There is no single roofing material that lasts longest on every home. Slate, clay tile and some metal roofing can outlast many other coverings, but a roof’s actual service life depends on the complete system: local weather, roof shape and slope, structural capacity, product quality, installation and maintenance. The National Roofing Contractors Association (NRCA) says most new roofs are designed for about 20 years of useful service; that is broad guidance, not a guarantee or a product-by-product ranking.

Which roofing material lasts longest?

NRCA says slate, clay tile and certain metals can last longer than the roughly 20 years of useful service it cites for most new roofs. It does not provide a universal ranking or a specific lifespan for each material. Its consumer guidance puts the point plainly: “There is no one roofing material that is best for all applications.” NRCA’s consumer FAQ identifies climate and environmental conditions, roof design, material quality and suitability, application, and maintenance as factors in service life.

That makes “longest-lasting” a starting point, not a complete buying decision. A material that is durable in general may be a poor fit for a roof with a particular slope, structure, exposure or installation constraint.

How the main roofing materials compare

These are category-level considerations from NRCA, not guarantees about every product. Product specifications and a local assessment should determine whether a covering is suitable.

Material Durability and fit considerations Important tradeoffs or checks
Asphalt shingles A widely used steep-slope covering; products vary in construction and fire rating. NRCA recommends shingles complying with ASTM D3462 and says not all products comply. Check the product literature and packaging. Most fiberglass shingles are Class A fire-rated and most organic shingles are Class C, according to NRCA; confirm the rating of the specific product.
Wood shakes and shingles May suit homeowners seeking a natural appearance. Many products have a Class C fire rating or no fire rating, and some local codes restrict their use. Certain factory-treated products have Class A ratings. Check local requirements and the specific product’s documentation.
Clay or concrete tile NRCA describes tile as durable. Tile is heavy. Confirm that the roof structure can support the load, especially when replacing a lighter covering.
Slate NRCA characterizes slate as virtually indestructible. That characterization is not a promise for every roof. Slate is expensive relative to other coverings and requires special installation skill and experience.
Metal Residential products include panels and shingles. NRCA notes metal’s longevity, relative lightness and resistance to adverse weather; some products have Class A fire ratings. These are category-level observations, not guarantees for every metal product or installation. Compare the specific product and installation proposal.
Solar roofing Available as shingles, tiles or panels. Installation requires familiarity with electrical systems. Assess the durability of both the weathering layer and the integrated electrical system.
Synthetic coverings Can imitate materials such as slate and wood. Imitation does not mean identical properties. Evaluate the specific product documentation rather than assuming it will perform like the natural material it resembles.

Check roof slope, shape and structural capacity first

Slope and drainage

Roofing materials have installation requirements that affect whether they can shed water effectively on a given roof. NRCA does not recommend asphalt shingles below an 18-degree slope because shingles rely on gravity and slope to drain water. Ask a qualified local roofer to assess the roof’s slope, geometry and drainage before comparing products.

Weight and the existing structure

Tile adds significant weight. Before choosing clay or concrete tile to replace a lighter roof covering, have the structure’s capacity assessed. Do not assume that an existing roof can support a heavier material simply because the roof is otherwise in serviceable condition.

Weather, exposure and product specifications

Climate and environmental exposure influence service life, so a broad material description cannot establish how long a particular roof will last at your home. Check specifications for the exact product, including applicable fire or weather performance, and confirm that the material is suitable for local conditions and code requirements.

Compare complete roof systems, not just coverings

A roof is more than its visible shingles, tiles, slate or panels. NRCA notes that even an asphalt-shingle roof includes underlayment, flashing and an attachment method. The choice and installation of these components, as well as workmanship and maintenance, affect the integrity and service life of the system. Have the proposal specify the components and installation details rather than comparing covering names alone.

Underlayment compatibility depends on the covering, roof slope, manufacturer instructions and local requirements. It is one part of a professionally designed roof system—not a substitute for assessing the roof or following product and code requirements.

How to compare roofing proposals

NRCA says roofing costs vary with the material, contractor, house size, location, labor rates and season. Its consumer guidance recommends collecting three or four proposals from reputable contractors and weighing price alongside material quality and workmanship. Because project scope and local conditions vary, a national price or a single cost comparison cannot establish what a roof will cost at a specific home.

  1. Ask for three or four proposals. Seek proposals from reputable local contractors, as NRCA recommends.
  2. Confirm the roof assessment. Ask how the proposal accounts for slope, drainage, roof geometry, climate and exposure, and structural capacity for the selected covering.
  3. Review the full system scope. Check that the covering, underlayment, flashing and attachment method are identified, along with the proposed installation details.
  4. Verify product suitability. Review the exact product documentation, applicable fire or weather ratings, relevant code requirements and the manufacturer’s instructions.
  5. Compare workmanship and maintenance expectations. Consider these alongside the material and quoted price; a low price alone does not establish equivalent quality or scope.

What to ask a roofing professional

  • Is this material suitable for the roof’s slope, shape, drainage and local exposure?
  • Can the existing structure support the selected covering, particularly if it is tile?
  • What exact product is proposed, and what do its specifications say about fire and weather performance?
  • Which underlayment, flashing and attachment method are included, and are they compatible with the covering and roof?
  • What installation experience is needed for this material, and who will perform the work?
  • What maintenance should the owner expect, and what is included in the proposal?
