What sold, and where?
The holding is in Thomastown, near Kilcullen, County Kildare. The Irish Farmers Journal/Dairyday reported the auction result on 24 September 2026, saying the farm sold the previous day at the Keadeen Hotel in Newbridge. The property was described in its sale particulars as approximately 22.26 hectares, or about 55 acres, predominantly permanent pasture divided into fields, with road frontage, a derelict traditional cottage and farm buildings. Jordan Auctioneers and Leinster Marts marketed it jointly.
How does the sale price compare with the guide?
The pre-auction guide for the complete holding was €570,000. The reported €1.06m result is the post-auction sale figure, not the guide. The Irish Examiner’s pre-auction report, published 24 August 2026, gave these guide prices for the alternative lot configurations: Irish Examiner

The €570,000 guide is not a final sale price. The reporting available does not say whether the €1.06m result followed a bid for the whole farm or bidding on the component lots, and it does not disclose the bidding sequence or final contract terms.
What did the listing say about the land?
The listing described the property as predominantly permanent pasture, with fields, road frontage, the cottage and farm buildings. It also presented equestrian use as a potential and said residential use might be possible subject to planning permission. Who bought the farm?
The reviewed sale coverage does not name the buyer. The Irish Examiner identified the transaction as an executor sale and quoted joint selling agent Clive Kavanagh of Jordan Auctioneers describing it as “an excellent opportunity to acquire a quality agricultural holding in one of County Kildare’s most sought-after farming districts.” That is the agent’s characterization, not an independent measure of the land’s market value.

The reported figure establishes the outcome for this particular 55-acre property. It is not, on its own, a measure of typical agricultural land prices in Kildare or evidence of a record sale. No directly comparable, named and dated market statistic is available here for a broader price comparison.
