The cost of building a skyscraper depends on more than its height. Shape and floor-plate efficiency, structural design, façade and building systems, site conditions, local construction markets, logistics, and the estimate’s scope all matter. There is no universal skyscraper price: a meaningful budget needs a specific design, location, site, schedule, and definition of what costs are included.
What a skyscraper cost estimate includes
Before comparing prices, establish whether a figure describes the building work itself or the full development. A direct construction benchmark may cover preliminaries, substructure, structural frame, envelope, finishes, plumbing, HVAC, fire protection, electrical and communications systems, and elevators. It may leave out land, professional fees, financing, taxes, external works, site investigations, abnormal foundations, or some parking. Two cost-per-area figures can therefore look comparable while covering different work.
Turner & Townsend’s 2025 Global Construction Market Intelligence methodology describes its generalized comparisons as preliminary indications and says they should be treated with at least a ±10% range of accuracy. Design: shape, height, and structure
Shape and floor-plate efficiency
A tower’s shape affects how much façade is needed for a given amount of floor area, as well as the structural solution, construction speed, and the number of contractors able to deliver it. Wall-to-floor ratio is one measure of façade efficiency: generally, less exterior wall per unit of floor area means less façade to build. Turner & Townsend’s 2026 Tall Buildings Construction Guide illustrates that efficient massing can reduce façade area by up to half compared with a highly inefficient shape. Height and the structural system
Greater height can change structural design, lifting strategy, building services, construction sequencing, and logistics. But height alone is not a reliable cost predictor: the design team must optimize the building’s shape, structure, and systems together. The guide puts it this way: “Height alone does not drive cost. When shape, structure and systems are optimised, tall buildings can deliver exceptional efficiency.” The statement is attributed to the guide, not to a named individual. Façade, building systems, and amenities
Façade cost reflects both the area of the envelope and the performance and appearance required. A high-profile tower may call for particular materials or façade performance. Mechanical, electrical, and plumbing (MEP) systems also vary with the building’s design and use, as does the extent of amenities. Site, foundations, and construction logistics
Substructure costs depend on basement depth and size, geology, dewatering, archaeology, and how constrained the site is. Conditions differ even between major cities: the guide notes that New York’s hard rock can support high-rise construction, while its London discussion points to planning constraints and inefficient shapes. Site access and the practical movement of workers, materials, and equipment also shape construction planning.
Location and market conditions
Local wages, labor productivity, material prices, contractor competition, and available construction capacity affect what a project can be built for. Regulations, approvals, skills shortages, wage growth, currency movements, and supply-chain exposure add further differences between markets. Country-level comparisons may conceal substantial variation within a country and the effect of exchange rates. Market figures are context, not a skyscraper quote
Turner & Townsend reported an average construction cost of US$5,723 per m² for New York City in 2024, up 5.0% year over year. This is a broad average across surveyed building types, not a skyscraper-specific rate; the underlying methodology includes high-rise prestige offices and apartments among its asset types but does not make the city figure tower-only. Separately, Turner Construction Company reported a Turner Building Cost Index of 1510 points in Q4 2025, up 1.14% from the previous quarter and 4.72% year over year. - Location and currency: account for local market conditions and exchange rates.
- Estimate date: construction prices and market conditions change over time.
- Use and quality: compare buildings with similar intended use and performance expectations.
- Area and shape: confirm the floor-area basis and consider the façade-to-floor relationship.
- Height and design: check structural, façade, and MEP assumptions rather than comparing height alone.
- Site conditions: compare geology, basement scope, access, and other unusual requirements.
- Cost scope: identify what is included and excluded, especially land, fees, financing, taxes, and external works.
Because design maturity, procurement timing, site conditions, and scope all matter, a broad market benchmark is not a project budget. Turning these drivers into a usable estimate requires local project assumptions.
