Our verdict on Hotio
Hotio is a cloud property management system for independent hotels, guest houses, boutique properties and other small-to-mid-size hospitality businesses. It brings front-desk reservations, room status, housekeeping, maintenance notes and reporting into one system, alongside tools for direct bookings. Its published site says it serves properties from 6 to 300 rooms. That scope makes it a fit for operators who want common hotel workflows in a single PMS, rather than a system described primarily around a large multi-property operation.
The Hotio PMS plan starts at $4 per room per month, billed monthly, and includes front desk, housekeeping, reports, a booking engine and website, unlimited users, and 0% commission on bookings. The lowest rate is not a universal quote: pricing varies by property size. Distribution is an optional add-on, quoted separately, that synchronizes rates and availability across booking channels. For properties relying on third-party channels, that distinction matters when comparing the base PMS price with the overall cost of their booking setup.
Operationally, the product combines a drag-and-drop reservation calendar with a housekeeping board, maintenance and shift-handover notes, folio charges, petty cash, and amenity sales. Reporting covers occupancy, revenue, ADR and RevPAR.
