Lettivo is a UK property and student accommodation management platform for landlords, HMO operators, and mid-market student housing teams. It brings room- and bed-level management together with booking velocity tracking, fill-date projections, resident communications, maintenance workflows, compliance tracking, void management, rent collection, arrears automation, e-signatures, and legal notice workflows. That makes it suited to operators managing occupancy and arrears across student or HMO portfolios rather than teams seeking only a basic booking tool.
The published plans show the same core structure: every feature is included, there are no user caps, and the AI enquiry assistant is included. Student and HMO stock is billed per lettable bed, while other property is billed per managed unit. The Early Access Programme includes a 24-month price lock. A 30-day free trial is available, but there is no free plan. The strongest operational angle is the connection between occupancy and income: booking velocity and fill-date projections sit alongside void management, rent collection, and arrears automation.
