move images, containers, data and checkpoints to another region or provider.
A useful internal metric is all-in cost per successful training run: add compute, storage, transfer and support, then include the expected cost of interrupted or failed runs. This prevents a nominally cheap spot fleet from looking cheaper when repeated restarts consume the saving.
Is leasing GPUs cheaper than buying them?
Leasing usually wins when demand is uncertain, hardware would sit idle, or a team needs capacity before it can build a data-center operation. It also converts a large capital purchase into an operating expense and shifts some power, cooling, hardware replacement and facility responsibility to the provider.
Buying can be cheaper over a long period when utilization is consistently high, financing is inexpensive, the organization can operate the facility efficiently, and the hardware remains useful through its planned life. Ownership also leaves the customer with residual-value and obsolescence risk: a newer accelerator can make an older fleet economically unattractive before it fails.

A practical decision test
- Forecast GPU-hours by month for the full economic life of the hardware, including a low-demand case.
- For leasing, calculate all-in hourly cost under on-demand, committed and spot mixes.
- For ownership, include GPU purchase or financing, servers, networking, facility, power, cooling, staff, maintenance, insurance, taxes and the expected resale value.
- Stress-test utilization, electricity prices, delivery delays, hardware failures and a faster-than-expected refresh cycle.
- Choose the option with acceptable downside risk, not merely the lowest best-case unit cost.
A hybrid fleet often reduces risk: reserve a base level of committed capacity for predictable production, use on-demand capacity for peaks, and place interruptible batch work on spot instances.

What happens if demand falls after a commitment?
The commitment does not automatically shrink with your workload. Google Cloud states that a resource-based commitment covers a minimum amount of specified Compute Engine resources—such as vCPUs, memory, GPUs, Local SSD disks and sole-tenant nodes—for one or three years. It also states: “After you purchase a commitment, you can’t cancel or delete it.” Charges continue whether the resources are running jobs or sitting idle.
Before signing, model a demand drop rather than relying on the forecast. Calculate the monthly payment at 100%, 75%, 50% and 25% utilization, then identify whether the agreement permits reassignment, substitution, resale, transfer to another project or migration between regions. If none is allowed, the unused portion is a direct cost until the term ends.

Ways to reduce utilization risk
- Commit only the baseload that your signed customer contracts or internal production schedules support.
- Use a ramp schedule so capacity grows with deployment milestones rather than starting at the final quantity.
- Keep burst and experimental demand on on-demand or spot capacity.
- Negotiate substitution rights for an equivalent or newer GPU, subject to performance and availability conditions.
- Ask whether an affiliate, successor or approved third party can use unused capacity.
Are cloud GPU contracts take-or-pay?
Some are. A take-or-pay structure requires payment for a minimum quantity or spend whether or not you consume all of it. The practical effect is similar to paying for reserved capacity that goes unused. The contract should state the committed GPU model, memory, node size, region, quantity, start date, ramp schedule, billing unit and what happens when the provider cannot supply the specified configuration.
Commercial terms to examine
- On-demand price versus committed price and any minimum monthly spend.
- Term length, renewal mechanics, auto-renewal notice period and price escalators.
- Taxes, currency, invoicing dates, late fees and treatment of prepaid balances.
- Storage, support, data-transfer and egress charges, including rate changes.
- Rights to pause, reduce, transfer or substitute capacity.
Read the provider’s suspension and termination language carefully. NVIDIA’s Cloud Agreement, for example, says that when an agreement or order form is suspended or terminated, the customer must cease using the cloud service and fees owed become immediately due and payable. Your agreement may differ, but acceleration language can turn a service dispute into a large near-term liability.

What are the risks of financing an AI data center?
Financing a GPU data center adds balance-sheet and infrastructure risk on top of technology risk. Brookfield’s 2025 report describes four- and five-year take-or-pay contracts paired with long-term data-center leases and says this structure can provide an “infrastructure-like” risk profile when counterparties are creditworthy. That protection depends on the contracts actually being enforceable and the customers remaining able to pay.

Brookfield also reported approximately 25%–30% unlevered returns from AWS AI compute offerings. This is Brookfield’s reported figure, not an independently audited industry average. The same report projects the GPU-as-a-service market at about $30 billion in 2025 and more than $250 billion by 2034; that is a forecast, not a guaranteed market outcome.
Core financing exposures
- Customer credit: a take-or-pay promise is only as valuable as the counterparty’s ability and willingness to perform.
- Concentration: dependence on one cloud customer, chip vendor or geographic market magnifies a single failure.
- Utilization: delayed deployments or canceled projects leave expensive accelerators underused while debt service continues.
- Power and facility: grid delays, power-price increases, cooling limits and data-center lease terms can prevent revenue generation.
- Obsolescence: a new GPU generation can reduce rental rates and residual values before the financing term ends.
- Refinancing: debt maturity may arrive before the fleet has generated enough cash, especially if interest rates or lender appetite change.
Diligence questions for lenders and investors
- Who signed the take-or-pay contracts, what is each counterparty’s credit quality, and how concentrated is revenue?
- Do customer contract terms match the debt term and the data-center lease term?
- What happens to GPU residual value under a one-generation and two-generation refresh scenario?
- Are power delivery, interconnection and cooling capacity contractually secured?
- What assumptions support utilization, rental rates, maintenance costs and refinancing?
- Can the operator move hardware or workloads if a facility, region or customer fails?
How can a buyer manage operational and financial risk?
Start with a capacity plan that separates committed baseload, flexible burst demand and interruption-tolerant jobs. Keep checkpoints in a portable format, maintain tested deployment scripts, and verify that data can be exported without punitive egress costs. Track utilization and all-in cost monthly; a commitment that looked economical at signing can become expensive when model architecture, customer demand or GPU prices change.
For every proposed contract, prepare a one-page risk register covering utilization, interruption, outage, data loss, egress, price changes, provider insolvency and termination. Assign an owner, trigger threshold and fallback action to each item. This turns a headline hourly rate into an operating decision that finance, engineering, procurement and legal teams can evaluate together.
