A repo-rate change does not automatically change your home-loan EMI that day. The effect depends on the benchmark named in your loan agreement, its reset schedule, the lender’s spread and how the lender applies a reset to your EMI or remaining tenure.
What is the difference between a repo-linked and an MCLR home loan?
MCLR means Marginal Cost of Funds based Lending Rate. It is an internal, tenor-linked benchmark set by a bank. A repo-linked loan is one type of external-benchmark-linked loan: its benchmark is the Reserve Bank of India (RBI) policy repo rate. RBI rules also allow covered loans to use certain FBIL-published Treasury bill or other market rates, so not every external-benchmark loan is necessarily repo-linked.
Your interest rate is not simply the benchmark. The lender applies a spread over it, and the spread and any permitted changes to it are governed by your loan terms. Check the sanction letter or agreement for the benchmark, spread and effective interest rate.

These timing requirements come from RBI’s 2016 MCLR framework and its external-benchmark directions for covered floating-rate retail loans. The external-benchmark directions took effect on 1 October 2019.

Why can an RBI repo-rate change leave your EMI unchanged?
First confirm that your loan is actually linked to the repo rate. An older loan does not automatically become repo-linked, and some external-benchmark loans use a benchmark other than the repo rate. The benchmark and reset terms in your agreement identify which rules apply.
Even for a repo-linked loan, the contractual reset date controls when a benchmark move can affect your rate. For covered external-benchmark loans, resets must occur at least once every three months; that does not mean the lender changes each borrower’s rate immediately when the RBI moves the repo rate. The spread and loan terms also matter.

MCLR loans follow their own reset schedule. RBI’s 2016 release states: “The MCLR prevailing on the day the loan is sanctioned will be applicable till the next reset date, irrespective of the changes in the benchmark during the interim period.” RBI, 2016. In other words, an MCLR move between your reset dates may not affect your loan until the next reset.
How can a rate reset change EMI or tenure?
At a reset, the lender applies the new interest rate to the outstanding loan balance. A higher rate can mean a larger EMI, a longer repayment period, or a combination of the two. A lower rate can reduce interest cost, but the size and timing of any EMI reduction depend on your outstanding principal, remaining term, applicable rate and reset date.

RBI guidance requires relevant borrower communication about reset impacts and options. In a rising-rate situation, options described in the guidance include increasing the EMI or extending the number of instalments. Ask your lender how it will handle the reset and review the notice against your loan terms. RBI guidance on floating-rate loan resets.

- Find the current benchmark. Check the sanction letter, loan agreement and latest rate notice to see whether the loan tracks MCLR, repo or another named external benchmark.
- Confirm the effective rate and spread. Ask for the current benchmark, your applicable spread and the resulting interest rate, including any contractually permitted spread changes.
- Get the reset dates and frequency. Identify the next reset date and how often the rate can reset; a benchmark change cannot tell you the exact date your own loan rate will change.
- Request the post-reset repayment schedule. Verify the outstanding principal, remaining term, revised EMI and any tenure change shown by the lender.
- Compare switching terms in writing. Ask the lender for the applicable process, conditions and charges, then compare the written offer with the cost and terms of keeping the existing loan.
A benchmark change alone is not enough to establish that switching will save money. The spread, reset timing, remaining balance and term, and lender-specific switching terms all affect the comparison.
