Before sending money or personal information for a rental, verify the property and the person offering it independently. When possible, view the unit—or have someone you trust view it—and do not let urgency push you into paying through a hard-to-recover method. One warning sign alone does not prove a listing is fraudulent, but several mismatches are a reason to pause.

How do I know if an apartment listing is a scam?

Scammers may copy photos and descriptions from a real rental listing, then replace the legitimate contact details with their own. Other ads may offer a home that is not actually available or does not exist. A polished application, a signed-looking lease, or familiar photos do not by themselves confirm that the person advertising the unit can rent it to you.

The Federal Trade Commission (FTC) reported nearly 65,000 rental scams and about $65 million in reported losses since 2020. Those figures describe reports received, not every scam or every renter’s experience. In the 12 months ending June 2025, about half of people who reported a rental scam said it started with a fake Facebook ad; 16% said it began with a fake Craigslist listing. Warning signs to investigate

  • The rent is far below similar rentals in the area. The FTC says, “If the advertised rent is a lot cheaper than most rents in the area, it could be a sign of a scam.” A low price is a clue, not proof. FTC consumer guidance
  • The advertiser will not arrange a viewing, gives changing excuses, or says you must pay before you can see the unit.
  • You are pressed to act immediately or send money to “hold” the unit before the property and payee are verified.
  • The address, rent, contact person, ownership claim, or description conflicts with other listings or information from the management company.
  • The advertiser insists on cash, gift cards, cryptocurrency, or a wire transfer, especially if that is the only way they will accept payment.
  • A supposed landlord sends an unfamiliar credit-check link or asks for sensitive identity documents before you have established who will receive them and why.

How can I check whether the property and landlord are real?

Use sources you find independently rather than relying only on details supplied in the ad. No single check proves that someone is authorized to lease a property, so compare the address, listing, and person offering it.

  1. Search the full address and the claimed owner or company name. Look for the same address advertised with different contact details, prices, or ownership claims. A copied legitimate ad can still be used by someone who is not connected to the owner.
  2. Find the management company’s official website yourself. Check whether the unit appears there, then contact the company through contact information on that independently found site—not only through the listing.
  3. Check public property ownership records where available. Compare the named owner with the person offering the rental. A mismatch is a reason to ask more questions; a record in someone’s name does not by itself establish that the person advertising is authorized to lease the unit.
  4. Arrange a viewing before paying, if possible. Visit the property or ask someone you trust to view it. If you cannot see the unit or sign a lease before paying, the FTC advises: “If you can’t see the apartment or sign a lease before you pay, see if a friend can see it for you, or keep looking.” Confirm independently that the person arranging access has authority to do so.   5. Compare the rent with similar local rentals. A much lower price warrants questions, but do not treat it as conclusive evidence by itself.
  6. Get every fee in writing. Ask which charges are mandatory and which are optional. Read footnotes, linked terms, and fine print for additional fees. FTC, August 2025

Is it safe to pay an application fee before seeing an apartment?

An application fee is not proof that a listing is legitimate. Before paying, verify the property and the recipient, understand what the fee covers, and check the written terms. If you can, view the unit first. If an advertiser refuses a viewing and demands money to reserve it, pause rather than letting a deadline make the decision for you.

For any payment, be cautious if the person will accept only cash, gift cards, cryptocurrency, or a wire transfer. These methods can be difficult to recover. Once you have verified the unit, payee, and terms, use a payment method that gives you a practical way to dispute a charge, and keep receipts and messages. A dispute process does not guarantee reimbursement.

What should I check before sharing application information?

Rental screening can legitimately involve an application, but first establish that the property and the person or company collecting information are real. Ask what information is required, who will receive it, and why. The FTC says, “Until you’ve agreed to rent a place, a landlord doesn’t need your Social Security number, credit score, or other sensitive information.” This is consumer guidance, not a statement of statutory language. Be particularly careful with Social Security numbers, driver’s license images, paystubs, and other identifying details. The FTC has also warned about fake credit-check links that can lead to recurring paid memberships. Do not follow an unfamiliar link just because a supposed landlord sent it: verify the recipient independently and review the terms, including whether charges recur, before submitting data or payment. How should I compare two rental offers?

Compare the offers on the same practical questions rather than deciding by price or platform alone:

Check What to compare
Viewing and access Can you or someone you trust view the unit, and can you independently verify that the person arranging access is authorized?
Property and contact details Do the address, owner or company, rent, and listing information match across independent sources?
Money and personal data What is requested, at what stage, and for what stated purpose? Are fees and screening terms in writing?
Payment recovery Does the requested method leave a practical route to dispute or recover a payment if something goes wrong?

These checks can help distinguish a verifiable offer from one that needs more scrutiny. They do not establish that any listing platform is categorically safe or unsafe.

What should I do if I already sent money or my Social Security number?

If you sent money

  1. Stop communicating with the suspected scammer. Save the listing, messages, application, receipts, and any names, phone numbers, email addresses, or payment accounts used.
  2. Contact your bank, card issuer, payment platform, or wire transfer provider immediately. Ask whether the transaction can be stopped, disputed, or reversed. Recovery is not guaranteed, particularly with cash-like payment methods.
  3. Report the suspected scam at ReportFraud.ftc.gov and report the ad to the platform where it appeared. The FBI also directs victims of internet crime to the Internet Crime Complaint Center (IC3). FBI Boston, 2022

If you shared identity information

  1. Use IdentityTheft.gov’s recovery steps for a personalized plan if your information was exposed or misused.
  2. Contact affected businesses, review your credit reports, and consider placing a fraud alert or credit freeze.
  3. If false rental-payment or tenant-screening information appears, IdentityTheft.gov explains how to identify the tenant-screening company, request the report, and ask for fraudulent information to be corrected.
