Before investing in a data center REIT, check whether its sites can get and deliver power, whether customers are committed to the capacity being built, how much debt and construction spending the company must fund, and whether recurring cash flow supports its dividend and share price. Data center demand can be strong while a particular facility, market, or development still underperforms. Treat the decision as a review of the business, balance sheet, cash flow, valuation, and your tax situation—not as a bet on a technology trend.
How should you evaluate a data center REIT?
Use the same sequence for each company, then confirm the details in its latest quarterly filing, annual report, earnings materials, and current share price. Risk disclosures describe what could affect results; they do not mean a risk will necessarily occur. Company guidance and reported growth are not realized future performance.
- Understand demand and customers: identify who rents the facilities, where they operate, and how much revenue depends on a small number of tenants.
- Check power and operating readiness: determine whether capacity is available, deliverable on schedule, and affordable.
- Test the development pipeline: distinguish announced capacity from completed, powered, leased, and revenue-producing space.
- Review debt and funding: assess maturities, interest-rate exposure, liquidity, and the capital required to finish projects.
- Compare cash flow, dividend, and valuation: read GAAP results alongside FFO and the company’s definition of AFFO.
- Understand REIT and tax treatment: separate the tax qualification rules from any assumption about dividend size or personal tax outcome.
Will demand translate into attractive leases?
Sector growth does not guarantee that every facility or proposed development will attract tenants at profitable terms. Review customer and industry concentration, geographic exposure, occupancy, lease commitments, renewals, and the share of business tied to a few large customers. Also consider whether customers might consolidate operations, build their own capacity, or choose a competitor.
Digital Realty identifies weaker data center demand, customer consolidation, competition, and customer self-build among factors that could affect its results and ability to distribute cash in its 2025 Form 10-K. These are company-disclosed risks, not predictions that any one event will happen.

Can the company secure and deliver enough power?
For a data center landlord, power is a core operating input, not a minor property detail. Check the power capacity available at operating sites and planned developments, the timing of utility connections, electricity costs, contractual pass-throughs to tenants, backup systems, and relevant water constraints. Ask whether the power described in a project announcement is actually deliverable to customers, and when.
Equinix says generation, transmission, or distribution constraints can limit expansion, and that power purchases may begin before a facility is operational. It also identifies outages and volatile electricity costs as potential pressures in its 2025 Form 10-K. The company warns: “Our business could be harmed by increased costs to procure power, prolonged power outages, shortages or capacity constraints.”

How much of the development pipeline is real and funded?
Do not treat announced capacity as equivalent to operating capacity. For each project, check its stage, permitting and construction progress, expected completion, power readiness, customer commitments, projected cost, and likely lease-up. A project can add little near-term revenue while requiring substantial capital well before it opens.
Equinix says it may commit resources before securing all customer contracts and warns that demand may not support some new facilities as expected in its 2025 Form 10-K. Compare the pipeline with the company’s ability to execute and the funding it will require, rather than relying on a headline capacity figure.

Can the balance sheet withstand financing pressure?
Review total debt, fixed- versus floating-rate exposure, maturity dates, liquidity, covenant headroom, and how the company expects to fund construction and other commitments. Rising interest rates can increase borrowing costs; changes in market rates and capital-market conditions can also affect the yield investors demand from REIT shares. Equinix discusses these sensitivities in its 2025 Form 10-K.
As a dated company-specific reference, Digital Realty reported approximately $18.6 billion of consolidated indebtedness as of December 31, 2025, in its 2025 Form 10-K. Debt totals are most useful when paired with maturities, interest costs, available liquidity, and expected capital needs; they should not be compared without accounting for company size and financing structure.

What do FFO and AFFO tell you about cash and dividends?
Read GAAP net income alongside funds from operations (FFO) and adjusted funds from operations (AFFO), rather than substituting one measure for another. Nareit describes FFO as a supplemental measure intended to help analyze real estate operations. AFFO has no standardized definition, so one company’s adjustments may differ from another’s. Compare each issuer’s reconciliation and consider recurring capital expenditures, tenant improvements, leasing costs, and development spending before judging dividend coverage. A dividend yield is the annualized dividend relative to the share price; it can rise because the share price has fallen, not only because the dividend is large. Consider the business’s recurring cash generation and capital requirements alongside the yield, and avoid treating yield alone as evidence of value or safety.

What does REIT status mean for distributions and taxes?
The IRS instructions for Form 1120-REIT describe a requirement to distribute at least 90% of taxable income, subject to statutory adjustments and exceptions. This is a tax qualification test, not a promise of a particular dividend, a guarantee that recurring cash flow covers distributions, or a forecast of investment returns. Consult the IRS Instructions for Form 1120-REIT (2025) for the applicable details.
REIT distributions may be reported as ordinary income, capital gains, or return of capital. The classification and its effect depend on the distribution and the investor’s circumstances and jurisdiction. Check the company’s annual tax reporting and seek qualified tax advice where appropriate; Nareit explains the categories in its REIT tax overview.
How do you compare two data center REITs?
Compare like with like, using each company’s own definitions and the same reporting period. A useful checklist is:
- Power access, cost, timing, and operational reliability
- Tenant, industry, and geographic concentration
- Operating, powered, and leased capacity versus announced pipeline
- Development commitments, project timing, and lease-up
- Debt, maturities, liquidity, and interest-rate exposure
- Recurring cash flow, capital needs, and dividend coverage
- Share valuation in relation to the company’s operating and financial profile
For context, Equinix reported 11% year-over-year monthly recurring revenue growth and 18% normalized, constant-currency AFFO-per-share growth for Q2 2026, and raised its 2026 outlook on its Q2 2026 financial information page. These are company-reported figures for that quarter, not sector-wide results or independent estimates; interpret AFFO and outlook using the company’s definitions and reconciliations.
