Our verdict on Nimbus Maps
Nimbus Maps brings property and land records, ownership details, planning information, constraints, listings and comparable sales and lettings into a mapping and research workflow. It is aimed at developers, surveyors, agents, occupiers, investors and asset managers who need to identify and assess property opportunities. Search filters cover location, size, use class and planning constraints, while My Sites helps teams manage shortlisted sites, owner interest and response rates. The vendor says its UK property data draws on more than 2,000 sources and includes over 30 million comparables.
Its tiers build from site discovery into broader diligence. Plus includes unlimited title lookups and OS MasterMap credits, site-sourcing filters, four preset site-finding strategies, planning histories and policy, and residential comparables. Advanced includes Plus features, 12 strategies, strategic land information, advanced planning search and alerts, residential listings and comparables, and detailed site reports. Enterprise includes Advanced features, plus distressed owner and tenant search, traffic and footfall heatmaps, competition overlays, energy infrastructure information, and commercial listings and comparables. Subscription prices are available on request, and there is no free plan, so buyers need to request a quote to compare costs.
The platform's main strength is the combination of property, planning and market signals for screening and viability work: users can review ownership, title documents, boundaries, planning constraints and comparable-based valuations alongside heatmaps and competition overlays.
