Kernalite review
A focused acquisition CRM for investor teams managing leads, deals, and follow-up.

Kernalite is a cloud CRM for real estate investors, wholesalers, flippers, landlords, and acquisition teams. It is designed to move property leads from field capture through contact management, follow-up, contracts, disposition, or property management. Driving-for-dollars GPS route tracing, property capture, in-app owner skip tracing, and CSV contact import support lead generation, while web access and iOS and Android apps cover office and field work. Its focus makes it a natural fit for teams managing acquisition workflows rather than broad brokerage operations.
The published plans show a paid Monthly option at $99 per month and an Annual option at $990 per year. Both include the full feature surface and three seats, with additional seats billed separately. The product offers a 30-day trial without a credit card, and both plans can be canceled at any time. The annual option is described as ten months' price for twelve, plus the 30-day trial. Kernalite also supports API access, alongside cloud and mobile deployment, giving teams multiple ways to fit it into their operating setup.
Its strongest differentiator is the breadth of acquisition-specific workflow coverage. A Kanban pipeline can use required-task gates, while deal analysis includes ARV, repairs, and maximum-offer calculations. AI voice calling and transcripts, a unified inbox for SMS, email, Messenger, and voicemail, direct-mail campaigns, automated follow-ups, e-signatures, cash-offer links, buyer matching, and rehab budget tracking extend the workflow beyond basic contact management. Integrations include Gmail, Microsoft 365, Zoho, Fastmail, SMTP, IDI Core, BatchData, Claude via MCP, Facebook Messenger, and Zillow. Choose Kernalite for investor-led acquisition work; teams seeking a general brokerage CRM may prefer a broader platform.
