Then adjust for shade, sun, extra occupants, and kitchens. The chart assumes an 8-foot ceiling and does not size central air systems; central HVAC needs a home-specific load calculation.
First, identify the kind of air conditioner you are sizing
The room-size chart below applies to window and through-wall room air conditioners. The U.S. Department of Energy defines a room air conditioner as a single-phase assembly mounted in a window or wall to condition an enclosed space; its definition excludes packaged terminal air conditioners. If you are sizing central air for several rooms or an entire home, do not add up room-chart recommendations or use a generic Btu-per-square-foot rule. A central system should be selected from a house-specific load calculation.
Measure the area you intend to cool
- Measure the room’s length and width in feet. If a measurement is in inches, convert it to a fraction of a foot; for example, 6 inches is 0.5 foot.
- For a rectangular room, multiply length by width. A 12-by-15-foot room has 180 square feet.
- For an irregular room, divide the floor plan into rectangles, squares, or triangles, calculate each area, and add them. For a triangular section, multiply its length by its width and divide by two.
- Count only the area the unit is expected to cool. Do not include adjoining rooms unless the air conditioner is intended to cool them too.
Use the room-air-conditioner chart as a starting point
ENERGY STAR’s chart assumes an 8-foot ceiling. The following listed ranges and capacities are from its room air conditioner guidance:

The chart has overlapping endpoints, such as 150 square feet. Treat the chart as a practical starting range rather than a precision load calculation, and check the current chart and available unit capacities before buying. Higher ceilings may require more capacity, but the chart does not specify a precise ceiling-height adjustment formula.
Adjust for sun, shade, people, and cooking
After finding the starting capacity, apply ENERGY STAR’s listed adjustments:

- Heavy shade: reduce the capacity by 10%.
- Very sunny room: increase the capacity by 10%.
- Regular occupants above two: add 600 Btu/h for each additional person.
- Kitchen: add 4,000 Btu/h.
For example, a 180-square-foot room starts at 6,000 Btu/h on the chart. If it is very sunny and regularly occupied by four people, the chart adjustments add 600 Btu/h for sun and 1,200 Btu/h for the two occupants above two, for an adjusted starting estimate of 7,800 Btu/h. That is a chart-based estimate, not a guarantee that a particular model is the right choice.
Do not choose a bigger unit just to cool faster
Oversizing is not a reliable shortcut. ENERGY STAR warns that an oversized room unit may cool the air before it has enough time to remove humidity, leaving the room cool but damp or clammy. It states: “An oversized air conditioner is less effective, wastes energy and does not provide better cooling.”

ENERGY STAR also suggests considering room units with variable-speed compressor technology, which can vary output to control temperature continuously. It is an option to compare, not a requirement for every room. Airflow direction also matters when choosing where the unit will sit and how it will distribute cooled air.
For central air, ask for a load calculation
Central HVAC sizing depends on the home and local conditions, not just the floor area. ACCA identifies Manual J 8th Edition as the ANSI-recognized residential load calculation standard and Manual S as the method for selecting equipment against calculated loads, manufacturer performance data, and local design conditions. When evaluating a contractor’s recommendation, ask for the documented load calculation and equipment-selection basis. The U.S. Department of Energy explains that improper sizing can raise costs, waste energy, and cause excessive on/off cycling that undermines comfort and efficiency in its HVAC proper-sizing guidance.

- Installation fit: confirm whether the unit is designed for a window or through-wall installation, and check the opening dimensions and installation requirements in that model’s manual.
- Electrical requirements: confirm the circuit and electrical requirements in the manual before purchase or installation.
- Efficiency and airflow: compare the unit’s efficiency information and whether its airflow direction suits the room layout.
- Operating features: consider whether variable-speed operation is useful for your room and preferences.
