For many industrial sites, locally appropriate native plantings can reduce recurring irrigation and mowing, while conventional turf may better suit areas that need a uniform, closely managed surface. Neither option is automatically cheaper or maintenance-free. The sound choice depends on site soils and drainage, contamination risks, operational needs, establishment costs, and the maintenance plan.
How the two approaches differ
“Native” describes plants associated with a particular geographic region; it does not mean a plant will thrive in every local soil, exposure, or use. A native landscape may use grasses, flowering forbs, shrubs, or trees, while conventional landscaping often relies more on turf and regularly maintained beds. Either approach can be designed in varied ways, so compare the actual planting plan and scope of work rather than relying on the labels alone.

Compare lifecycle costs, not just installation
EPA cost examples show why initial price and annual maintenance should be separated, but they are historical illustrations rather than current bids. In its 2008 Green Parking Lot Resource Guide, EPA modeled annual maintenance for an 8,000-square-foot landscape area at $272 for native planting and $3,318 for traditional turf. In the same example, native site design and implementation were listed at $3,673 versus $1,224 for turf, and installation at $184 versus $61. Those figures reflect the guide’s assumptions and date; they should not be used as present-day prices.
A separate institutional case gives a different perspective on first cost. The Landscape Performance Series EPA Region 7 Headquarters case brief estimates the native landscape cost at $619,097 ($32,670 per acre), compared with $1.1 million ($58,332 per acre) for comparable traditional turf and irrigation—a project-specific estimate of 44% less for the native landscape. The case also says regular maintenance is still necessary. Neither example predicts what an industrial property will pay: request comparable bids with establishment, irrigation, replacement, and recurring care clearly itemized.

Check whether the site can support the planting and stormwater design
Choose species and landscape functions to suit local climate, soil, drainage, sunlight, and site use. EPA’s Green Infrastructure Design Strategies recommends native species where possible and notes that low-infiltration soils may call for underdrains or a different green infrastructure approach. A planting is not a substitute for diagnosing drainage or designing a safe runoff route.
Industrial and remedial sites need additional screening before directing runoff into the ground. EPA cautions against placing infiltrating green infrastructure where it could receive runoff from hot spots or brownfields without proper consideration. Landfills and remedial sites may also have engineering constraints that affect soil disturbance, infiltration, and plant establishment. Have qualified site, environmental, and landscape professionals assess contamination pathways, soil conditions, and applicable engineering restrictions before selecting an infiltration strategy.

Plan establishment and ongoing maintenance
Native, climate-appropriate vegetation can reduce recurring inputs, but reduced maintenance is not zero maintenance. EPA’s Green Infrastructure Installation, Operation, and Maintenance guidance describes ongoing inspection and care needs. Depending on the design, upkeep can include weeding, removing debris and sediment, repairing components, and replacing plants. Establishment may require focused watering and corrective work while vegetation takes hold.
Put responsibilities and expectations in the project documents rather than assuming a contractor’s installation price covers long-term performance. Specify who handles establishment and routine care, the timing and frequency of tasks, access for crews and equipment, inspection criteria, and corrective actions if plants fail or stormwater components do not function as intended.

Consider seeding where it fits the project
Seeding prairie or wetland vegetation can be an implementation option, not a universal recipe. EPA’s Revegetation of Superfund Sites With Native Plants: a Primer for Superfund Personnel discusses prairie and wetland seeding as well as seeded and sodded turf, including the roles of grasses and forbs. Its historical installation estimates are $6,440 to $8,120 per acre for native prairie or wetland seeding, $8,428 per acre for seeded turf, and $5,964 per acre for sodded turf. These figures use the primer’s assumptions and historical cost basis, not current project pricing.
For an actual site, use a species mix matched to geography, soil, moisture, exposure, and project purpose. A generic seed product cannot be presumed suitable for an industrial property or a remedial site.

Choose based on site goals and constraints
- Favor native planting when local species fit the conditions, reduced recurring irrigation or mowing is a goal, and the site can support the design and its establishment needs.
- Favor conventional turf or beds where appropriate when operational requirements call for a uniform, closely maintained surface or the proposed native design cannot meet access, visibility, or safety needs.
- Pause for professional review when runoff may encounter contamination, infiltration is uncertain, or landfill and remedial engineering restrictions may apply.
- Compare bids on equal terms: include design, preparation, installation, establishment, irrigation, replacement, inspection, routine maintenance, and stormwater components in the relevant scopes.
