If cracks are widening quickly, parts of the structure have shifted, a wall is leaning or bulging, a ceiling or roof is sagging, or you hear unusual shifting noises, leave the affected area and contact local emergency services or the authority responsible for building safety. Otherwise, document the changes and arrange a qualified assessment if signs are new, worsening, recurring, or accompanied by uneven floors or sticking doors and windows. A crack or slope is a reason to investigate—not, by itself, proof of foundation failure.
First decide whether the area may be unsafe
Leave if damage is sudden or worsening
Get away from the affected part of the building if movement is rapid or you see displaced structural elements, leaning or bulging walls, or sagging ceilings or roofs. Contact local emergency services, your building department, or another responsible local authority for instructions. After an earthquake, the CDC advises leaving a building if you hear shifting or unusual noises; structural damage such as foundation cracks or missing support beams may mean relocating to a shelter or another safe location: CDC earthquake safety guidance.
Do not rely on a visual check by a homeowner to establish that a building is safe. Follow official local directions about evacuation, inspection, and re-entry.

Do not enter a risky crawlspace
If supports may have weakened, do not go under the house to inspect them. New Zealand’s Natural Hazards Commission specifically cautions homeowners against going beneath a house if its foundations may be weakened or unstable: Natural Hazards Commission guidance.

Document what you see without disturbing it
For signs that do not present an immediate danger, make a dated record before conditions change. Photograph each crack or uneven area from a consistent position and include a ruler or other scale reference. Note where it is, when you first noticed it, and whether its appearance changes. Also record related changes such as doors or windows sticking, water leaks, ponding, nearby excavation, or a recent earthquake or severe weather event.
A crack-monitoring gauge, sometimes called a tell-tale, can help show whether a crack changes over time. The UK Department for Education’s guidance recommends monitoring cracks and says tell-tales can confirm progressive movement, while also advising readers to seek help from a chartered building surveyor or structural engineer: Building maintenance guide. A gauge records change; it does not determine whether a building is safe or identify the right repair.

Understand what cracks and uneven floors can—and cannot—tell you
Possible warning signs include cracks in walls, floors, foundations, or masonry; a newly sloping or uneven floor; doors or windows that stick or distort; bulging walls; foundation elements that are displaced or crumbling; water damage or ponding; and soil that has sunk or slumped away from the building. Victoria’s Building and Plumbing Commission lists these kinds of signs and recommends investigating significant damage: Building and Plumbing Commission foundation guidance.
No single crack or slope proves that a foundation is failing or that a building is unsafe. Small cracks can result from ordinary movement. Significance depends on factors such as whether the change is active, its location and pattern, the building’s construction, soil and water conditions, and other signs of movement. A photo or description alone cannot establish the cause of a particular home’s damage.

Possible causes include changes in soil moisture, settlement after construction, erosion of sandy soil, tree roots near footings, and earthquake-related ground failure. The USGS describes earthquake ground failure mechanisms such as surface faulting, shallow fault movement, shaking-induced compaction, and liquefaction; when soil loses bearing strength, a structure may settle or tilt: USGS overview of earthquake ground failure. These are possible explanations, not a diagnosis of an individual property.

Victoria’s Building and Plumbing Commission says significant damage should be investigated and that the cause of excessive footing movement should be investigated by an endorsed civil or structural engineer. Those professional titles and thresholds reflect Victoria’s jurisdiction; requirements and referral routes vary by location. Its guidance also advises owners of recently built homes to contact the builder first. Any warranty rights or builder obligations depend on local law and the contract.

Get the right kind of assessment before choosing repairs
A civil or structural engineer can investigate movement and its structural implications. A building surveyor or qualified local building professional may help assess the building’s condition. The local building authority handles unsafe-building requirements, and after a major event the jurisdiction’s official inspection and occupancy process takes precedence.
FEMA’s post-earthquake repair and retrofit guidance describes an engineer’s site visit as including a visual inspection for apparent damage, with examples such as cracking or spalling of concrete or masonry and foundation settlement or tilting: FEMA P-2335.
Do not choose underpinning, slab lifting, crack injection, or another repair solely from the visible symptom. The cause and extent of movement should be evaluated first; treating a crack alone may leave an underlying soil, drainage, or structural problem unresolved. Give the professional your dated photos and notes, along with relevant records of inspections, repairs, leaks, excavation, earthquakes, and weather events.
