Kolmeo is a cloud property management platform for Australian real estate agencies and property managers. It combines rent-roll and portfolio management with online rent payments, trust accounting, maintenance requests, inspections, entry notices, workflows, reporting, communications, and tenant and owner portals. Tenants can pay rent, access lease information, and submit or track maintenance requests. The platform is positioned for agencies managing portfolios from hundreds to thousands of properties, including small, mid-market, and enterprise organisations.
Pricing is structured around two paid plans and requires a minimum portfolio of 100 properties. Core starts at 1.2 per property per month, billed monthly, with pricing shown ex-GST. It includes trust accounting and direct-to-owner payments, five Kolmeo Labs AI tools, AI compliance monitoring, portfolio dashboards, multi-office, multi-brand and multi-entity support, and Kolmeo Plus revenue sharing. Scale starts at 2.25 per property per month and adds AI invoice processing and customer NPS monitoring while including everything in Core.
