TestFit is a real estate feasibility and site-planning platform for developers, architects, contractors, brokers and planners. It generates editable site layouts from project requirements, incorporating zoning, parking, roads, topography and building parameters. Users can vary unit mixes, site constraints and financial assumptions, compare schemes, and assess costs before detailed design. Its focus is broader than drawing floor plans: it connects early site design with feasibility decisions.

The standout capability is zoning-driven generative design. TestFit supports 2D and 3D massing, custom parking stalls and drive aisles, road layouts and turning-radius configuration, plus topography and automatic cut-and-fill analysis. Financial deal modeling, pro-forma comparison and automatic quantity takeoffs for parking, infrastructure and earthwork add ways to compare scenarios. Plain-language site-plan prompting is available through MCP. This makes the product a stronger fit for site and parking optimization than for teams seeking only a simple room-layout generator.
