Search by address, city, county, or ZIP code, then contact each development directly: a listing is not an eligibility approval, and vacancies, waitlists, application steps, and screening rules vary by property. To check whether you may qualify, identify the program funding the unit and use that program’s current income and rent limits for your area and household size.
Find rental developments with Florida’s official locator
FloridaHousingSearch.org lists affordable, accessible, and market-rate rentals. Its homepage describes it as “a free, state resource for renters and property managers in Florida.”
- Search by address, city, county, or ZIP code. Expand the search area if you do not see enough options.
- Review results in both list and map views. Use advanced search to narrow results for accessibility or other needs.
- Save a search to receive email alerts when matching listings are added.
The locator helps you discover properties; it does not establish that a unit is available or that your household qualifies. Treat each result as a lead to verify.
Verify openings and the application process with each property
Contact the development or its property manager using the contact details in the listing. Ask whether it has a vacancy now, accepts applications, or maintains a waitlist, and which affordability program applies to the unit. Florida’s statewide resources do not establish a single application portal or standard process for every property.

Before paying an application fee, confirm:
- Whether the unit is currently available and how long the waitlist is, if there is one.
- How household size and income are calculated, and which limits apply.
- Any additional preferences, screening criteria, or other requirements.
- What documents are required and when to submit them. Identity, household, income, and asset records may be relevant, but the exact list comes from the property.
- Any application fees, how to apply, and when the property last updated its rules or availability information.
Florida Housing provides guidance for funded developments on its housing locator system page; for a particular unit, the property manager is the source for current openings and its application instructions.
Check the income and rent limits for the unit’s actual program
There is no single income ceiling that applies to every affordable rental in Florida. The applicable schedule depends on the program, location, household size, and unit. Florida Housing’s Income Limits page lists separate schedules for its rental programs, HOME, NHTF, SHIP/HHRP, and disaster-recovery programs. The 2026 schedules shown there have different effective dates:

These dates and limits are program-specific. Do not use a number from one schedule to decide eligibility for a unit funded by another program, or rely on an older chart. The schedule does not determine a particular property’s current vacancies or screening rules.
- Ask the property which affordability program governs the unit.
- Open the matching schedule on Florida Housing’s Income Limits page.
- Select the correct county or area and household-size row.
- Ask management how it counts household members and verifies income, and whether other criteria apply.
Without the specific property, program, county, and household composition, the applicable threshold cannot be determined. The SAIL program page concerns financing for developers; its development set-asides are not general renter eligibility rules.

Ask your city or county about SHIP and other local assistance
The State Housing Initiatives Partnership (SHIP) is administered through local governments, not through one statewide rental application. Florida Housing says it provides funds to local governments to build partnerships that produce and preserve affordable homeownership and multifamily housing for very low-, low-, and moderate-income families. The local government’s plan determines what assistance and openings are available.
Contact your city or county housing office and ask whether it currently offers rental assistance or has affordable rental openings, what local eligibility rules apply, and how to apply. Florida Housing’s Special Programs page describes SHIP.
Use the special-needs resource for accessibility-related housing
If you need accessible housing or a special-needs option, use Florida Housing’s renter resources alongside the general locator. Confirm the specific unit’s accessibility features, eligibility criteria, availability, and application process directly with the property or program administrator.
