tcDocs is web-based real estate transaction management software for transaction coordinators, assistants, agents, and real estate offices. Its focus is organizing listings and transactions through customizable task lists, checklists, milestone-based due dates, scheduled emails, status distribution, and document access. It suits solo professionals, small teams, mid-market organizations, and enterprises that need structured coordination around transaction deadlines rather than a broader workflow platform.

Pricing is organized around a 14-Day Trial, Solo, Team, and three enterprise tiers. The trial includes unlimited transactions, full suite access, upgrades, Facebook Users Group access, and live support, with no card required. Solo costs $70 per login per month, while Team costs $85 per team per month. Enterprise Tier I, II, and III cost $110, $135, and $160 per team per month, respectively. Every paid tier includes unlimited transactions, full suite access, upgrades, Facebook Users Group access, and live support. Pricing is monthly and excludes applicable sales tax.

The strongest fit is a team that wants deadline automation and practical connections to its existing tools. Google Calendar synchronization supports reminders; Google Drive and Dropbox provide document access and attachments; and Dotloop supports transaction and document synchronization. Email templates can be populated with transaction data, while status updates can be distributed on demand. The tradeoff is a narrower operational scope: tcDocs does not provide verified signatures, compliance, approvals, or audit trails. Teams requiring those controls or deeper workflow coverage should consider an alternative; teams centered on checklists, due dates, scheduled communication, and connected documents should find the feature set more aligned.

  • Where it doesn't
